@what luckily they were on half term so didn’t have to make that decision! I was tempted though just because we are still trying to find stuff and this way they know it is here somewhere and definitely not at the old house!

@lazy for me it’s all back in my control now...i’m not waiting on people I have no contact with to do anything! I am starting a new wish list of things for this house but luckily none are really essential now I have got electricity sorted ( who knew purchasing somewhere with a prepaid meter would make it hard to change back). Will start properly notifying people tomorrow onwards

Hmm, food for thought Giz! On the one hand I would rather DC didn't miss school and she'll also see everything packed up on Thursday as removals are coming in then to do everything. But it may be weird for her going off to school and going home to different house. Dilemma!

Bunny I hope they can sort it. Would an epidural help? My dad has one every 3 months for a trapped nerve/slipped disc and finds it really helps.

My update - wankbadger ex-purchasers had the brass neck to put in an offer Shock Anyway, I vented. Very cathartically. Not sure how much of my vent the EA passed back but I feel rather purged now Grin Suffice to say, we won't hear from them again. DP thinks that they intended this all along - to basically gazunder us later in the process. In a way a lucky escape.

Two viewings yesterday - one stayed for 40 minutes! (I know because DDog and I were doing laps of the block after we got back at 30 mins and they were still here!) That's got to be a good sign hasn't it? We also have a viewing this afternoon. So fingers crossed.

Thanks Olivia yes, the offer was risible. We would have rejected it from any viewer but, hopefully, a different viewer might have increased the offer to something we could consider. Anyway despite the fact that it's our only offer since going back on the market I don't feel even a twinge of regret turning it down and telling them to get stuffed Grin

I have calmed down since Friday and decided to be positive about next week so more cleaning and organising ready for the packers I can't actually book yet.
I've sent an email to my solicitor to convey my disdain for the sellers agent and refusing further contact directly from them and asked that they pass it on to the sellers solicitor. They should know the type of person who is representing them and what they are saying on their behalf.
I have a strong feeling that my sellers haven't actually gone in to sign their contracts to exchange on Monday but hoping to be proved wrong.
Yoga I always hope people like your ex-buyers learn a lesson but I'm not sure they ever do.

Please can I ask some advice? I’m a very naive FTB and am trying to get everything sorted as quickly as possible. Vendors are moving into a new build so no chain to worry about which is great but still...
Mortgage valuation and home buyers survey is on Friday. Solicitors have received info from vendors and requested the searches. Vendors want to exchange in last week of Nov which would be great for me too. Do I need to chase anything from the solicitor? All they’ve had so far is my DIP and ID. Their online service predicts we will have completed by 30th Nov.

Mrs All you can do is respond promptly and hope that your vendor responds promptly to enquiries raised on the back of your survey and searches. If you are using an online conveyancer it is easy to stay on top of what is required of you.
Assuming new build is still being finished you are still in a chain as developers could hit delays so just be aware of that if you have tenancy notice to give for instance.
It is an extremely frustrating process as you'll see on this and the last thread as you can be doing everything expect of you but you can't control the other parties. At least you just have one other person to chase up via the estate agent.
Your valuation (and mortgage approval) and probably survey will be back Wednesday next week so then it is a waiting game for searches to come back and get responses to enquiries. There will be many enquiries made of your vendor, some standard, some arising from the survey and some from the searches. Lots of back and forth.

End of Nov is possible if there are no surprises but there are rarely no surprises so don't put yourself in a position of being homeless if 30th November comes and goes. Good luck!

Agree with Serial @MrsPussinBoots , if you're using an online conveyancer then you see when you have tasks outstanding to complete, so just get on with things promptly. Read everything that gets uploaded to check for accuracy (don't just trust your solicitors to read it - you may know your facts and figures better than they do!) and post items off promptly that need posting. Call your solicitors once a week at least to enquire as to how the other parties are progressing! Good luck Smile

A 40min viewing is a great sign Yoga! We've been in and out in 10mins where we're not fussed.

Another 40 minute viewing this afternoon. An older couple who are downsizing. These always depress me as they feedback stuff like - "I can't fit the grand piano in the dining room" and seem to think that downsizing doesn't involve them getting rid of any of their stuff! My parents were just like this - my mum had a total bee in her bonnet about her totally enormous welsh dresser! We finally persuaded her to eBay it but it took all of our powers of persuasion! DP got the impression that the people today aren't even on the market so a waste of our Sunday afternoon probably Sad

Oh well. DS is having tea at a friends and DP and I have a Waitrose £15 "dine at home" treat later so life's not all bad Grin

Our buyer is being a total star, thank God. But that makes me even more conscious that I need to get things moving because I don't want him to feel like we are taking the piss out of him.

MrsPuss if you haven't had searches back yet then in all honesty it's too early to be talking about exchange dates yet. Your solicitor will almost certainly have some queries to raise as a result of the searches, so it really does depend on how long it takes to get all of these sorted. If it's all straightforward - and your searches come back quickly - then end of Nov is do-able. But be prepared for delays because it's an inevitable feature of this process I'm afraid - we've been at this since June!!!

Cautiously adding myself to this thread, as I guess we are properly in a chain now. Last bit of survey stuff for our buyer completed last week, and we’ve answered a bundle of queries already - still waiting for Building Control to issue a cert. for our loft conversion (we didn’t expect to be relocating this year, so had begun major work on the house). Our surveys on our purchase all done - I have a fetching video of the drains at the back of the house amongst other stuff - but their solicitor has been a bit slow so we’ve only just had their fittings lists etc through. Hoping to move right at the beginning of December, so there should still be time for a leisurely space between exchange and completion, but we’ll see....

So sorry to read about some extraordinary fuckwittery from vendors, buyers, ex-buyers, EAs and solicitors, Flowers and Wine all round. Congrats to Giz you’re a beacon of hope for everyone! Good luck to everyone hoping for a brighter start to the week tomorrow.

Good morning! And so another week begins...

We met our buyers yesterday, they asked if they could visit to measure up for a few things. Cue frantic cleaning not seen since we were trying to sell Grin.They were absolutely lovely. Really nice people. And just as keen as we are to move. I have upgraded them from a bottle of wine to proper champagne as a welcome present.

We did a load more packing and will easily be ready to move on the 10th. Hell, we could be ready tomorrow if necessary!

I want to wish everyone good luck for this week with viewings, searches, exchanging and completion date-agreeing.

Morning all. Hope you all had a good weekend and managed to forget about the stress for a bit! I heard back from our solicitor this morning re the contract purchase price cock up and he says we can just amend it by hand. Phew I was so worried it might mean new contracts and more delays. Ex is signing his bit today with someone at work as witness then I’m going to shoot over after work to grab them then add my signature this evening. I can then drop the documents back in the morning on my way to train station Smile fingers crossed for exchange this week! I’ve emailed my buyers to see if they’ve signed for their sale yet (they are selling to FTB so short chain thank god)

By 7am I had already fired off an angry email to our solicitor and EA telling them the buyer can stick their ultimatum of another viewing before they'll exchange today. It's sh*t or get off the pot time.
