Argh, hello everyone! I'm reaching the point of desperation with my chain at the moment. I have buyers for my house, have a survey booked but the sellers of the house I was hoping to buy have gone with another buyer. At this point I don't know whether to pull out entirely (and lose my buyers' their survey fee, which I feel awful about) or keep holding on for another couple of weeks in case anything new comes up. I'm checking Rightmove and Zoopla multiple times a day, phoning the local estate agents every few days, now wondering whether to start leafleting.

So our solicitor has all the stuff they need ( bar our reissued mortgage letter as they missed off one of my middle names). Buyers are just waiting on their mortgage offer paperwork ( this was on Tuesday so should be there by now) and are reading through last few responses. So i’m starting to feel positive, i’m even looking at curtains (How expensive are they 😳?!)

We've tried calling their bluff, they don't seem to care.
We chased again today, apparently they sent the paperwork last night. We've heard this before and will believe it when the papers actually arrive. On the plus side at least they bothered to answer the phone today.
They have three weeks now until we are due to complete and 'this will be tight' for them as they are both working. I can't understand what they think the rest of us are up to, I work 12 hour shifts, nights and days. I think they want to buy but without any hassle or inconvenience to themselves.

I'd be putting pressure on your EA Munki - this is what they are supposed to help with. You're paying them commission, they need to earn it!

With a further 3 weeks in the offing (and no guarantee they won't try and delay further) I'd sit tight for 24 hours. If they sent the paperwork last night then you can ring this afternoon. If it's not there, I would issue them an ultimatum via your EA, today. That if their solicitor does not confirm receipt of the paperwork by 10am on Monday morning you will be re-marketing your property and withdrawing from your transaction with them.

I know finding another buyer is a delay but if they are already saying 3 weeks (and realistically speaking you know they are going to faff and it will end up being over a month), you could get yourself another buyer who is more committed and be well into the conveyancing process with them - without all the flakiness. Assuming your property is freehold and that the idiots decided to re-coup cash by selling the search pack to your new buyer, you could have your conveyancing done within 4 weeks.

Thomas, I'd go for short term rent in your position. The priority would be keeping my buyer. You could end up pulling out of your sale, finding a new place you like, and struggling to sell again.

Gizlot, I know! The windows in our new house are quite large, too.

We haven't started conveyancing yet as we were holding off on adding more costs until I'd found somewhere to go. I looked at renting but there is literally nothing available in our area. Zilch.

Good news about your searches Nessa. We had our environmental search back yesterday and that was okay. It does seem odd going ahead at the moment when we have the gaping hole in the bottom of the chain! But not much I can do about that Sad Our buildings survey will happen today too.

If you don't have the indemnity, then there isn't much you can do. If it's too late for any action then you shouldn't need to indemnify again. Presumably the purchasers survey would indicate if it were potentially an issue in terms of structural integrity of the house?

Oh Minki they do seem incredibly self-absorbed and totally selfish. I agree with the others, your estate agents should be pushing theirs much harder.

Hi ThomasRichard I have a lovely (IMO) house if you're in Berkshire Wink I realise you say there is nothing to rent but having to go back to find another buyer ma be more stressful in the longer term. I don't know where you are but the market is flat as the proverbial pancake around here Sad Do you have any viewings booked this weekend?

Our viewing didn't turn up Sad the EA is trying to contact them to find out why - hopefully it's a date mix up or held up in traffic type of reason and they'll want to re-schedule rather than a "we did a drive by and hated it" type of reason. I am opening the Wine

On the plus side our building survey was today and the surveyor called and said our house-to-be (hopefully) was sound - a little damp possibly in some rooms but nothing serious. Full report to follow.

Good news on your survey Yoga - it's nerve wracking, isn't it? Did your viewer turn up?

I'm starting to finally believe this move could actually happen now and we are tentatively looking at the 20th October so not too far away and a scarily large amount of crap to throw out between now and then!

Has anybody just hired a skip and thrown the lot? I need to order carpet, do you think I should wait until exchange? I want it fitted the day after we move in (moving isn't stressful enough, clearly Hmm)

20 October does seem to be a potentially busy date! The DC don't break up for half term until the following week though, which is handy as I don't need them under my feet if I'm trying to get things sorted.

I've sorted through clothes, which are my arch nemesis and bagged up and charity shopped what doesn't fit or isn't used anymore (12 bags!). We cleared out under the stairs a couple of months ago so that's in a good state.

We just need to sort through the kids toys and books and get rid of what they no longer use and DH has 2 sheds to go through...the latter being my biggest worry as he's so laid back he will leave it until the last possible minute Hmm
