My solicitor is still chasing our buyer so we are in reality no further forward than we were on Monday. I am still aiming for 25th ( accepting 27th) but concerned I need to know today in case someone wants my provisional removals slot!...

Hi all
I've been lurking on this thread for some time and need some advice. I sold my property last week to first time buyers but haven't found anywhere as of yet. I am a little panicked, but I can move 'home' temporarily if I need to very short term as I may kill someone as I really don't want to hold up the very small chain. This is the first time I have sold a property so just wondered if I would be taking the piss if I spoke with solicitor today and asked them to stall a little on the paperwork just to give me another couple of weeks? (And then if I still haven't found anywhere, continue to proceed)

knitted fingers crossed for you Flowers I think your EA needs to manage your FTB's expectations though. Two weeks - not a chance!

Bunny, Lazy, Serial, Nessa - I guess the issue is that the chain is only as fast as the slowest, most plodding conveyancer and client and they hold everything up for everyone else.

Hi sellmyflat - congratulations on your sale! Like Giz says the chain isn't complete until you find a place to move to and then so on until there is a vacant possession and the chain is complete. So even if you find a place to buy this weekend there is no guarantee that your vendor won't spend weeks finding a place to buy themselves! If you don't find somewhere you like and your buyer starts to give you pressure you could offer to move out - either family or to a rental while you carry on looking.

Thanks guys. So i'm not taking the piss just yet? Grin It's only been a week since I accepted, I don't know why I feel bad but for some reason I do. Unfortunately nothing is really coming up in the area that I like, or that I can afford Smile

Just very conscious that my buyers don't pull out but I guess it's early days on both sides?

Oh goodness no! I know what you mean about pressure to find somewhere though. We were in that position when we moved to our current house and we just went with the best of the limited choice available. I regret that now and wish we'd held out for something I liked more. You live and learn Smile Good luck - hopefully something will come on soon that you love and can afford. Although I suspect there will be fewer houses going on the market in November/December time so it might be new year before you see a real upturn.

Have you registered with all of the estate agents in the area you want to buy in? I would suggest you do, don't just rely on rightmove and zoopla. The EAs will know about properties before they go on the market and also will be talking to people who are only thinking about selling so you could potentially get in early and view places before they are even on the market.

My buyer has only just requested searches ( I believe) and wants to move on 3Rd of Nov. He has no house to sell, and all paperwork for the house I am buying has been done. Does anyone know how likely this is? Surveys been done and we have signed our bit to agree to sell to him. Any ideas?

3rd November might be tight depends on how quick your area is at returning searches, has he had his valuation on your property done?

So in our news our buyers lender has finally responded to their solicitor. Hopefully now all in place and could be exchanged today.

Ffs. Email from solicitor. Got everything in. Can't review it yet, got urgent completions. Will try and get exchanged?! Try. Fucking TRY!!!! Aaaaaarrrrrrggggghhhhh. Maybe I should TRY to pay them when they're done.

I HATE moving. So fucking stressful.

I actually have considered this. As I am being annoyingly specific about the area I want to live in. (Within reason obviously) Has anyone done this before? What would I say do you think if I were to leaflet?

@pulling they really don’t get how stressful it is do they! I really didn’t want to be tryouts my to exchange today as I know Fridays are a nightmare but did want to have exchanged this week so they better get it done today! ( although Monday would do at a push as long as we are completing on 27th)

My friend did the leaflet approach because she only wanted to buy in one particular road (so the leaflets were quite restricted in location!)

I guess you could point out that you have sold to a FTB and so are a very good option to move forward quickly. If you have a mortgage in principle you could mention this. Also tthat a private sale cuts out estate agents fees. I don't really know! Perhaps say what you want to spend and what you are looking for in a property. I would set up a separate gmail account too rather than give out your personal details. How big is the area you are interested in?

Oh pulling I guess Friday's are a bad day to exchange because the completions will always take precedent. Would Monday be okay? if so you could ask them to guarantee exchange on Monday.

That's very tight knitted. It took us 3 weeks to get two of our searches back. And what about a survey - has your FTB organised this on your place or have you already had this done? And if they need a mortgage they'll have to sort that too. Plus, as others have said, it takes 5 days to draw down a mortgage for the funds to complete.

SellMyFlat I leafleted the very specific area where I wanted to buy and two people called me back. I set up a new email address to put on the leaflets too.

Right not exchanging today but should still be completing on Friday 27th as they are requesting mortgage funds today for next week... just hope their lender don’t throw another spanner in the works

Would Monday be ok? Not for my nerves. There is so much surrounding this that I am close to melting down. I can wait until then, but I HAVE to complete Friday 27th latest. I need my babies home with me, and my daughter starts school on 30th.

Our solicitor seems to think so. I think they need to ask for monies today but not sure if they can speed that up if it doesn’t happen today. I’m not confirming removals just yet ( but will if they call with someone else wanting the slot) but am hopeful

Yes he has a mortgage sorted. The survey has been done. I feel so disheartened by it all after last time. I can hardly muster the energy to be bothered this time round. I am unsure if they have even been requested yet as their solicitor won't talk to me and my solicitor hasn't returned my calls. Tha k goodness this will be our forever home as I don't want to do this again. The toll it has taken is far more than just on my nerves unfortunately :(

What about your buyers lender? They seem to be the issue in our chain. That is the only reason they need the time between exchange and completion ( provided everyone agrees) is for the funds to clear

Ok I think I'm going to try the leaflet thing. I've had a quick look and we're talking at least 10 roads I could look to leaflet (ones with 2 bedrooms)

I've had a look on the MSE page and they all suggest leaving your number on the leaflet aswell - as some people don't always have easy access to emails? I can always block them I guess if I need to Grin
