I thought it was about time to start a new thread as this one is close to 1000 messages.

Who is still here & what is your story?

Heres me: I have been trying to move since April last year. Had a buyer, buyers lost their buyer in October & still haven't got a new one. We remarketed at a low price in November in order to continue buying the house we were at point of exchange with, but were unable to get enough to move on & lost the house in February.

Prices are definitely falling here in Surrey. Realistically we're looking to get 10% less than our original asking price, if we're lucky. Getting viewers has never been an issue, regardless of price. This process has been stressful beyond belief & almost split me & DH up. Surely our luck must change soon?

One thing that seems to be helping us get more interest than other properties is that we have now agreed to go chain free. Is this a possibility for any of you struggling? If offered significantly less than asking price then as far as I see it you are within your rights to say chain free was based on near to asking price & not affordable at a significant amount under! Worth considering perhaps?

Can I join you? Selling in NW London - house went on market in May, under offer within 4 weeks to under asking price but at a price we were ok with to a woman selling their flat (which had just gone under offer), found a place to move to that ticked most boxes and old guy moving to a place bought with family money so nice short chain and exchange set for late July ........... only for it all to fall apart the day before exchange as our buyer lost her buyer (she was a nightmare buyer so if she was a painful as a seller I'm not surprised she lost her buyer). So place we're buying is on the market again as is our place. Really rather fed up...

Ftb guy came round. Turns out his client who "definitely wants it" has actually already viewed it with EA and was v positive during the viewing but never gave any feedback.

None of the 3 "back-up" viewers turned up.

We are going to be here forever arent we. Sad

@flamingo our contract definitely states if they saw it through the EA at any point then you will have to pay them comission so just be aware of that. Seems odd that he came back when didn't show any interest before.

Congrats to those with good news! we had a weekend of no viewings so not expecting any news, got one on Wednesday but can't get my hopes up anymore!

It is odd. Ea said it was a positive viewing but like i say no feed back. He did mention they were struggling for a deposit so maybe that's why they've gone with this guy.

God knows.

Assume ill get a decision (which am sure will be a no) tomorrow.

aahh that might make sense, still think it's common courtesy to give feedback even if it's a we like the house but not in the position to make an offer right now.

Decided if this couple dont want it then were putting the fence up giving EA a month to sell it and if not im taking it off the market for a year or so.

All sorted. The first offer was early afternoon for 382.500, got them up to 385 & went straight to the new build development. Managed to get 15k off, so not quite the deal we'd hoped for of 20k off, but the extra 5k from ours on top of the offer we'd got a few weeks ago cancels that out. Was kind of hoping we'd have that extra 5k for rent, as new build won't be ready until December or January, but I guess we'll have to be tightening our belts a bit lol. Overall this transaction is costing us about 50k more than the house we were going to buy last year, but this one is in a nicer position in a new village, plus of course, its brand new with everything included.

I'm pinching myself. Its been a whirlwind of a day. We literally just completed our online conveyancing forms at 145am. Congratulations to all who had good news today & chin up to those still waiting. I'm keeping everything crossed that the mortgage guy can find a lender who accepts a small deposit for the interested guy for you Flaming. So hard to know how to play it as a buyer tbh. You don't want to seem too keen, so I can understand saying nothing rather than saying the wrong thing & not getting the decent deal that everyone wants/needs nowadays. Flowers

Im shitting myself about renting tbh. So many costs involved & massive deposits! Crazy! Shock

That's all great news @moving how many of you are in the chain? It could be that you dont need to be in rented for that long, everyone I know recently who has sold has taken at least 4 months from offer to completion, but then I dont know how that changes when a new build is involved!

Also I understand about keeping your cards close to your chest in terms of giving feedback but I think the amount of effort sellers put in to be ready for viewings the least buyers could do is say thanks but no thanks.

Moving wow that's a great discount on your new build. If we go new build we are hoping for a price reduction and stamp duty paid.

Our house isn't back on yet and already I'm having doubts about doing the reservations myself. With four boys in the house I don't know if it's worth the hassle. Hmm

hope you get some interest with your new EA as well. I didn't find doing viewings too bad, but I initially didn't want to do them!

I don't mind doing viewings, you kind of know straight away if they are interested rather than waiting for agent feedback, and you can point out positives that the agents won't be aware of. Although it annoys me when people don't turn up / are very late / cancel at the last minute and I've waited around for them.

Nothing doing here. 2 weeks since the last viewing appointment now (who cancelled at the last minute and never rearranged), we've discussed reducing further but I think it's the wrong time with people on holiday etc, we want to get the most impact of that reduction. Still toying with staying put but I think once you've got your head in the moving mindset it's hard to readjust back!

flamingo I guess I mean more whether the house is going to be right for them - we've had people round who are downsizing or moving area or have teenagers (like us), and I know it won't be what they are looking for even though they are complimentary about the house. Hop you hear something from last nights viewer soon.

@flamingo I feel your pain our search area is tiny and there is nothing on. I am hoping September will see some new properties in the area.

we had a different agent round yesterday and she commented that buyers want to know that sellers have already found somewhere because they dont want to be waiting for months for them to find something! It just seems so backwards as to how it was a few years ago.

She also thought we were prices right and that to go down another price bracket would make us a bargain and she wouldn't suggest that! I liked her but not sure whether to go with them or just stay with who we are with.

Can I ask whether people generally use rightmove or zoopla for their search?

Flamingo That's a shame. You never know something might come up soon. There hasn't been much added around here over the summer holidays.

We are still struggling to decide where to go. We want to move to a town 10 minutes from where we are but it's a very affluent area and we can't afford much there. There is one larger house available at the moment but it needs a lot of work. We've been looking at a town to the north of Leicestershire where we used to live and we can get a huge 5/6 bed there. But it's nowhere near as nice an area, although closer to the city centre, family and more for the teenagers to do. We would have to change schools and one of the older boys is about to start year 9. It's just such a hard decision.

It's positive to see people getting viewings and offers. I spent all last week waiting for the agent to call me back, which he finally did at 8pm on Friday. He assured me my house would be on line on Monday but that still hasn't happened.

Baytrees we had new EA out on Friday. They took all the photos etc and I signed the contract. They popped the brochure in on Monday but still not online. We've been off right move for a week now Sad
