Luxury vinyl tiles installation £2k for 20 square metres

Can anyone please advise? I've been quoted a total price of £2k for tiling a 20 square metre room, using luxury vinyl tiles. The brand is called TLC forest. Questions: 1. is this a reliable brand? How durable is it?; 2. Is the total price of £2k realistic? Am I being taken for a ride? What would be the cost compared with Amtico which is top end? Thank you.

Just had a look and for 20sqm the cost of the flooring is £253.50 so think you are being taken for a ride. Sorry.

Sounds expensive but friends what this includes - does your floor need levelling before the tiles can be laid?

Any amtico type tiles requires a latex screed to be put down which adds to the cost of installation.

We have Kardean throughout our ground floor. We had it put down as we moved it and we are approaching 20 years this April so it has really stood the test of time, with kids and pets.

John lewis quoted me £4,000 for 52 Sq metres two years ago. This was for karndean the van gogh range, with all the leveling included.

The overall effect is very dependant on being well laid, I paid extra for John Lewis as if there was a problem I knew they'd sort it.

I've been quoted around 60sqm including screeding etc for around 30sqm of polyfloor parquet. Parquet takes longer to lay

I am currently considering a mix of a wood lvt and Harvey Maria which I am hoping will be about the same price as no time consuming parquet

The price of £2k includes the tiles, labour and other materials. I'm told it takes 2 days to complete the job. Day one to remove the carpet and "ply and screed the joins of the ply board; and day two to the install the new flooring. So, is £2K reasonable? Thank you.

No.

Ask them to break it down:

Cost of tiles
Cost of materials
Man hours and cost per hour

Then just cross check.

I wouldn’t pay that much. The vinyl will cost £250, ply less than that so that’s £1500+ for labour and rubbish removal. I’d say too much even in central London.

Fourmagpies · 25/03/2018 21:20

That seems a lot for labour if the tiles are really that cheap. We had approx 50 Sq m laid recently and the labour was 1.5 days and cost approx £700.

We're having 65sqm of LVT laid in a herringbone pattern, it would've been £4K for Amtico Stacia, but he's sourced an industrial equivalent with identical features but a 0.7mm wear layer for £3.5k. Our highest quote was £5950 for the Amtico so definitely get a few quotes. We're lucky that the lowest quote is also from a highly regarded local flooring guy, so I know he'll do a fantastic job

Gobbolinothewitchscat · 25/03/2018 22:33

To be fair, the prep of the subfloor is critical. Ours needs screened after being lifted.

What is yours like?

Plus, laying glued LVT in a parquet style is a lot more labour intensive than click LVT laid in straight planks. Is that pushing the cost?

Ridingthegravytrain · 26/03/2018 10:34

I’m currently getting quotes for installation of 25sqm lvt (not including the price of tiles as I’ve not decided yet and Install cost will affect what I can afford)

They have varied wildly. The old floor needs removing, 6mm ply laid and then latex on top.

So far I have:

£1200all in including vat
£450 all in (I have no idea how he can be making a profit?!) not vat registered
£500 for labour but needs to calculate materials

No idea who to choose. Guy 2 fitted my friends amtico and did a good job but not the best scribing
