Hello, I am in the process of looking for a forever home which will be a fixer upper and trying to put together some rough quotes for potential building work. I am obsessed with both the island and back glass wall in this house. Does anyone have any idea what either of these could cost assuming they are of premium materials? The dial does we would want large like that one with a marble top and potentially from and sides as well. I know this isn't an easy to quote but thought some of you more experienced peeps might know :):) we've been saving up 7 years for this so I am so excited I'm barely sleeping at night Grin

Whatever you do don't have black marble tops. I spend my entire life polishing and wiping marks off mine. Worse thing I ever did. I'm thinking of junking my 10 year old kitchen (which has nothing wrong with it really) just so I can get rid of them. They show every fingerprint and water mark.

Haha yes! We have black quartz currently and I HATE it. I am hoping to have Carrara marble.

Oh i just saw you said £200 all in. I had calculated £100-£150 max but then I had nothing really to go on! £250 is what I have budgeted for the entire house haha so I may have to reel my dreams in just a bit :)

Have to dash OP, but we're in the middle of a large kitchen extension (8.5m by 5m) and we're having slimline sliding doors and a polished concrete floor. I feel like I've researched both forever(!) so will come back later and give you some advice/recommendations. Just to check, what's the likely length you'll need for the doors? And the floor area for the concrete floor?

I think you can do it for £150k but you will have to be careful. Our building was £150k inc vat and kitchen on top of that. But we went big with most stuff so you could go for less expensive. That said DH and I kept saying we would only do it once so we wanted the best we could afford for example our floor is jura blue limestone and came in at £12000! It is a large space though - 5m x 8m approx. Would rather not add photos as a bit outing really. We went with Caesarstone worktops rather than marble.

Yes that's our mentality too, if this will potentially be our forever home then we wouldnrather just stretch our budget as much as possible. No problem, I completely understand :) if you think of anything else that might be helpful and you have time I would be super grateful if you could pm some links of companies you used or any advice etc. I bet your place looks stunning :):):):)

Thank you so much Crumbelina! I would so super grateful. I am probably looking at a length of 6/7m. I am stuck between polished concrete floor or a wood herringbone (I know this can be quite high maintenance!). Floor area will likely be 8m long by 6/7m wide! Do you mind if I ask who supplied the glass?

Not sure you will get the finish and style you want at that budget in Richmond. I would say that kind of extension you are looking at 250k minimum before you start kitting it out. Bog standard sliding or folding/sliding doors are 1k a metre, not the type of thing in the pics you attached. What size is the house originally if you don't mind me asking. I know a lot about that neck of the woods! and can prob give a good idea of costs. IME that level of finish tends to be found on a house that is £3M + which in turn will generally be 2500sqft + in richmond. If you need to refurb the whole place and do an extension then you are looking at a substantial budget.

We have sliding doors which are 4.5m wide (roughly). I think about £4-6k?
Best pic I have mid build (worktops are now in but I don’t have a picture with the worktop and windows)

We went to a showroom in Redhill which had loads on display.

Does anyone know what something like this costs?

believeitornot's pic is a good example of how you can do something similar but much cheaper if you are willing to forgo the details that make it more dramatic such as the frameless look and the look of it being almost recessed into the ceiling. Having looked at the whole house you linked to, i would say if you wanted to do out a large house in a similar style you won't be getting much change from 500k and could easily go much higher if you are wanting to do a basement etc.

Yes the showroom we went to had better (thinner) options but that wasn’t affordable. We also have a huge steel above the windows.
We get “drama” by having a vaulted ceiling in the extension. But anything more wouldn’t be in keeping with the House really.

As much as I love that house it is 500sqm and probably more like 4m (Wandsworth). All numbers out there, we are hoping to buy for £2m and then have a budget of £250k to do it up. From why I've been seeing £2m should get us roughly 180-200sqm and the plan would be to add another 20 in the back before moving in along with new floors, bathrooms, plaster work... we wouldn't buy a complete wreck but more like a doer upper that we could have work done to for 6-8 months before moving in.

The plan would then be to convert a loft and do a basement conversion some years down the line on a perfect world extending the whole property size to 250-300sqm eventually. We wouldn't go super high spec with anything but the kitchen and potentially the master bathroom as our father in law has redone a few properties himself and has offered to come down to London for a month or so and do a lot of the easier bits himself ( we are 29 and 30 so father in law is still quite you d and sprightly haha).

Am I dreaming or can this be done under £250,000?

Thank you! That looks lovely and I really like your floor. I will definitely have a look at these guys tonight :):) do you mind if I ask roughly how much your island was? It's our first time doing anything up! We bought our current flat when we were 23 and got quite lucky with the location and saw a good increase over the years. As such, we've never done a place up at all because ours had just been remodelled when we moved in so I have no clue what things like this cost!

These are my very rough calculations though I was hoping to keep it to £250k. Another option would be to buy for £1.75 and have another 250 to spend on renovations but the difference in what we can get for £1.8 and £2 in Richmond seems to make a big difference and ideally I would rather compromise the eventual finish for the promise of a larger home down the line.

I have no idea what doing a room up with new wooden floors and all the other bits would cost Hmm

I have to be honest I am not sure how realistic your figures are. As you can see 2 is about the minimum for something that size in Richmond that needs work. You may be lucky and find a gem though :). I think at 250k you are looking at quite a basic extension and refurb on that size of property. You probably need to double it if you want architectural input for the extension and any bells and whistles.

and a month or so of FIL on a large project, whilst lovely, doesn't really touch the sides! Give serious thought to bringing your builders down from Yorkshire though, it can make a real difference as labour is such a huge cost. Also having builders you know and trust is invaluable.

Haha I cannot believe you attached that, this was THE home I wanted and I actually cried when we drove in front of it 😂 We could have potentially bought it now but it would have meant zero money for refurb pretty much. The reason for doing the extension asap is to avoid dust and disturbance. Future me can deal with the loft extension and basement haha. So I I wasn't to do such a swish kitchen do you think £250 would be enough to leave it all looking nice? We are pretty good diyers and potentially could knock down a wall ourselves (we helped my sister in law do hers and it was surprisingly easy), also I would source all materials fittings etc myself. How much do you think I'd need to spend for a swish kitchen like that plus basic everything else? Sorry for all the questions but you seem knowledgable, lucky you 😜

Great suggestions! It would be more laying down the wood in rooms which he reckons would take just a few days and would take at least £6000 off labour costs. He's also an electrician so would do all the wiring and electric work etc. Maybe all in he could knock off £10,000 labour costs plus he has a trade account so can get us some cheeky discounts! Every little helps :):)
