Cost of side return kitchen extension in SW London?

I would love, love, love to do this as I love our little terraced house but the kitchen is just so narrow, especially as there are now 4 of us and whenever we have people over (which we do a lot - friends, family, kids' friends, etc) there is zero space for people to sit and eat, and I just feel that a decent-size kitchen would make such a huge difference. It would also mean we might never have to move (well at least until the kids grow up, which is a long time away) which would be amazing.

Trouble is, we live in SW London and the price I've heard quoted for side-return extensions makes my hair curl! Would it really cost in excess of £100k? There's just no way we could ever raise that. Even half of that would be pushing it. Our current dimensions are 7.2m x 2.45m so 14.4m2, and we'd be going out by 2m (no change in length) so new footprint would be 7.2m x 4.45m so 34m2.

There is no difference in levels to worry about, everything is on the same level, and could happily live without bifold doors so just have ordinary French doors. Would like some glass in the roof for light, but doesn't need to be all glass or anything like that. Also happy with an IKEA kitchen and have no special desire for expensive fixtures and fittings. We could also keep current appliances, including the oven (it's a range cooker, so can be moved about and doesn't need integrating).

So... any ideas what we might realistically be able to do it for?

This was in January 2016. I spent a considerable amount of time sourcing the best quality products at the best prices (eg refurbished range cooker from ebay for £500 vs £800 brand new - it looks new)

Reading this with interest as I’m looking for a small extension on the back of my dining room. Been quoted £22k for a conservatory which I’m not keen on as it’s south westerly facing and double that for a building. Max 8x8 foot!

That's right - Build Team have horrific reviews however their online price calculator is fairly accurate and very comparable to other firms.

I work for a company specialising in extensions called Greater Space.

The costs here goes as follows:

SHELL
1-2K preparations demolitions, toilets etc.
1.2K for each square meter of extension but a minimum of 10K
2K if manhole needs to be moved
3-4K for large opening with structural works
20% profit and overheads

So in your case, it would be
((2+24+4+2)1.2 profit and overheads)= total shell costs £33,600* excl. vat for shell build including plaster plumbing and electrics.

OPTIONAL COSTS without vat and profit.
Removing old slab and putting one new together with new extension floor slab £500 sqm
Roof windows about 1K each and 3-4K bi-folds are on a client.
Kitchen fitting about 2.8K on average plus kitchen units starts at about 3.5K
Toilet under stairs 1.5-2.5K
Bathroom fitting 3.5-4.5K
Bathroom units start from about £350 plus tiles, but I would allow 1.5-3K
Underfloor Heating 1.5K-3.5K
Floor finishes fitting about £25-£35 sqm
Decorating about £250-£900 a room
Extra electrical point £50
Other rooms full refurbishment and remodelling. from £700 to £2000
