I thought it was about time to start a new thread as this one is close to 1000 messages.

Who is still here & what is your story?

Heres me: I have been trying to move since April last year. Had a buyer, buyers lost their buyer in October & still haven't got a new one. We remarketed at a low price in November in order to continue buying the house we were at point of exchange with, but were unable to get enough to move on & lost the house in February.

Prices are definitely falling here in Surrey. Realistically we're looking to get 10% less than our original asking price, if we're lucky. Getting viewers has never been an issue, regardless of price. This process has been stressful beyond belief & almost split me & DH up. Surely our luck must change soon?

One thing that seems to be helping us get more interest than other properties is that we have now agreed to go chain free. Is this a possibility for any of you struggling? If offered significantly less than asking price then as far as I see it you are within your rights to say chain free was based on near to asking price & not affordable at a significant amount under! Worth considering perhaps?

When do you have to let them know by Flaming?

That EA sounds useless BayTrees. At least you found out before signing a contract with them I suppose.

We have the potential buyers who suddenly got cold feet because of a small housing development a third of a mile from our house coming over again tomorrow for a second look. Bringing parents this time too so hopefully between them & our EA they can talk sense into them so they realise what a good deal our place is! Smile

The guy is bringing several people including his first choice guy to view Monday night. We go on hols Friday so hope we can sell and instructs a solicitor before then. Though there is still internet abroad Haha!

I hope they decide to make an offer for you moving!

Thanks Flaming. I'm not holding out much hope tbh. Our neighbours have suddenly put a massive 9ft by 3ft banner across the front of their fence & gate advertising a local event. Personally, it doesn't bother me, but I'm mindful that the viewers are quite fragile & anything could put them off! FFS! Hmm

Flamingo I've never heard of this before. It sounds great. Surely it's more secure than a regular sale by the sounds of it. Good luck. With regards to estate agent she hasn't sold your house so I wouldn't want to part with the money.

So we had our new EA come around yesterday. He took great photos and is a really nice guy. He didn't like the offers over thing and has told us to put it on at £270,000 (was £279,950). He said because people are having to lower prices a lot of people are managing to get asking price Hmm. I didn't realise until DH had signed the contract that I have to do the viewings. So we got £200 off our original price but I have to do the viewings. I don't know what to do know. I feel like I might as well just go with purple bricks or house network.

Hello!

Property was first on the market in December. Had a buyer pull out day of exchange :(

We then lost our place we put an offer in too.

We have now got another better offer (first buyer can eat manure) hooray.

Planning to go look at houses Thursday and Saturday next week and hope to put an offer in. Looking in St Albans in case anyone is interested

Beauticians hopefully you will have some luck. We dropped too and it did make a difference in veiwings although it’s annoying having less deposit than we wanted.

Oh no GinUnicorn what a nightmare them dropping out day of exchange, why did they pull out? But glad you've got a better offer Grin.

Beautician good luck with the new agent. I'm tempted to drop ours a bit more after the summer hols along with new photos to refresh the property - we're tied in with our agent until end Oct (note to self : always negotiate on tie in!)

flamingo it does sound interesting with the guy, is he just local to you? Although we're not a FTB house so probably no use to us?

Good luck to all doing viewings today - nothing in the pipeline for us Sad. hopefully I hope your nervous viewers and their parents put in an offer!

Hiya -

So good to see this thread - someone let me know about it on another thread I posted.

We decided to sell our family home 2 months ago. Had all the photos done, selected the agent who seemed to really have passion for the house and thought it would 'sell quickly' (how gullible am I) and it went on 4 weeks ago. They hyped up this 'open day' by appointment only they were having and I believed that there would be loads of interest.

Right Move stats initially were great but this didn't translate to viewings. 4 booked for the open day, 2 cancelled. And in the past 3 weeks we've had 4 viewings booked (all since last Saturday when I sent a rather frustrated email to them). Had two booked back-to-back today and was in the final few minutes of getting the house ready and, guess what, a call to say BOTH appointments had cancelled. I put the phone down and burst into tears. I am so anxious about it all. I feel I have been played. My expectations were too high and I'm taking it so personally. Everyone tells me the 'right buyer will come along' but I just am starting to really lose faith. Everyone says my house is beautiful but this doesn't seem to translating well.

Reading through your posts makes me feel less alone in all this - thank god for MN.

Sorry your buyer pulled out on day of exchange Gin. Thats so shit! Our ex-buyer, who we sale agreed with July last year, lost their buyer last October when we were all at point of exchange. I looked online earlier on & they're still not sold either, but haven't reduced their price at all, so not surprised! Hope your new buyer works out for you. Flowers

Glad you found us Bumblebee It can be such a horrible time. Not made easier when you have an estate agent who lies to you. Do you have much longer on your contract with them? It may be worth seeing what other EA have to offer. Flowers

Our second viewing today went well apparently. Our EA has reassured the potential buyer about the possible development nearby. They have seen another house but like ours better & are at the point where they will be making an offer on something soon. Hopefully we will get some good news on Monday. Its about bloody time! The new build we want is still available too! Smile

Can I join please? Went on the market last year, had loads of viewings but no offers. Came off around December as son needed an operation and went back on May this year. Estate agents messed us around so changed 2 weeks ago and got an offer today! Bit below what we would accept but hoping they can up by a few ££ so we can negotiate.

Wooo! We are UNDER OFFER! Its 20k below asking, which we'd already dropped by 25k, but its 5k higher than the last one! Just on way to new build development now to offer there! Sooo excited! Grin

Thanks everyone. They went an extra £6.5k which we accepted!

Going to do second viewings tomorrow on a couple of places so will hopefully find our new home soon!

It's gone very quiet from our buyers. Everyone says it's OK, but having lost one last time I'm feeling concerned. I just want to exchange then I can rest easy!

Glad others have offers too. What a terrible market.
