Sellers roll call! How many viewings are you gettingin this stagnant market?

I thought it would be nice to update each other with our progress as I seem to of lost the other sellers thread!

My house has been on the market on & off since April last year. We found a house we liked, got a buyer before putting in an offer. Had a low offer but managed to negotiate them up & the house we want down to an acceptable level, just! Turns out after many months that their buyer can't proceed so we decide to cut off from our old agents & start afresh with a 25k reduction for quick sale, making us without question the best house in the area for the price! Comparables being 40-50k higher! Im in an expensive part of Surrey btw, hence silly money for very little!

Been on 55 days now & had 11 viewings, 2 cheeky try their luck offers we can't accept because they're 30k below our asking price already reduced by 25k. Id say that given how stagnant the market is we're getting a reasonable amount of interest. Getting lots more hits online since the new year & hopefully its only a matter of time. The viewers we are getting are proceedable viewers, mainly chain free. Probably explains the low offers! Hmm Had a second viewing on Friday & awaiting their feedback today. Thought they were keen but the later in the day it gets the more nervous im getting!

We've had 3 offers from 3 viewings and we've only been on the market since June but I just heard that one can proceed late last night. Had another viewing yesterday and the lady loved the house and only has a FTB buyer behind her and she doesn't need a mortgage as she's downsizing. She doesn't know the area though so just more waiting around 👎

Saturdays viewing was another no go. "Not for them" apparently, & in no rush to decide with being FTB. Sooo I will continue to languish at square one! Sad

Flamingo That's so rude. When we pulled up to the house we are in now the estate agent called me to pre warn me it was a mess. Obviously we still viewed and could clearly see past the utter filth. With street view and everything you can find out online before even viewing its ridiculous to not show and just downright bad manners.
It doesn't sound like you are overpriced at al. Just having a run of bad luck. Surely it's due to change for you soon.

Jgm We have found a great house too. Not at all what we even planned on looking at but there's just something about it. It's in a village though but only 10 minutes from the town we were looking in and also 20 mins to the city centre. It's been on since January though so I'm dreading it will go.

We still haven't had any viewings 😢. We have had a knock at the door but he said he could only get a mortgage for £30,000 below asking price before he even looked at the house. My DH told him NO THANKS. I've also put it all over our local Facebook selling pages and a couple were commenting saying how much they love it and it's a great price, just need to sell theirs blah blah. Turns out they aren't even on the market yet. Sad

oh no bad news moving hopefully you get some more positive viewings this week.

I know its so rude isn't it beautician it makes me mad, apparently he got stuck at work. Yeah right. Hasn't re booked in yet - what does that say!!

that's whats annoying what with street view and stuff its so easy to see what an area is like, and if you aren't sure have a drive round first! before wasting your own time and the vendors.

that's rubbish about the guy who knocked on the door too.

I am hoping we get a few more viewings this week, I think I will set up the fb page this week and share it everywhere I possibly can!

someone has called to book in but needs to speak to his wife first

apparently theyre doing "everything they can"

well my house isn't the priority listing on rightmove, it was last shared on their facebook page a few weeks ago. to me that's not "everything" at all.

getting mad now.

Hi guys. Fingers crossed for this week. We have told our EA that we are now prepared to go chain free, in order to be more attractive to buyers. Barring selling to a "we buy any house" company, thats as much as we can do. What a market eh? Its exactly 16 months today since we first hit the market with EA no 1. Sad

Beautician, what percentage of the asking price is 30k & how long have you been on for with no viewings? If you've had no viewings then it is pretty much always price related unfortunately. We have been on for 16 months now & always had viewings, even at our highest price. We had an offer from someone who hadn't viewed it for 25k below our already reduced price. (50k below original price) We're now at the stage where we would accept an offer 45k below original asking price, which is around 10.5%. Just think about the pricing, thats all im saying. Flowers

Sorry you're still getting the timewasters Flaming. No shortage of interest here, but not generating offers. Its so frustrating. With our house its not the area, its the size. Its all clear online! Hmm Your house is lovely & unbelievably priced. Just goes to show how bad the market is. Flowers

Moving I fear it may be the case that we are over priced at £279,950 but we can't afford to take much less than £275,000 really. It's a big mark up from when we bought last year but the tiny 4 beds with less square footage are on at £250-265,000. I think we will end up having to stay put Sad

thank you moving I think im going to do the facebook ad thing and share share share cos the estate agent is clearly doing fuck all.

only reason why I wont get another agent when my contract is out is because if we sell it to the couple who want it within 2 years she'll still charge me the commission because she "introduced us"

Beautician, if 275K is the minimum you can accept, you might have to make peace with not being able to move. Even considering the improvements you’ve made to your house, it’s quite a premium you’re expecting someone to pay in just a year. (I’m assuming the improvements didn’t cost 66K?)

It’s a shame your DH didn’t even consider the offer you received – the market has changed a lot since a year ago, and somewhere down the line, that offer might not seem so low after all.

Ruby I don't think the offer was even serious. After all he hadn't even looked at the property. I wish we hadn't moved here and had just waited. Sad

I did call the estate agent today and complain that we haven't heard a word from them in 3 weeks.

Beautician, it might have been a serious offer.

He must have seen the photos online and wanted to see whether you'd consider what he could afford. At least he didn't waste your time having to clean and get the house ready for a viewing, and then be disappointed with his offer.

Just been in touch with the estate agent as we've had no viewings for 10 days now, they've suggested refreshing the photos. Would anyone be willing to take a look out or listing (in a pm, not brave enough to put on here!) and offer some advice on what we can do to make the photos better? I have a few ideas myself but it's hard to look at it with fresh eyes...

@BeauticianNotMagician81 it could have serious, especially if you are significantly marked up over your bought price ...

Problem is it can all be seen on Zoopla now and right move within a tough of a button. I understand you need the mark up to move on, but as a buyer now I see this and think why should I pay over the odds and swallow an increase just so the vendor can afford a better house ?

The bottom of our chain pulled out! just changed their mind about the flat they had offered on!

Can I ask you all honestly as buyers, have you ever offered on somewhere you weren't sure about? It just seems so strange to me, the flat had been on for a while, there was no other interest, why rush in and make an offer if you aren't sure?!

Our buyers want to put it on with our estate agents instead but I dont see that making a huge difference. Incredibly frustrated and just so jaded by the whole situation!

Sorry it doesn't seem that there is good news for anyone at the moment on this thread!

It's so annoying that we put it in going by our valuations. Also annoyed that EA has done nothing. If I pm some of you could you tell me what you think it should be priced at? Pretty please Smile

So sorry to hear that Twinky. People in a good position to buy are making offers left right & centre nowadays. We had an offer a couple of weeks ago & were at the point of accepting when all of a sudden they changed their minds, just because they can. Im convinced they offered on the house around the corner at the same time because that showed as SSTC a few days before they finally responded to our EA & pulled out! Sad One thing you must do is to remarket your own house promptly. You simply cannot wait for your buyers to get a new buyer. It could take months, years even!

Im happy to give my opinion on your properties, jgm, Beautician & anyone else who wants an opinion!

Saving this thread for my mum to read. She is trying to sell her house to move closer to me and baby. It's been a nightmare! Sold initially in February, solicitors rooks so long and then the buyers backed out. House back on the market last week with 2 viewings but no offers so far. Fingers crossed Sad
