"The queries bit is the part that appeals to me. If one solicitor has their status set to queries sent and you can see that was over a week ago, then you know that you need to get the pressure on the other solicitors to find out why they aren't responding." I 100% agree with you on this Lazy. I'm sure that a lot of the misunderstandings and delays you have all experienced could have been seriously lessened if you all could see the status of everyone in the chain.

How long has it been since you accepted their offer knitted?

We have a viewing today and another on Wednesday, of which at least one is currently renting, so fingers crossed.

sorry knitted x-post. 20 days to get things started? That can't be acceptable. Make sure your EA and conveyancers are pushing them daily. This is another reason why we need time limits to do things within a chain because they have a snowball effect on delays.

Good luck pulling gizlot and sell. I'm feel the same.. like I can't take this a day longer. Our house is so small and especially now with school holidays our three little ones are making it feel even smaller. I just want to be in our lovely, big new home. It's so frustrating how nobody is telling me what's going on either. EA says we should be ready to exchange and solicitor says not yet. And the buyers solicitor just disappears and doesn't let anyone know where he's at. I've emailed our solicitor to ask if we could exchange and complete on the same day one day next week. We know our buyer and that way we could then do it officially in the week and then agree to take our time moving over the weekend. Might be we're nowhere near that though. Our buyer has got an appointment with her solicitor tomorrow. Don't know whether to ring my solicitor later today if I don't get a reply or whether to wait until our buyer has got the information from her solicitor tomorrow (she'll let me know what he says) and chase ours tomorrow after that. It's so frustrating!!!

Yoga we accepted on the 3Rd of October. Buyer has had a survey and that's it. Today we find out there is no named solicitor to work on anything. No-one cares.

Knitted I wouldn't panic too much yet - if they've already paid for the survey that shows they're keen. However, it's probably worth getting your EA to send a warning shot across the bows and say that if your solicitor hasn't heard from their named solicitor by Friday, you'll assume they're not serious and you'll be looking to re-market. Bet you they'll sort themselves out soon enough then.

Pulling, you sound like where I was three weeks ago - the stress had got so bad it was making me ill. Is the problem still your solicitor being too busy to work on your file??? You need to read them the riot act if so.

Great news you're close to exchanging Giz! FX it happens by the end of play!

Sorry to hear yours is becoming protracted and drawn out Stormy - hopefully your buyer meeting their solicitor will get things moving.

Our sellers are signing their contracts on Friday, that’s all of us ready then. I’ve asked our EA if it’s time to start sounding everyone out about a completion date. Hopefully we can exchange next Monday so might as well start the ball rolling. I’m surprised the EA didn’t suggest it herself actually Hmm

Just popped back on the thread to see how everyone is doing. We complete this Thursday having exchanged back on the 5th.

Tried to catch up on most people’s situations - so sorry to hear of continuing ongoing conveyancing nightmares. Definetely agree with all of lazys points re the process a few pages back.

pulling congrats on exchange, what a relief! Full on into packing mode now Smile.

giz exchange still possible - my friend exchanged last yr whilst we were on holiday with them! It can be done! Will keep fx for you.

I’m sat around twiddling my thumbs now - packers arrive Wednesday to pack everything so all we’ve done is sort, resort, declutter and clear the loft. Feel like we should be doing more but can’t really. 3 kids on half term so we’ve been to cinema today. Can’t believe this time next wk we’ll be in a totally different (& chaotic) houseShock

Ffs Giz!! But as others have said, so long as all the paperwork is in place, there's no reason for them to need to be in any one place for the exchange to go ahead. Though completion will be tricky if they're not there!! Hmm

Giz WTF? Surely it's a case of forwarding the confirmation email from the insurer, to the solicitor - which should be a 5 minute job! What is wrong with people?!

No news from us and another day with no update. I have told my solicitor in no uncertain terms that the message to relay up the chain is: I want to know specifics, because if you come back with "We're dealing with it" or something else inane, then I am seriously going to lose my shit. If you're going to hold everyone up for a fortnight then the least you can bloody do is have the courtesy to be specific about what you are doing to resolve the problem.

Wow, it's shocking how commonplace this ineptitude is! I wish I had the energy to study yo become a conveyancer and stop all the pissing about. They also seem to be incapable of even acknowledging they've screwed up or apologising.

