Lubey what an awful time you’ve had. We had similar with our vendors on our first attempt. We jumped through all their hurdles and even ended up selling to meet the requirements for exchange and then they backed out on the day. I wish I had the balls to stand up to them earlier on on the process and felt so useless after. Good on you for standing your ground!

Yoga result on your home insurance, I hoped we could get movers too but quotes were too high so its rounding up the troops again lol. At this rate, our friends aren’t going to answer our calls hahaha. My cousin used a moving company and they went out for the day while the movers did everything, so much simpler.
Not much movement on ours today, just hoping the lenders send the valuation team out ASAP! Searches won’t stay valid forever!!!

Yoga I'm actually quite jealous of the packing as well as removals... It's my dishwasher hating pigheaded DH again. Things like this are just not worth arguing with him. So I'd rather have an awful day of moving and everything going wrong than spending weeks and weeks arguing about it. Plus he probably wouldn't budge anyway and the only way I could get my way would be to go and book it behind his back. So we've agreed that he will negotiate the time scale of the say with the solicitors and the buyer and we'll move to his parents a couple of days before so that we can pull all the furniture apart in advance and have everything in a couple of rooms ready to go. It would definitely be two trips though so he'd better get some sort of agreement with the solicitor. I'm staying out of it.

Frescoed sounds frustrating. Especially when you're so close! Hope you won't have to move completion date.

Knitted you sound really fed up. :( Hope your ea makes a decision soon about remarketing it. I think the only way to feel better again is to find a buyer asap. It could happen really quickly like quite a few people here have proved.

Tiglet it's nothing to do with right of way. Tiny portion of the land that will belong to us has been drawn to belong to the neighbours. And tiny bit of their land has been drawn to belong to the vendors. Everyone has signed documents saying they will transfer this bit of land to each other. I've had a positive phone call with the solicitor today though. It was all really complicated and I didn't understand half of it. Something to do with vendors need to quickly get rid of their mortgage or something and all of a sudden we should be able to proceed as soon as they get a plan together and the actual transfer of land will take place once they transfer the land to us when completion takes place. Our solicitor said she is hoping to have our completion date before Christmas and hopefully a bit before so that we can have a bit of time to unpack and get settled before Christmas day. She said she's optimistic they can make this happen. Vendors EA (who is amazing) said he deals with a lot of solicitors and that these two are amazing and know what they are doing. So I've got no idea what's going on but I'm trying to trust it might all be ok.

Argh! Apparently I HAVE to agree to exchange and complete next thursday otherwise the vendors will lose their new build. This is from the solicitor who last week told me to stop pestering him and be patient. I don't understand why this is suddenly an issue?! Any ideas? I don't want to complete until the 7th.

Yay Yoomoo, congratulations move day mate!
I know the feeling of relief. I was a little worried, after reading on here, that one of the chain might pull out! But thankfully no one did.

We are using a packing and moving company - I was determined not to move myself this time, and the packing is a bonus. An even bigger bonus is that they have agreed to unpack to cupboard too, I will be home that day so I can get them to put things where I want them, etc.
DH, DD, and I have not celebrated yet - we have not even told DD yet, as I am now on my way back home from a work trip on the continent. So looking forward to it.
How are you celebrating the exchange? Glass bottle of wine?

Knitted, I am sorry. Will taking a step away from here for a few day help? This chain is helpful but it can also be quite intense sometimes. Grin

Pussin could one of your chain move out for a week to allow the completion on the 7th, if you offer to help with the cost? That way you get what you want, and the other in the chain can complete on the new build?

Hi all, realised only just now that I'd posted my last few updates on the listings thread rather than this one!

In a nutshell -
Our onwards purchase fell through on Monday morning - the day we were expecting to exchange contracts.

By some complete miracle our buyer has agreed to stick with us and is giving us some time to try and find somewhere else.
So...we are back in Rightmove hell again, house-hunting. Which obviously is so fruitful at this time of year when bugger all new stock is coming on to the market
I did stamp my feet a bit and say to everyone that I couldn't come back and update again Blush I was feeling a bit overwrought and dramatic TBH, but I missed the support on here, so I am skulking back in and nobody is allowed to talk about me flouncing... Grin

I was extremely emotional on Monday. Tuesday saw me alternating between tears and despair. By Wednesday I was furious about how we'd been messed about and lied to for 4 months. Today I am feeling more zen about it - because me crying or ranting unfortunately will not change our situation. I do however sincerely wish a virulent case of genital warts on our vendors - and I hope that their new fucking house is on a flood plain on top of a mine shaft...

I haven't managed to catch up with everyone's updates but oh my God Lubey you poor thing. What a fucking nightmare. I can only assume that your vendors learned how to be cunty at the same time as ours did. FX you have got somewhere.

Glad you're back lazy but what a nightmare! Fingers crossed something will come soon. Tbh I don't think the time of year would stop me from putting my house on the market. I would just do it when I'd be ready. So something exciting could come up any day. And it might be better than the last one and will feel like it was all meant to be. Good luck anyway! And let's hope your vendor is buying near me. Everything is flooding here.

Don't think I said congratulations yet fialor! I bet it'll be lovely to tell your dd. Cake and Wine but this time to celebrate!

Moving out for a few days before completion so that you can get everything ready sounds like a good plan Stormy. Hopefully it will relieve some pressure on the day itself. I'm afraid I'm too old to go through that again. I am also booked out pretty much 100% to clients projects at work until 18th Dec and am using that excuse to get out of packing boxes!

Glad that your solc. and your vendors solc have eased your worries about delays caused by the land registry.

