I didnt ask for a deposit, am I too late now - in process of drawing up lease?

New to this, it's a small shop and because they didn't ask for a rent free time to get shop ready, I didn't ask for a deposit. Now we are at stage of batting lease to and fro with solicitors and they are really dotting every i and crossing every t. They want stipulation about returning shop to current state but not better. My agent was dismissive when I mentioned inventory ages ago. Now I need to get one, not sure where from but also what's my leverage if I don't have deposit today hold onto if, when they leave?
Also at the moment it's a small shop in neutral shell state, but surely turning it into hair dresser will involve lots of work? So what state are they going to turn it back too? Remove pluming for sinks, power points, hair dryers? Can I ask for a deposit now, even though heads didn't mention one one if not... What power do I have to hold them account if they do leave it in a mess?
