Wise Mumsnet folk.
Dh and I are mulling over a house to buy and it's been that long since I had to do work in our of touch with prices.
It's a late 60s 3 bed detached and everything needs doing. If I list please can some one estimate worst case

Knock down double garage, rebuild with one garage as a utility, down stairs look, play room the other still a garage. Same footprint.
New kitchen possible knock down support wall into dining room
Knock down current conservatory replace double door with bi fold
New boiler and heating
Full rewire
Knock through landing window for new extension bed room and new bathroom
New family bathroom
Flooring throughout,
Plaster throughout
All new windows and doors

Garden clear, cut down very mature hedge, plant new hedge and fence round

Phew that's a lot
