Hey folks, just checking in to say hello! Hope things are moving forwards for everyone - 22nd December is an exciting day to move!! Grin
We asked for £80 for our dishwasher, and they offered £50 which we accepted. It was only 4yrs old, so didn't want to leave for free. Also asked for £400 for two sets of fitted curtains, which cost £1000, but they didn't want to pay so we took them. They're a pretty standard cut so hoping to cut to size in the new place or at least reuse the fabric.
Thought about asking for ££ for the shed, but we didn't want to have to get rid if they didn't want it!! We left a large wardrobe for free as it didn't fit in our new place.
It's really up to you! Our vendors left us their dishwasher and the chairs for the breakfast bar, but took everything else including most of the curtains which we'd have paid for given the option!

Hi everyone, so glad to see some dates on the table for some of you, and before Christmas as well!

Fingers crossed for you Time, hopefully it will still all work out.

MrsJ / cats I think it’s up to you, we asked for white goods and the dining table and chairs to be included when we made the offer. But would have offered slightly less if we were going to have to purchase all when we move in. If it’s something you can use, you might as well take it along.

Mollie I feel your pain. It all went rather swiftly for us in the first week and now it’s radio silence from our broker. He promised us that the mortgage transfer(from a property we lost) was going to be quick and simple. I have the EA calling everyday and I have nothing to tell them!

Zoe looks like we are in similar positions, just hope our searches remain valid while Barclays take their time in getting back to us. Fingers crossed it will be smooth sailing after that.

So great coming on here after a few days and seeing all the positive posts. Hope it continues for the rest of us xxx

@timeforheroes posting to give you some belief, we have had three sales fall theough now also...most recent one mid November however within 3 days we have a new buyer. Minimal chain but its a shared ownership situation holding it up so hoping they will exchange on that soon to allow our sale to progress....but just wanted it say I am totally with you on questioning everything!!! 9 months our place has been for sale, completely in limbo! Hope your new arrangement comes good 👌

We’ve been on the market since the end of March and had 2 sales fall through because the buyer’s buyer pulled out, and now this. We’ve spent more time in the sales process than we have marketing. It’s all so frustrating.
Fingers crossed she can proceed this time and we can just be in a 2 house chain.
I do hope everything goes smoothly with yours. :)

Thanks for the input all. I’d have left everything if we’d got a decent offer or if they’d been willing to negotiate but they have another property abroad and don’t want to pay the additional 3% stamp duty by agreeing to our higher. I’m thinking if they can look after their best interests, we should look after ours too. We’ll see how it goes, if not: we’ll leave them.

Last minute dick about with completion dates that now seem to be sorted but god knows whether our ‘says no to everything’ vendor who seems to have control over all elements will play ball.

Thanks chaps - a small light at the end of the tunnel the vendor's fucking rubbish solicitor who didn't do anything until threatened with a negligence report to the law society and refers to herself in the third person constantly solicitor has emailed ours to say that their seller has given a deadline of 1pm today to exchange

Our solicitor is still waiting for a reply to some basic enquiries about boundaries and planning... has been waiting three weeks now despite a lot of chasing of the sol and EA and despite vendor saying they wanted the sale finished fast. I wonder whether our purchase is just going to evaporate...

I am so frustrated with our broker, he said the mortgage transfer would only take a few days and its been over a week. The EA is driving me up the wall with daily requests for updates, not sure why they are chasing as the sellers solicitors are yet to respond to query's etc.

Thought this was going to be nice and simple hahaha

Misguided and Timeforheroes - fingers crossed for you both.

Nessa Grin how are you and little one doing? Is the new house as wonderful as you hoped?

I think fixtures and fittings is a strange one. We have offered the dishwasher (£700 new 3 years ago) for £100 and I'm happy to take it with us if they don't want it. We've also offered to leave the little breakfast table and breakfast stools in the kitchen and the double bed & matching wardrobe in the spare room (these are M&S solid wood and cost a fortune new but nowhere to put them in the new house) for free. Fitted blinds are staying - they're no use to us and I don't want to have to take them down and make good. We are taking the curtains (both pairs Wink ) just in case we need them. We're leaving the (bastard took us 2 days to put up and still the door doesn't fit right) shed because no way do I want them to say they don't want us to leave it Shock I wish I'd thought to offer DS's enormous bunk bed set. I'm dreading having to take that apart and am thinking of hiring a skip!

