Cost of fixing hole in a flat roof on outbuilding

Considering making an offer on a property but there is a big damp problem on one of the attached outbuildings and when we looked out the window to the roof there is a hole in the roof and also puddles of water are collecting. Anyone fixed similar and how much did it cost please?

Hi, it doesn't sound like too much of a problem if it's just a hole, but more if damp has spread into the structure or if there are other issues. Do you have images?

If it’s just the hole to fix at a guess it would be under £300 to rent the tools and buy the patch repair stuff.
