The footpath is at the the bottom of garden, it is not used and hasnt been for 18+yrs atleast, the right of way is for the end cottage to have access to the footpath via our garden...but its all disused so no showstoppers there, the neighbour has no need for access and our garden is completly enclosed, this issue is completely seperate from our house sale but yet they are lumping it all in with it...I think the buying solicitor is a touch of an a$$h*le, last week wanted us to move our tiny shed as roof was 1cm over boundary fence with neighbours who dont have an issue! But to do that we would need to move our full to capacity log store which is full of logs and the buyer is getting for free....Shock

So we lost our house, the second one. Not sure how i feel but guess its not meant to be. DH is crushed but nothing we can do. Lets hope that 3rd times a charm. Straight back on the horse with a viewing on Saturday. This one is end of chain so if we like it, we want to move on it asap.

Congratulations to Nessa and Olivia on exchanging. You've all got your work cut out for you moving this week, yikes!

We're not moving until next Friday but I wish it were sooner. I keep telling people (and I know I'm going to end up eating my words) we are so ready we could do it tomorrow.

DH just called me. We received the solicitor's statement in the post today and he read the figures out to me. I am so relieved that they work out pretty much as I had calculated. We're not going to suddenly find ourselves 20 grand short or something the day before completion - we actually have change! I keep opening my google sheets and just staring at the numbers happily.

I'm sorry for my smugness - it really is just extreme relief.

Honey I'm so sorry you lost the house. It is a shit system.

Lazy, I hope you're getting somewhere today. And Yoga, I hope that offer is forthcoming very soon.

Just catching up on everyone's news - had my head down yesterday doing all the essentials like wifi insurance and removals.
Slightly panicking about the move - packers coming Thursday ready for keys on Friday.
Any tips? I am constantly laundering clothes but it never ends. Going to blitz and tidy Wednesday so everything is in it's place, have a bag packed for hotel over night and school clothes and snacks for the next day. It feels overwhelming!

ugh, turns out vendors onward purchase survey has only been done today, I guess a little bit of a wait then to find out how that went. Doesn't change our decision though so whatever... would just have been nice if we knew that was all clear before we do exchange #1

Evening everyone, congrats to those who exchanged today, let the manic lead up to move begin!
Well my day has been interesting, I threw an absolute shit fit at our estate agent this morning (I figure it’s ok as he will get £6k commission when this goes through?!)
My shit fit... ex confirmed he’d signed our sale contracts today and they’d be posted back arriving Wednesday. Great I think I shall get them by the end of the week meaning we stand a chance of exchanging next week. It’s all feeling like it’s working out too well at this point so I emailed my estate agent to ask how the bottom of the chain is getting along. To explain our chain is small, FTB at bottom buying my buyers house, I’m then buying a new build. Well thanks to the down value of my buyers house last week the FTBs mortgage offer hasn’t been received yet so their solicitor hasn’t started ANY of the legal work, they’ve instructed searches but THATS IT! Now my solicitor had issued draft contracts and received enquiries about a week after we got he memo of sale so WTF have they been doing?!! It’s safe to say I went absolutely ballistic and sent my EA off to chase my buyers EA (who for a national chain are fucking useless!!) who literally couldn’t have cared less and said can we have another month. NO you CAN’T you incompetent arseholes there is a new build at the top of the chain with an exchange deadline that is this week, EVERYONE agreed to this at the very start. The lovely sales lady who works for the developer I’m buying my apartment from immediately got onto the useless EA’s manager (she knows him) and he says its being chased urgently. I have asked for an update by Friday and I want to see progress or more shit is going to hit the fan. I just feel so cross that my solicitor and my buyers solicitor have been working their arses off and the solicitors at bottom of the chain have just been chilling waiting for stuff to fall in their laps Angry
My ex left me in April so I have been waiting for this all to happen since then, it feels so close but so far at the moment.
Anyway sorry rant over thanks for reading if you made it till the end Flowers

Honey I’m so sorry to hear your second house has gone. Karma must owe you a cracker of a third chance. Yoo that’s completely crap, how can people mess around and not think it might have an impact on others. Lazy that’s just awful. Were you moving for necessity, or a lovely house you’ve fallen for? It’s bizarre that anyone would enter selling and buying without the desire to get it over and done with. Will you need to make a decision in the next day or so?

Lazy so sorry for what you are going through. I can honestly say this sale process has been more tense and stressful for me than the breakdown of my marriage. I’m permenantly on edge, can’t sleep properly and just dread it all going wrong meaning I’m thousands out of pocket Sad

A bit of both. DH doesn't work locally anymore and his commute is brutal. We've also spent a decade living in an apartment and are definitely ready for more room! Having got our negative equity balanced out, it made sense for us to sell up and relocate closer to DH's job - and we promptly found a house that we loved. I am clinging to the hope that it will come good in the end, but it needs to be soon because I don't think either of us can cope for much longer like this.

Late from me. Seems like a very mixed bunch of news, some smiles, some tears. I got heavy on our EA and said we're about ready to walk away but they persuaded us to give it until close of play tomorrow as they seem to believe shitbag bottom of chain will miraculously produce the deposit tomorrow. If it doesn't materialise allegedly they'll 'get tough'.

So I range painted a Victorian commode and stuck it on my secret selling FB profile and spent the rest of the day whining about my shoulder. I'm turning into my children. Except the wine part - I don't drink NEARLY as much as them. Cough.

May tomorrow bring some good news for those of us still in lacklustre, lazy and less than competent limbo. Yoo definitely won today's crown 💩

Fx for you today Bunny, here’s hoping for a miracle and some proper action from your EA.

That’s very tough Lazy, a difficult commute has such an impact on day to day quality of life. Even worse when the timing’s so right and you’ve found a lovely house. Hope today is at least good news Wednesday for you.

Our buyer’s accepted the goodwill offer in response to the damp, so I think it’s just Building Control standing between us and our sale. We’re seeing our purchase on Friday (plus visiting local childcare options to make a choice). Our solicitor thinks we might be ready to exchange on all front the week after next, all being well...and I guess depending on the land issues at the end of the garden.

Is there any way at all you could do similar to Lubey and break the chain, continue with your sale and move to temporary accommodation closer to your husband's work while you either wait for the vendors to sort themselves out or start looking for a new place? Everything crossed for you.

We have a viewing lunchtime today. It's actually for someone who works for vendor's EA. He did declare this when he booked the viewing and, apparently, he is on the market so it's pukka. This hasn't stopped DP seeing conspiracy theories all round Smile No news yet from Mr & Mrs 40 mins. Apparently they have one property they still want to see and are viewing on Saturday. Fingers crossed we'll et somewhere with that. Mr Lovely Vendor is still being lovely and waiting for us. We had 6 viewings last week and have 3 booked this week - at least one is able to proceed immediately. Fingers crossed as always!

Serial We are being packed as I type!! It's well stressful, we've had to out stuff aside that we don't want to go, but it's a bit like packing for a holiday times a billion - it's so hard to think what you use on a daily basis. They're packing EVERYTHING that isn't nailed down - DSs shoes just got packed by accident and I had to get them to reopen a boxGrin

So I had my offer declined on the 2nd house yesterday. I’m gutted. Also no-one has replied to my leaflets 5 hours traipsing around and posting, don’t know why I bothered Sad

No houses I even have viewing booked in for, so back to the drawing board. I have called my EA to update him though in case my FTB’s are keen for a quick sale. As then I’ll definitely have to go into rented or move home temporarily. Fingers crossed something appears soon on rightmove refreshes for the millionth time
