I thought it was about time to start a new thread as this one is close to 1000 messages.

Who is still here & what is your story?

Heres me: I have been trying to move since April last year. Had a buyer, buyers lost their buyer in October & still haven't got a new one. We remarketed at a low price in November in order to continue buying the house we were at point of exchange with, but were unable to get enough to move on & lost the house in February.

Prices are definitely falling here in Surrey. Realistically we're looking to get 10% less than our original asking price, if we're lucky. Getting viewers has never been an issue, regardless of price. This process has been stressful beyond belief & almost split me & DH up. Surely our luck must change soon?

One thing that seems to be helping us get more interest than other properties is that we have now agreed to go chain free. Is this a possibility for any of you struggling? If offered significantly less than asking price then as far as I see it you are within your rights to say chain free was based on near to asking price & not affordable at a significant amount under! Worth considering perhaps?

Beautician it's so frustrating isn't it. I've been waiting 10 days. Unfortunately my house is an hour's drive from where I live and I can't drive at the moment. I'm fairly stuck with this agent. They're local to the house I'm selling, been around for years and sell most of the houses in the village. No excuse for them being so slow but I can't get there to show any other agents around or even get them a key. I really need this sold, struggling so much to cover the very small mortgage and we need the equity to do the expensive work on our new house - replacement windows, rewiring, flooring...I've got a long list of work that needs doing here.
I'm going to have to phone again. I hate phoning.

finally some good news at casa flamingo!!!!

the one couple who did turn up on Monday (who had prev viewed with EA but didn't have enough deposit) want to buy it!!!!!!

they have agreed £98,000 which is totally fine by me, and I get my selling solicitors fees paid also.

just rang the EA of the house we like which had an offer put in yesterday to ask whether they'll still consider us and they said they will and will speak to the seller (no idea what other party has offered but I have stuck to my original offer anyway!)

fingers sooooooooo crossed that this happens for us!

Well house finally went on. It was on for twenty minutes and we had our first viewing booked for tomorrow afternoon. I know it's only the start but it's something and makes me feel we are priced better now.

Flamingo eek. Crossing my fingers that good luck is about to come your way. Try and keep positive.

very exciting Flamingo - hope all works out well for you and goes smoothly.

Goodluck with viewing Beautician - we're finding that viewings are very sporadic with the house being put back on the market after the original sale fell through just before exchange. Am hoping its due to families all still being on holiday. Think we are going to leave it on till end of September then take off the market.

I am just waiting for the FTB guy to email the EA of the house we like to confirm we in fact do have an offer.

He does not seem to be the fastest most pro active person so I think I will have to be quite keen on telling him what to do but I can deal with that!

It's all happening here. Spoke to our mortgage advisor, who has found us a 5 year fixed rate which we are happy with. Memorandum of sale gone out, but it has DH surname on it & not mine, so will need to be changed as I haven't changed my surname on anything, despite being married 3 years. I still use my kids surname. DH hates it, but it will need changing as I have no ID in his name!

The EA of the house we like rang me last night, wanted our mortgage in principle and the name of our solicitors (Which we haven't even got yet!)

However, they haven't actually said whether they have accepted our offer or not! I don't want to start spending £££ when we might be being played off against someone else.

I have send mortgage in principle, and will look for a solicitor but have also asked them for confirmation whether our offer has actually been accepted.

FTB guy reckons he can get the sale though in 4 weeks! I am going on holiday for 2 of these weeks so this is less than ideal however the EA has said the sooner the better so looks like this is going to be a massive rush job if it goes through!

SEND HELP. AND WINE x

You can just give solicitor details without actually instructing them @flamingo I think they just want to know you are serious. But I agree that I wouldn't hand them over until you know whether or not your offer has been accepted. Your choice of solicitor doesn't affect your offer!

I just spoke to the FTB guy and hes pointed us in the direction of the solicitor he recommends for purchases, he's paying our selling fees so we are tied to his other solicitor so going to have one buying and one selling... he wants it completed as soon as humanly possible...

yikes.

I have told EA this so waiting for them to get back to me with whether we can actually buy it or not, if not we will have to get back on the search as soon as we get back!

we have had our offer accepted!!!!!!

instructed a solicitor and scanned all documents for mortgage over to my step dad who is a mortgage advisor!

cant believe its all happening!

I hope it happens soon for you jgm I am still have some reservations because of the stories on here, and in RL where it gets to exchange and someone drops out, but a FTB is buying ours and we're buying a vacant house (it is that one yeah!) so fingers crossed it goes smoothly....

just need to sort the mortgage now, have got a mortgage in principle so it shouldn't be a problem... fingers crossed!

We just had our viewers around. They were only here for 10 minutes as she has to fit in viewings on lunch break. They are renters and had bought but discovered subsidence. I don't hold out much hope 😢. They would be perfect buyers as they only live 5 minutes away and no lower chain.

@Flamingo so pleased for you. Hope everything goes through smoothly. I've finally had an email alert from Rightmove about a new listing...and there was my little house. Pleased it's up but feeling quite teary as well. I loved it and did so much to it. I hope someone else falls for it now. On the other hand, I've left my best furniture there to dress it and I would seriously like to have it up here. The sheer luxury of having a wardrobe in my bedroom! And a decent dining table that actually fits the colour scheme in here. And my bird bath. The birds will love it.
Still haven't heard from the agents though.
Think I might have to get some chocolate to celebrate.

Woo! Glad you had your offer accepted Flamingo. Have you made the buyers aware that you're going on holiday soon & the 4 week deadline is basically a non starter? Is there a chain involved with your vendors? Are you prepared to go into rented or stay with family to let your sale progress? Sounds like you're being railroaded into doing all this at what is a seemingly unrealistic timescale, even if you weren't going away! If you can get it all done with buyer & seller in 4 weeks while you are on holiday for 2 then that would be amazing. I just struggle to see how. Is your step dad able to step in & do stuff for you in your absence? He can't sign contracts for you though or get certified ID. These things you can only do yourselves. Ill keep everything crossed that the buyer is happy to go at a more realistic pace for you. Flowers
