Buying leasehold PB flat which was bought 3 years ago - should be assume a straight forward legal process?

Don't ever "assume" it will be straight forward.

If the seller has kept all the paperwork/certificates from 3 years ago, it might save some time but an up to date Management Pack will be needed in any case.

Leasehold transactions typically take 10-12 weeks to completion, might be less, might be more. It will depend on how quickly all parties respond to queries/requests.
