is there anything *i* can do to help sell my house?

I don't mean like, keep it clean and put fresh flowers up and things.

I mean like, can I promote it myself in any way? its been up for sale 2 days with a really good estate agent. We have had 3 viewings and 1 lined up.

It's on rightmove, zoopla, the agents website, their facebook page and I have shared it.

Just wondering if there is anywhere else I should be advertising / posting details? Or should I just let the agent get on with it?

We are hoping for a quick sale as we have our eye on another house which we are worried we may lose if we don't sell in good time.

I should add, house is in prime landlord area, cheap, big and sort after (Apparently)

2 days and 3 viewings already? What's the problem?

there is no problem really, we have had feedback from 2 of the 3 viewers. One is seeing some more houses and is getting back to us, the other loved the house but not keen on area.

Just wondered if there is anything I could/should be doing to get some more interest really!

I have done that - have actually just shared to a couple of the local "for sale" pages too.

The thing is the house is in a small town, within a bigger town, but doesn't come up under the rightmove search of the bigger town even though the first two letters of the postcode are the same. So you have to search the specific area, which say if you were moving to the area and weren't familiar with it you wouldn't know to do that if you see what I mean?

I am probably very much over thinking this!

Tweet out its details, including text / hashtags referencing the larger neighbouring town?

You could create your own Facebook page and use a targeted ad campaign - they're not that expensive to do in UK.

If it doesn't come up in listings ask your agent to put up a second listing or amend the first one which does come up in searches.

Could you ask the Agent to do an open day? Contact everyone in their books who is interested in the wider town in that price/size and host an open door?

I do have twitter but don't use it, but will do that. And Instagram maybe?

I will have a look at the Ad campaign on FB. Not really thought about that so thank you!

I have spoken to the agent RE The rightmove listing, and she said there's nothing she can do because it automatically categorises it on postcode. She would have to put up another listing with a false postcode, which she cant really do because its false advertising essentially and would show up in the wrong place on the map!

etc

I would be targeting first time buyers and not landlords - every indication is that LL are selling up with the numerous tax rules coming in.

we're in Elland in Halifax (outs self and doesn't care!)

will do some research re location, we are surrounded by schools and there is the sweetest little tiny cinema round the corner. I digress.

I did not know that about tax rules! I assumed it would be a buy to letter that bought it just because they seem to be buying up the whole street! However, it is a lovely house for a first time buyer (As we were when we bought it) its cheap, needs nothing doing to it etc.
