Need to sell and buy and move before christmas

Am relocating from near Watford to East Yorkshire for job reasons. Start new job on 3rd Jan. Need to sell current house (on market) and get new place. for financial reasons/ relocation package it works out much better if we can buy and sell in one go rather than renting. So, I know where we want to move to ish. Have looked at a couple of places and have more lined up to see. Market seems slow here. Do I hold my nerve for a bit with current agent or use nested or similar which would guarantee sale? Any thoughts or experience? TIA

Property prices are at record highs, stock levels are at record lows and lending criteria is (for now at least) still relatively easy.... in other words it has never been more of a sellers market across the UK.

The market is only ''slow'' for deluded vendors with greedy, unrealistic asking prices. Any houses that have sensible and realistic asking prices in line with other recent, comparable sales will sell relatively quickly and easily.

Looking at Watford properties on Rightmove, properties are hanging around and/or being reduced. Unless all home owners and EAs in the area being deluded and greedy Hmm I'd say the market is sluggish, and with it being summer it will probably be slow for a good few weeks yet.

Does it make financial sense to drop your price a little and market as vendor motivated?

It's in the news today that the market has flatlined due to political uncertainty and EAs have a record low number of instructions on their books. People will always need to move though. Priced correctly you can still sell in a slow market.

Perhaps dropping the price a bit will help. We have taken advice from ea as to what it should have gone on for. I will see if there's any interest for the rest of this week and then have a conversation. Thanks