I'm now signed off work with a trapped nerve from my c-spine, sure it's the stress contributed.

We are allegedly waiting on one signature from our buyer's buyer tomorrow so in theory could exchange this week. Sounding out the chain for a 16nov completion as DH doesn't have any proper time off until then and hopefully my shitty back will be better. Hugs o all those still wrangling with fucktards.

Hi All, new to the thread but so glad found it today. Apologies its a long one but really need to vent. We started our process in March of this year. Put our flat on the market and started the search. But the end of April we had a good offer which we accepted and put an offer in on what we thought would be a relatively quick purchase, according to AE. By July after many issues with chain, we were told to sell up as tge chain is ready to move. We sold our flat by the end of July and moved in with friends. Weeks turned into months and by August there was still no movement. Finalky we had a date in September but then the vendor pulled out in the day of exchange. I was in bits and really felt like we had overstayed our welcome although our friends assured us they were fine. Another friend offered us a flat he bought for redevelopment, its not great just but its a roof over our heads and a bit of privacy. A few weeks later we found property 2. We were told that the vendors have found a place but can only move in Jan, this was ok as we have tbe current accommodation till then. We got the survey done, instructed the solicitor and mortgage is sorted. Today my DH called tge EA as we are eager to exchange, having been burned before. The EA has now told us the tbe vendor's property has fallen through a few weeks ago.

I feel that they should have told us immediately. Its alk really getting to me and feel like this one is going to fall through too. DH says we should give then a few weeks but i dont want to waste any more time.

Any advise?

Lazy I share your thoughts. I just wish they were more specific.. like I have asked X this and they have told me they will get this information from y and update me in two days time. All we ever get is I am waiting for replies to my multiple enquiries.. FFS!!!

Welcome honey. Your journey so far sounds like a nightmare! I've got no advise but I really hope your vendors will find somewhere quickly so you'll get your own place.

I need some hand holding today. So frustrated I could cry. Our solicitor has said we definitely won't be completing next week. Probably not even exchanging. She's waiting for "replies to her multiple enquiries"!! She said she's not suggesting there are any problems but that she still needs information about the right of way on private road, rights to the private water pipe that connects us to the main pipe and rights to the shared septic tank. She's also still waiting for the land registry to correct some boundary issues that were marked wrong. She said she can't give me any timescale yet. Don't know who will give her all this information. She vaguely mentioned the vendors. How long will this take?!?! I should have never invited my whole blooming family over for Christmas. Seriously stressing me out thinking what if we won't even be there for Christmas. Need a big g&t I think.

Stormy Im sure it cant be too much longer. Last few weeks when you're waiting to exchange & complete always seem to drag on. Unless it is vital you really want at least a week between exchange & complete, preferably 2. (I want 2) Have done exchange & complete same day before & day before & do not want to do that again. Its such a huge financial risk with removers & incredibly stressful! Plenty of time till Christmas. If its only a few enquiries you're waiting on then im sure it will be only a week or so before exchange.

We're hoping to complete some time week beginning 20th November, so I want exchange week 6th November or earlier even. Found out today that our buyers buyer have literally just got their survey booked in on the buyers flat. Its taken a lot longer because they are higher risk clients using a non mainstream lender who wants a lot more information. Hopefully once this is sorted then they will catch up with the rest of us. (They have apparently got everything else up to date on the purchase) Our buyers are ready to exchange & we only have a few enquiries outstanding on our purchase. I can see a faint chink of light at the end of the tunnel! Smile

Giz How frustrating. My solicitor hasn't mentioned needing a copy of the insurance before exchange. I was going to wait until exchange before taking out the policy. Just wandering I need to sort this out first thing tomorrow!! Also does anyone know if I need to get a brand new policy or if I can just transfer current insurance?

I was so convinced we were about to exchange today. Had confirmation that at bottom of chain the deposit has been paid and that the contracts were sent via special delivery. I even had an unexpected email from mortgage company confirming that our mortgage will be paid into solicitors account on Friday!! But no.....the solicitor hasn't got the contracts that were sent by special delivery. If they are lost in the post and we have to wait another week for a replacement to be signed then I think I will cry! Our vendor is also back from holiday tonight. We were all so hopeful that we would exchange whist she was away that I hope she doesn't have a meltdown when she finds out that we are still waiting. I'm a bit concerned she will pull out from stress!
