Sorry pulling, I just meant is it workable/feaible still if exchange is Monday, I appreciate that it's a really crap situation and so stressful for you and you don't want to wait another second Flowers

In that case knitted I guess in theory it could be possible - provided searches are back but the solcs are going to be the ones making the decisions and if they aren't returning your calls Confused I guess it's because it's Friday and that's busy completion day Sad

Knittedbreasts When the searches come back the solicitor has to review them. If there is anything which needs flagging, there will be a new set of enquiries sent/paperwork requested. Tbh 3rd November would seem pretty unlikely - I work in a conveyancing solicitors.

Arrrrrrrrrrrrrrrrrrergh. Our chain has broken!!! EA has decided our buyers are too elderly and forgetful to proceed with our purchase. Totally understand but why put them forward to buy our place a few months ago when they were exactly the same?!!!!!

In total shock- we were waiting for exchange dates... going to find a meeting room and cry my eyes out.

Thanks Giz- it really is out of order. Especially because we could’ve easily gone for another couple who made a similar offer at the same time. We were advised that the elderly buyers were the safer choice. I’m so pissed off. It was only when things were slowing down did the EA reveal that the elderly couple were ‘a bit slow’ and needed ‘reminding’ from time to time. Poor things- I really feel for them- it’s not their fault but want to have a right go at the f*cking EA 😡😡😡😡😡😡😡😡😡😡😡😡😡😡😡😡😡😡😡😡😡😡😡😡😡😡😡😡😡

Oh Muss I'm so sorry. The EA needs to be pulling out all of the stops here to get things back on track.

Pulling the frustration must be horrendous. However if funds have been requested that's a positive step.

Still no change here. I sent a firm email this morning saying I wanted specific details of what the top of the chain is doing to sort things out. No response as yet, so we start all over again with the chasing on Monday...

Although we were hoping to exchange today we've found out that the contracts haven't been signed at the bottom of the chain as they are querying something on it!! They have been so slow and now this. I really think they are going to pull out. I need a drink!! 🍷

Hello and welcome @SellMyFlat  Don't worry, many people don't even start looking for a new place until they've sold theirs - finding a house is mostly easier than selling one! Just get yourself on the Rightmove train and start looking  We had about two weeks between accepting an offer and finding somewhere to offer on I think, but don't feel rushed, it's most important to get something you like, and it might be that you prefer to move into rented / with family in a month or so, so the pressure is off? But deffo early days at the minute!

@Knittedbreasts We got search results back in under a week, some places take longer, but you've got a fighting chance I'd say if everything else is in place? Solicitors being arses is sooo stressful 

@pullingmyhairout1 Jesus Christ, when do you get to be one of these 'urgent' cases

@mussinboots Whaaaaat?!?! That's terrible! There's obviously something happened that's made them doubt that they're on the ball with what's going on, but the EA should have done their due diligence at the time of the offer, then they wouldn't have lost you your other buyers!  At least the silver lining is you not having to deal with your buyers arsehole of a buyer?? Fx you can get new buyers soon...

We have a provisional exchange and completion agreed! Shock

Our vendors have agreed to stump up £500 for our buyers to encourage them to move with a rental overlap. That will come to us via the EAs, and then we've agreed a £2.5k price drop on our house (they wanted to negotiate a £2k reduction) with the proviso that we exchange by 27th October and complete by 3rd Nov. If the exchange doesn't happen, then the new price is off the table and we start again...

Our EA did a great job putting this across, emphasising that the whole chain risks collapse if our vendors mtg offer expires, and that we would otherwise have been negotiating a smaller reduction. And lo and behold they've agreed! So we are provisionally go, although there's a lot of time between now and then...

Hey everyone... well, I wasn't expecting to be back on here so soon. When we pulled out of our sale, our doesn't-have-the-cash-yet-cash-buyer was gobsmacked. Yes, really. Hmm Turns out they didn't think we meant it. Cue lots of panicked calls and emails to our EA (the buyer, not us, we were totally zen about it by then) and the upshot is we, the buyer and our vendor have agreed an exchange date of the 30th and completion on the 3rd. What's more, the buyer has agreed to certain financial penalties (can't say what as it's too identifying) so we're quids in too. I am aware nothing is 100% certain until we exchange still, but let's just say the cash has suddenly materialised! I think us pulling out - we even went as far as asking our solicitor to draw up our bill and the buyer was told that – was the most sensible thing we've done in this whole process!

Anyhow, I need to catch up properly with everyone's latest developments but I just wanted to suggest to @mussinboots that you get your solicitor to talk to the elderly buyers' solicitor and find out from the horse's mouth what exactly the problem is, rather than going on the word of the EA. Because if it turns out the EA didn't do due diligence or did know there'was a problem from the start but decided not to tell you, you've got a great case for a reduction in EA fees going forward. Also, you might find that what their solicitor tells you doesn't warrant you rejecting them as buyers and you could give them another chance perhaps, if your solicitor agrees.
