Nap enquiries should go between the conveyancing solicitors, but you can ask them to raise something IYSWIM?

For example, our solicitor told me what she was going to raise queries on, to check I was happy with this approach. I added a couple of things that had been identified in our survey report and asked her to include these in the queries she sends across.

You might get your EA ringing you to tell you that the buyers have asked for XYZ - the correct protocol is for them to tell their solicitor and the two legal people (yours and theirs) deal with it. This is so that the legal chain of evidence for the contract is preserved. If you do respond directly to them on stuff them you MUST tell your solicitor that you have done this so that s/he can note this in the file - so that if there is a dispute at a later date then you can prove what you said/did.

Lazy, that may be a more cost effective solution!

I've threatened to hire a skip and cancel his beloved Sky Sports in order to recoup the cost instead. There's books and DVDs in there, which we put there when we moved in 4 years ago - safe to say I don't think we need them and they just need to be binned but he's such a procrastinator.

I'm going to suggest Friday 20 or Monday 23 October for completion. I don't want to move at the end of half term because I want to spend it in the new house if possible.

I realise this may be unrealistic but it's my starting point.

We've already cleared the loft, cupboard under stairs, both sheds, clothes storage and kitchen cupboards. We had many trips to the charity shop and some very satisfying visits to the tip.

I did an online quote thingy for removals this morning. Got two responses between 440 and 550. These seem low so I'm prepared for the final cost to be higher. We'll be doing our own packing. DH is desperate to get started. For once I'm grateful that he's NOT a laid back sort Grin

Hello! Just been reading all the updates, haven't been on the other thread as I didn't know it existed!
Anyway last week our chain closed as we've sold the family home (as part of divorce proceedings) to a lovely couple who have now sold their house to FTB. My ex husband isn't buying anything so it's just me at the top of the chain buying a new build! The new build means we have a 4 week exchange target which is great because it means everyone needs to get going, luckily the whole chain is very motivated and in agreement so we should be looking at a move date of early November! I've got so much to sort out in this house (ex not helping 😡) so need to get a move on over the next few weekends! Met our buyers yesterday and we had all dropped ID and forms into solicitor Friday so that's a good start. This week I'm sorting my mortgage although it's already been agreed in principle so just the formal application to go! Exciting, we split in April so I'm so relieved to finally be moving on 😊

I'm slowly getting through the sorting - DD is playing football next to the tip today so DH is being loaded up with another boot full of rubbish we don't need/haven't used for years.

Thank you Dragon! Although it's a lot of pressure my solicitor does all the new build ones for that development so I'm hoping he's on the ball, it does put a bit of charge into the chain which can only be a good thing?!
I don't have any DCs just 2 dogs but we still seem to have so much junk, I took 12 black sacks just from the kitchen cupboards last weekend and am expecting the same from the wardrobes I'm tackling today.
Am I the only one who finds going to the tip very satisfying, I love it Grin

I've already done the wardrobes and managed to get 12 bags of stuff to throw.

I used to love the tip but ours have gone really strict with making you separate everything (you used to be able to throw it all in mixed recyclables previously) so it's not as fun anymore! It's really satisfying when it's gone though, I'll give you that.

Conversely I've been buying more stuff - we are gaining an extra bedroom, reception room and conservatory so need furniture for it. It's all being stored at my mums (the sofa for the kids den is in her conservatory Blush)

Same here, we're gaining a dining room, a play room, a utility room and a bedroom!

I also love going to the tip. We've been decluttering for weeks and don't have much left Grin. The British Heart Foundation are picking up our sofas before we move on Saturday too (new ones on order).

Fingers crossed October half term for you all!

A good clear out is certainly cathartic!

We are (hopefully) downsizing in terms of bedrooms but upsizing in living space, so we have a spare double bed and wardrobe to get rid of but plenty of space elsewhere.

Following our let down no show on Friday we have another viewing booked this afternoon which DP is going to have to do as the EA doesn't do Sunday viewings. We also have one booked next Saturday and, hopefully, our Friday evening will reschedule too. Fingers crossed.

Oh my word, there's some awesome extra space happening!! Lazy you must be so excited to have sooooo much more space!!

We're gaining a downstairs loo, play room, office, and decent garden. Plus a bigger third bedroom, lounge, and dining area. Smile

We have a fair bit of decluttering to do! The shed is the biggest worry, the loft is pretty good after a massive organising drive last year thank god! We took two days off work, got everything out, went through it all, boxed everything up and put it back. Two car fulls to the tip and two more to the charity shop!
I'm ashamed to admit that I have never been to the tip Blush I have mentally designated it as a 'man job' #feministbutlazy Grin

I'm jealous of you all gaining more space, sadly getting divorced means a huge downsize. I'm going from a 5 bed with study, 4 reception rooms to a 2 bed apartment. But it will be all mine and I won't have a DH dictating how I can decorate Grin
My new build is a 2 bed ground floor apartment with its own garden (amazing with my dogs!) and it's own front door. It's 920sqft so pretty big for an apartment. I'm so excited, going there today to measure up to see if I can fit a king size bed. I don't really want any of our current furniture so my ex husband is having it which means I need to order everything but don't want to do that until exchange. I have chosen the flooring (Karndean) and asked for measurements to be taken for Venetian blinds so feel like I'm getting there!
So looking forward to all of your updates over next few weeks Smile
Ness I can't believe you've never been to the tip you are missing out I love throwing the stuff in the big skips knowing I'll never see it again- possibly need to get out more Grin

Good luck yoo - I'm in an apartment at the moment and it's done us quite nicely for the last decade. We were only looking for an extra bedroom and a garden, but you know what happens when you go and see a wildcard that on paper is totally unsuitable and completely fall in love with it... Grin

More packing today. Top tip - the vacuum storage bags from Argos are pretty good. I've had cheapy ones from Asda and Poundstretcher before and they never work properly or stay 'vacuumed'. The Argos ones are brilliant - I would definitely recommend them for clothing etc. I'm going to keep a few back for on the day of the move so that I can quickly bung the pillows and duvet in and reduce them down.

Nessa the EA spoke to Friday no-show and apparently he left a message with "Robert" in the office. The only problem is that there isn't a Robert at the EA's office - so he's either making it up or he left a message with the wrong EA. He is going to reschedule (although I'll believe that when I see it). Perhaps you could do our viewings DragonMamma? Wink

yoomoo it may be smaller but it will be all yours to do with exactly as you please Grin A private garden is unusual for an apartment (at least around here it is) so your place sounds like a real find.

Welcome Jaxx! How far along in the process are you?

We are 9 weeks from accepting an offer on our house and 7 weeks on from having our offer accepted on the house that we are buying.

My buyer is ready to exchange and we are almost ready to exchange on our purchase - hoping to complete circa 20th October which will be 13 weeks from accepting the offer on our house

Ness It's these ones. They are durable and have a one way valve so you don't have to try and play 'beat the bag' when removing your vacuum's nozzle before the bloody thing re-inflates!

Jaxx We are almost 11 weeks post-offer on our place and almost 8 weeks post-offer on the new place. Hoping for completion 2nd week in Oct.
