Hello, I am in the process of looking for a forever home which will be a fixer upper and trying to put together some rough quotes for potential building work. I am obsessed with both the island and back glass wall in this house. Does anyone have any idea what either of these could cost assuming they are of premium materials? The dial does we would want large like that one with a marble top and potentially from and sides as well. I know this isn't an easy to quote but thought some of you more experienced peeps might know :):) we've been saving up 7 years for this so I am so excited I'm barely sleeping at night Grin

Higher interest rates could increase your monthly payments on your mortgage, while higher taxes could reduce your income. Just make sure you have leeway in your budget. Smile

Yes for sure that was my thinking but I didn't understand why I would want to wait to purchase if I could lock in a good interest asap 🤔

Because higher interest rates & higher taxes could lead to further reductions in the property market (hence why I would wait) plus it depends how long you choose to lock in the good interest rate. 3,5 or 10 years.

I just got a quote back from iq for the glass wall/windows and it's £21,000 all in for my max width 7m by 2.3 tall. Sort of what I was expecting thanks to you lovely ladies (and men??), I need to find out what the construction costs would be now!

I just got a quote back from IQ for my maximum width which would be probably 7 m +2.3 m tall and I came in at 21,000 which is sort of what I was expecting thanks to all you lovely helping people. I just need to figure out how much the building cost would be now...

Just bought this

Kitchen 15k from Wren, blue granite top was 4K

Windows will be approx 6-7k

We are doing a complete house renovation with massive extensions cost 200k

Does anyone know what something like this costs?

It's 2.8 meters, that's the longest the blue granite comes in and it's wide.

We also chose Neff appliances which are more expensive and there is a black granite inside the recess. I will pick up the blue again in tiles inside the recess. My house is flat roofed 60s design so I wanted something in the spirit but not retro. There will be sky light above the island.

Reading with interest, just to say think really carefully what you spend as you may not get your return back. Will spending 300k on a basement, really increase house by 300+k? You MAY move due to circumstances, school catchment areas shrinking, job opportunities - LIFE!

I spent a fortune on a truly beautiful, bespoke kitchen and the buyers didn't really care there was dovetail joints inside drawers units etc. Wouldn't ever do it again.

Carefully consider trends too - bifolds now 'out', sliders in, but at 20k plus for them, it's a pricey thing to change in 5 or so years.

Thank you! They are good points and definitely something to change snider especially for such big ticket items. With regards to adding footage though it seems in the area I am looking it would add value as the increase in square footage would cost a lot more than the cost of the actual extension, I know this is probably not true for many areas outside of London though.

It looks longer than that but it's probably just the photo. I wonder how long the one in my original post is, I calculated 3.5 or so but now I'm not so sure.

It's nice that you redid the home so sympathetically to the original design! Sometimes extensions can certainly look a bit out of place if not done well!

We've got something similar to that. The kitchen cost approx £25k, the glass wall/doors approx £15k. The whole thing in total cost about £150k 4 years ago. We're in London so probably more expensive than outside London. But well worth it as we virtually live in the kitchen and it's been great for parties etc.

We bought three years ago and only started the build last September. We've been planning for a year and we lived in the space for a year to see how we used it.

We had two lots of architect plans drawn up and applied for planning permission twice then had various quotes.

We've been to build shows, researched then researched some more. Our house is unusual and is/was falling apart ( timber framed architect designed with flat roof ) however it was a bargain.

We will end up with something along the lines of this....

We are still here and as long as I have a shower I can manage.

Even with our careful planning things have stalled. Originally it was a three month build. I reckon it's going to be 6-9 months.

Have you looked at the SPONS guide, it's an amazing tool for quantity surveyors to price a project. You can look up the sq. meter price for all materials and types of construction, giving you a clearer idea of the price.

I'm an architect and in the past I've used the 2015 version, but this is slightly out of date + I'd normally try and hire a quantity surveyor nowadays as they give the most cost certainty.

The windows were from Thames Valley windows because our builder's cousin worked there so he got a discount.
