2 houses out of 5 up for sale?? Good or bad ...?

We live in a close of 5 detached houses. We're looking to put ours on the market (pending a few issues, but fingers crossed), but one of the neighbours has also just gone up for sale. Should we wait til the other house has sold, or would 2 "For Sale" signs in a private (gated) close of 5 houses put you off? DH thinks we should wait: I'm feeling we should just go ahead. Thanks for any opinions.

Depends on the type of house and demand locally. If your house is a FTB property and there is good local demand then it won't hurt to put it up for sale now. If one of the neighbouring houses sells, it's a benchmark for yours in terms of price. How long have the others been for sale? Are they realistically priced? How does your house compare in terms of condition, decoration, etc.?

The FTB property bit is just an example - some areas are always popular with those people looking to buy their first place.

is your house the better or the worse one? Are they identical? Differences in garden / maintenance / South-facing / extension etc? If yours is a little better, then I think you'd be better to wait. If a little worse, then tag along to the benchmark set by the better house.

I would assume there was a problem neighbour you were both trying to escape! But I'd still view the house(s) and suss out if I was paranoid or not.

Both 4-5 bed detached, individually designed properties in a gated close, priced around £380-400k, so not FTB houses. Ours has a double garage and South facing garden which other house doesn’t, (no garage and north facing garden) but their kitchen is newer/more modern. We have three parking spaces, they have two. Other house has been for sale for around 6 weeks. I have no idea if it’s getting viewings etc. Decisions, decisions!!
