Garden room for Air B&B/annexe... advice?

Hi. Looking for recommendations and advice on installing a building in the garden. Would prefer low-maintenance (ie not wood exterior). Cannot afford high-end – it does seem hard to find low budget options out there... I am look for it to be open plan – sleep 2 (possible up to 4). It will require shower/room toilet etc. I suppose I am seeing if anyone on Mumsnet has experience of this process – company used? And pitfalls? All advice very welcome! Thanks ;)

Yeah you’re right. Thinking about it that’s way off. I’d say £30k-£50k.

For comparison, our small garden office which was built on the footprint of the old garage, cost £11k three years ago. It's insulated and double glazed and is a wonderful office space. The foundation was obviously already there so that saved a few thousand too.

Ours came in at the low end of Fluffy’s price range. There’s no way we’d be able to make that back by letting it out around here, but for us it was about not outgrowing our house when our second child came along. We couldn’t afford to buy a bigger house and stay in the school catchment.

Slightly off topic but worth considering this: making it for 4 rather than 2 means you will do twice the maintenance and twice the cleaning for NOT twice the earnings. This was pointed out to me when I set up an annex to rent out short term. I cater for two but will add a cot or camp bed for a baby or child. There is far more cleaning and maintenance with children than pets.
