Sellers roll call! How many viewings are you gettingin this stagnant market?

I thought it would be nice to update each other with our progress as I seem to of lost the other sellers thread!

My house has been on the market on & off since April last year. We found a house we liked, got a buyer before putting in an offer. Had a low offer but managed to negotiate them up & the house we want down to an acceptable level, just! Turns out after many months that their buyer can't proceed so we decide to cut off from our old agents & start afresh with a 25k reduction for quick sale, making us without question the best house in the area for the price! Comparables being 40-50k higher! Im in an expensive part of Surrey btw, hence silly money for very little!

Been on 55 days now & had 11 viewings, 2 cheeky try their luck offers we can't accept because they're 30k below our asking price already reduced by 25k. Id say that given how stagnant the market is we're getting a reasonable amount of interest. Getting lots more hits online since the new year & hopefully its only a matter of time. The viewers we are getting are proceedable viewers, mainly chain free. Probably explains the low offers! Hmm Had a second viewing on Friday & awaiting their feedback today. Thought they were keen but the later in the day it gets the more nervous im getting!

hope your viewings go well moving we've got yet another booked in today - he's from leeds (We're in Halifax) so potentially our area could be a bit nicer, or a bit shitter than where he is depending on where in leeds he lives.

see how it goes but again, not getting my hopes up.

Moving you make a very valid point there with regards to if you don't have to move then don't attempt it in this current market. Definitely buyers’ market at the moment

We are the kind that don't need to move but there are a few niggles about this house that bother us. However, having read this thread, I have been spooked. Maybe we shouldn’t move unless we really have to. First EA came round to value our house and he mentioned that the market is getting quieter now that the summer holidays have started so maybe not a great time to list anyway.

Our house is ex-council which means that there is a ceiling price to the road it is on. It is perfect for extending but we don’t want to over-develop and not being able to recoup the investment. The roads we are looking at moving to will all cost a lot more for less space. They will all need work if we are to be afford them but then we can do the work slowly and we could extend knowing that even if we spent another 150k it would not be limited by the road’s ceiling price.

What is everyone's reasons for wanting to move? - With this house, we would like to pave our drive, either install a solid roof on the conservatory or replace the whole thing with an extension, downstairs toilet and maybe even consider a double storey extension to get a 4th bedroom. I believe with the extension it would lead to us just breaking even which has put dh off altogether. It has made him want to move even more, even if it takes us 5 years before we are able to do so.

I’m not sure of the market (Tonbridge) we are in which is not helping. We are within the catchment of an outstanding school and our house is very affordable for the space and the area (average prices are 500k for the size but because ours is ex-council, 325-350k is what people are paying for similar on our estate) which is why I believe it would sell quickly but I could be dreaming. Its where we move to that is the stumbling block. Most of the houses in the next bracket for us to buy have been lingering on the market for a long time but I doubt they will take an offer. Maybe they are overpriced or maybe we can’t yet afford the next step. Maybe we should stay put…hmmm

Our reason for wanting to move is that we crossed the border from Leicestershire to Northamptonshire. The children go to school in Leicestershire and our eldest son is autistic. Trying to sort out his care across county is an absolute nightmare. We love this house. I would happily keep it if we could pick it up and move it 10 minutes down the road. I've a feeling we won't sell as we still haven't had any viewings Sad

We've been on the market since June. We've had 3 viewings and 1 cheeky offer from a couple who hadn't even sold their house. Hmm

It's disheartening at the moment for sure. The fact fact we've had an offer after a month (albeit a low one) makes me think we are in the right area price wise. Just need for things to pick up a bit.

Are you buying the whole 'it will get busier come September'???

mama welcome, it is disheartenining isn't it - not sure I believe itll get busier come September we have had 24 viewings since the 30th may.

the viewer who had booked in today drove round the area and refused to even go in our house :(

Suspect market will remain bumpy until after brexit deal and interest rates confirmation. I'm not convinced on September picking up the market but we will see I guess. Not expecting much from August tbh

I don't know what people are expecting a 4 bed house for 105 grand it's obvious it's not going to be a beautiful affluent area however it's really not bad at all.

have another viewing at 6.30 tonight even though I specifically said to EA I didn't want to do anymore. However, she swayed me because they're chain free and apparently know the area so I have reluctantly agreed.

We shall see how it goes. As over priced as we may be, we haven't bloody stopped having viewings.

@flamingofridays I don't think it can be overpriced as like you say you've had viewing after viewing - and I reckon you'd be getting low offers if that was the case. Sadly it sounds like it's probably the area going on your feedback, and nothing you can do about that, but if tonight's viewers know the area then that sounds promising!...

We've got no viewers lined up at all, already reduced from £250k to £240k and the house across the road (same style but with kitchen extension BUT tiny garden and backs onto a public footpath) sold for £280k a few months back so loathe to reduce any further. All houses in the same price range around us haven't sold either, and I guess it's only going to get slower over August. My only comfort is that the house we like doesn't seem to have gone SSTC on rightmove yet, although I'm trying not to keep looking! If it does then we will give up as there's nothing else out there we want to go after, the market seems dead.

yeah jgm that's what I think too,

I am thinking of setting up a facebook page for it and spending a bit of cash on ads. take some prettier photos myself, do some staging as someone up thread suggested and make it look like a palace.

also, post some things about the area on the page which paint it in a good light..

might be a total waste of time but wont cost me much and might get a few more people to see it and consider the area!

It's so fucking annoying because I've kept ds up as well and not made any tea ending up ordering a takeaway so spending money I wasn't going to it's silly I know but it winds me right up!

Deep breaths flaming - tell yourself they couldn't have been serious and at least you knew that straight away rather than waiting a few days and hoping they were the ones. Hate hate time wasters... so rude!

That is rude, I think even if you've turned up to the area and been turned off by that you go look.

We viewed a house last weekend and the road was so crowded we were parked streets away so it was a no straight away but I wouldn't have dreamed of not showing up.

Some people don't appreciate how horrible it is showing your home and how much effort goes into it everytime someone comes

Hi all, mind if I jump on board. We're not on the market yet but hoping to go on in about a week. The EA that have valued seem confident they can sell it. (A lot of house for less money)
We are moving because my daughter got allocated a school on the other side of town and we want to move closer to it. It's a nicer area but that means getting less for our money. I'm hoping to spending a little bit more now for our 'forever home' while the market is low.

exactly we saw one and it was a main road (which we knew!) but it was a lot busier than we expected so knew it would prob be a no, but we still went inside because we're not thoughtless wankers! (and actually tbh we loved the house and were considering it even though the road was awful! obv that doesn't matter now cos we haven't sold but...)

im so fed up. nothing from estate agent yet surprise surprise I am sure she will be coming up with her most convincing excuse!!

Are you going to flamingo? Might be worth booking it during office hours so they can get in touch with the agent if they need to cancel again - or get the agent to do the viewing...

Todays viewing was a no. It was a couple with young children. Apparently they like the house & can see the potential for extension etc but are not in the position to be able to do it & felt it was too small for them.. Hmm It is what it is. The measurements & floorplans are online. Its clearly not a huge house which ideally needs extending. Not sure what they're expecting for 400k in Surrey tbh. They'll need to compromise on the actual area to somewhere less expensive, or save a LOT of money if they want bigger!

Another viewing tomorrow with a first-time buyer. Heres hoping they want it. I have no idea how many viewings we've had Flaming. Probably 25-30 since going on with our new agent in May. Dread to think since it first went on. Its best not to count & depress yourself tbh.

Doubt we'll even hear anything over the weekend. If we haven't anything booked in on a Friday that's generally it for the weekend.
