Cost of double story extension

Hi.
We are in the south. Hoping to complete a double story extension about 4 m deep by 7 m wide.
It will include knocking down existing back wall, extending two bedrooms, replacing the kitchen and adding an ensuite.
Any idea of a rough costing?

We found that a very rough guide just for the basic shell was £2k per square metre, plus VAT. That was for general electrics, plumbing, heating, windows, plastering etc. Internal fit out including kitchen / bathrooms / flooring / decoration / bifolds / garden (it will get trashed) on top of that.

South East here. Our extension 14.5 x 26 foot, kitchen in the downstairs bit, master bed, walk in wardrobe, ensuite in the upper part. About £105k. This included the flooring, the kitchen and the ensuite fittings

Like anything it depends on the spec and how much time you can dedicate to searching for deals / more competitively priced versions of the dream kitchen / ensuite etc. It also depends on keeping to the agreed plans / quote and not adding more expense as you go along.

As a surveyor, I usually advise between £140 and £170 per square foot of the worked on area excluding VAT, professional fees and kitchen/bathroom finishes. Hope that helps!