My update - mortgage valuation surveyor for my purchaser has been today. Said no problem about the price and all good. Purchasers mortgage company have already told my solc (via their solcs) that it's been agreed so that was seriously fast work! Also two of the three searches are back with no queries.

We have signed our new sale contract and had already signed our purchase contract. Our updated mortgage details went to our solc. last Friday. Fingers crossed we are cooking on gas.

Is it too early to get some removals quotes? If we are to do this before Xmas we're on a tight schedule and I don't want to leave it too late to book anyone.

Yoga how have you already done all that and signed stuff? My solc refuses to send me anything until all searches are back (hopefully Friday). I haven’t seen fixtures & fittings, don’t know about safety certs and definitely haven’t signed anything. I HATE waiting. We’re supposed to exchange next week.

Forget that, Solc just phoned. Search is back and vendor wants to complete next week. I don’t want to complete until 7th, am I petty to make them wait an extra week? I’ve got a major work project to finish on 6th Dec and don’t want to be distracted.

Honey I know what you mean. It's all I can think about too and had a few tears over it all yesterday.

Need to ask what you all think. I've asked the land registry and if expedited the transfer of deeds would take 10 working days. That's really starting to push us too close to Christmas and I don't think we'd make it. I've read everything I can about this issue and all old forum posts etc seem to suggest we should be able to complete without waiting for land registry to finish processing the application as there is no risk involved when everybody agrees on it. Our solicitor won't budge and says we'd have to wait for it. I've asked again if we'd be able to exchange in the next two weeks and deeds would be changed once back. I've suggested we'd get indemnity insurance to cover the risk. It could be that I just don't understand the impossibility of what I'm suggesting or is it the solicitor being pigheaded? Could I ask her supervisor (a senior partner)? Although that would really annoy her. I emailed her last night and if I won't get a reply by tomorrow afternoon I'll ring and chase her answer.

Gosh Stormy that’s complicated isn’t it. I suspect the issue is that the contracts you exchange refer specifically to the property and the title plan/deeds - which, at present, isn’t correct. It may also be that your lender, if you have one, would deem it a liability? I don’t know whether contracts can specify the outstanding issue and protect you from penalty in the case of anything not going to plan. Hopefully someone else will know more than me!

Glad you’re almost there Puss you can but request a different date and see what they say. We’ve been trying to time ours around work too as we’re relocating a couple of hours away. No news today though...

Seems like lots of people try to complete 22nd December, and we are not even started yet. Shock
No particular news from us today, just chasing with the EA to confirm the seller's solicitor will send out the initial contract pack to our solicitor so that the process can be started.
Our solicitor said she will start the search today, but I haven't received confirmation yet it is indeed done. She needs to send us the purchase questionnaires as well. I hope I will see it in our mailbox this week.
Valuation booked in for Friday, meeting with the seller this Saturday, who I hope we can confirm that they are indeed in the rush and let them understand how rush we are as well. Grin
Got lovely news from the Chancellor we can have some money saved from the STD (FTB), it feel likes Xmas presence. Flowers
I'm nervous about the conservatory, if they have built within the legal requirement or not. Trying to think if anything else can go wrong so that we can prepare for the situation first. Blush

sorry chaps - work exploded along with the cold that has been hovering around for a week so I feel pretty horrid.

Anyway we exchanged at lunchtime so its all official and we are moving on the 22nd.

I feel strangely deflated which is a little worrying but hopefully just because i'm manic busy at work, feel like crap and know there are a million and one things to do in the next month not least persuade my boys that this is a good thing....

Frescoed has said what I was going to say Stormy Smile I'd see if you can get a phone call with your solc. tomorrow and ask her to clarify why it's not possible to proceed without the updated land registry title details.

MrsPuss and Honey - I guess it's because we have been ready to exchange with our vendor for several weeks - we have just been waiting for a new purchaser and for that purchaser to catch up. Our solc. has had all of our paperwork since August!

MrsPuss I'd certainly want to wait the extra week. Are you moving same day ? I guess if you don't have to move on completion day it's not such an issue. In our chain it's only us moving on completion day so in my opinion we should be the ones with final say on the date Grin

I know what you mean Honey - I've been lucky recently that work has been really busy (and interesting) so I have been able to concentrate on that and it's given me a break from thinking about moving!

Stormy I do not envy you moving yourselves. This time we are using a removal and packing service!