Our little widget thingy on the conveyancing portal is up to 76% for our purchase and 66% for our sale - so it seems that our purchaser is catching up Grin

How strange MrsPuss. Have you spoken to your own solc. about it? Exchanging and completing on the same day is very stressful and as it's the vendor who has been stringing it out it seems surreal that he's now demanding everything be done in a week Confused As Fialor says are you able to move out for a week to family perhaps?

Grin We're just glad to have you back Lazy. Did you go and see the leasehold property? Got any more viewings arranged?

Fi a long and shaggy dog story but the very potted version is that there was an issue with the property that they were buying and they decided that they didn't want to wait any longer. And that meant pulling out of their purchase and taking their house off the market.

I completely understand that sometimes things change - and info can come to light at a late stage that means you have to reconsider what you're doing. But they knew there was an issue for weeks before they told us - and they also misrepresented the chain to us as well. What makes me particularly angry, is the fact that we stood in the kitchen when viewing the house and asked very specific questions about the chain. Had we known about the 'real' chain, it's likely we would not have offered on the house. But to be deliberately lied to and then left in the lurch after we've spent almost 4 months waiting and paid thousands out in legal fees and surveys... Angry Hmm

Anyway. I am hoping that something will come good. It is very annoying that we are all packed though! I have minimal things left and it's becoming increasingly inconvenient to not have our stuff. But unpacking feels like admitting defeat.

Hi Yoga yes we did and on my God it was a wreck. As in you'd need to spend £25-30K minimum on it to make it liveable. And I don't have the inclination or the money to want to do it - especially given that the area would be a huge compromise for us as it's not really somewhere we wanted to live.

More viewings booked this weekend, so we have FX that one is suitable for us.

Actually this is where the MN Estate Agency and Matching Service (TM) could be very helpful. For example, Knitted has a property and needs a quick sale and who is to say that it isn't your perfect house in your perfect location? Smile

Fialor very jealous of your packing service! I had already packed a fair bit, will finish it all off over the weekend as I’m working up until Wednesday evening. Have booked a cleaner to come and do the house on Thursday morning, oven cleaner coming Monday and post redirection set up. I’ve booked the dogs in with the sitter for a week while I move out of here and get settled in the new place. Van hire sorted, I’ll be doing it mostly by myself as I’ve not got any furniture (all new being delivered hopefully on completion day!) so will aim to pack a fair amount Wednesday night. Who needs bloody men Grin

Yoga I've got a similar problem with work. Just so busy with work itself and a couple of study projects with deadlines this month. We've not even started packing in case it falls through. Hope nobody I know will connect the dots and recognise me now but I work as a doctor in a crazy busy department and you just don't get to stop during the day. Then coming home to three little ones and the youngest one has been up at half four for almost a month now. There's just not enough hours in the day to get everything done. But enough whining. It's even more exciting than it is stressful.

76 and 66% both sound good though. That widget thing sounds amazing! I wish ours were using that.

Lazy I think it does all sound a bit unfair. And strange to pull out completely just because they didn't want to wait. Surely a long wait is better than no wait no house situation. I don't understand people sometimes. But really really hope you get a buyer that's more reliable this time. Like yoga said.. maybe this weekend!!

It all sounds so exciting too when you start describing the practicalities of the moving. I don't dare to picture myself there quite yet..

Mrs Puss, can't you just exchange whenever they need to and set completion date for when you want it?
With a new build they just really push for fast exchange, completion can be ages afterwards.
We moved into rented and have three months between exchange and completion on the new build.
But the developer pushed and pushed and threatened to re market our new property if we didn't exchange quickly enough.

Have I'm more than happy to exchange on 30th and complete on 7th but they're insistent that we have to do it all on the 30th or else. I've sent an email to explain that completing a week earlier will cost me £200. It's nothing really except new carpet money but we'll see what they say.

On the other hand, I might be completing next week and I'm so Nerva-cited I might be sick. That's nervous and excited to anyone who doesn't have to watch my little pony on a loop.

It does sound like we are your buyers, and you are our vendors Yoga. For us, valuation will be done today, search submitted 2 days ago, mortgage offer is certain as long as valuation is ok. So now we are pushing our vendors and their solicitors (just worry they lie to us about how rush they are to complete pre-Xmas), we will meet them tmr anyway. In the meantime, I don't understand why the vendor's solicitors have not sent to our solicitor their initial contract packs as yet (should it be ready from previous failed sales?), but need to be filled again by the seller, so we are questioning them today to get the answers. And hope that our solicitor won't have too many questions raised after receiving the pack.

Obviously it's turned out to be a complete ball-ache now that our purchase has fallen through and we don't know how long it's going to take to get going again - and meanwhile everything is packed and in storage...

Should hear today if our vendors agree to the 'exchange by xmas or we're off' last chance saloon

They have been trying to move for two years now I found out the other day from their EA.. They sold once before but their onward purchase fell down on the survey and the buyer walked. Then they took it off for a while and tried again and took a few months to sell - to us. And this has taken seven months now since offer.

Logic would seem to suggest they absolutely have to get their skates on now and snap our hands off but then again they are a really rare and special brand of dozy twat so who knows.

Zoe we are in the same boat, our vendor lost their buyer a month ago and we swooped in 3 weeks ago. Have gone with the previous buyers solc to save time on searches. We lost our previous chain a month ago too so its been an excruciating wait for the mortgage to be transferred. Heard the lenders valuer was supposed to contact our EA to arrange valuation but still heard nothing back. So Scared the searches will expire and delay everything!!!
