We've put our house on the market but have had NO interest or viewings yet. I know it's still early days but our neighbours (mid terrace) sold within a week or so and we haven't even had a sniff of interest. Any advice??

One (minor) think I did notice is that the loo is very close to the bath. The white seat on the second house makes this less noticeable. Their garden is surprisingly nice considering there is still no grass, but you could copy that quite easily.

I love that neighbours house. The decor and the more neitral tones are lovely.

I like your kitchen op. Dont mond the fence colour. If i were you id get photos in your room without that beadspread just a plain one to match the decor with some cushions. Defo get better pictures. Your neighbour has two shots of the livingroom, garden and kitchen to show the full length of each room and because you dont it appears smaller. The only thing i really dont is the bathroom. Get that toilet seat changed to a white one.

The neighbour's house is what I meant in my earlier posts about making OP's house less sterile and a bit more like actual real people live in it.

The kitchen photo defo needs re-taking - it is relly dark and hard to see how much space there is - add a light floor rug to break it up?
I do like the blue garden - but can see how folks would be put off - maybe just one photo and the view from the conservatory shows it any way - I do like the shed!

I showed the RM listing to DP this morning - he has had a lot more experience than me of buying and selling houses. His first reaction (and I didn't say anything about the feedback the OP has said) was: if you want to sell that house with that kitchen, you'd need to drop the asking price.

  1. Kitchen. As others have said. I would love it but my DP would hate it so we wouldnt come unless it was priced as a redecorate.
  1. You like black as a colour? Black stuff in conservatory and even a black toilet seat. Black floor in the shower pic. Not many are a fan of black. Especially in that amount of rooms.
  1. That drive picture is remarkably misleading.
  1. Blue is a bold choice to sell as the only colour of note in the garden. Green and various natural woods need to be seen more.
  1. I like the presentation of the other rooms, its not sterile at all.

In terms of size and layout and function it doesnt scream family home though. Bedrooms both have the space saving loft type beds so could be small and the fridge thing (?) in the conservatory seems a little laddish.

I also hate the blue garden, and wouldn't look at your house if there were similar houses nearby. Sorry, I know it's a taste thing.

If you really love your kitchen, could you have it taken out and a basic cheap one fitted in exactly the same place with the same units? You would also get to keep your kitchen that you love. That would cost, what? 3k maybe?

I so wish I had done that to sell my house. I also never thought I would move so had my dream kitchen put in. My house is a first time buyers house, and the price really doesn't reflect the very expensive kitchen.

I will so miss my kitchen, which is hugely sentimental value too as I paid for it with an inheritance. I don't think I can afford one as nice in the new house.

300k and not enough living space...in the pictures at least. That would be my instinctive response. How does the price compare locally?

No garage.

The kitchen doesn't overly bother me - in fact I quite like it... I think! lol. But the lime green accessories devalues it

But it has only been on the market for a short time.

Honestly, kitchen end panels are just a trim held on with four screws. It's a hard call to change a brand new kitchen though.
Not necessarily! Mine aren't. It would be a huge job to change the end panels in my kitchen. They form part of the units and are fixed to the worktop.

I would brighten up the kitchen floor, put some flowers or fruit bowl out and get better photos.
A few good sized pots and some trellis to tone down the fence will go some way to brightening up the garden.

The problem with photographing a garage that doesn't belong to you is that it highlights a negative, IYSWIM.

I wouldn't particularly want a garage but if I thought a house came with one, and it turned out not to, it would immediately put me off.

Please listen to the comments about purple bricks before doing anything to change your house. People could be trying to view but the stupid purple bricks system might be stopping them from making an appointment. I bet that if you had better photos and a different agent it will sell within a few weeks

The photos are crap. Only 2 beds are shown, I have no idea where the fridge freezer,dishwasher, washing machine, tumble dryer are.

The decor is marmite. Not my taste but I know someone who would love it.

It does seem like a lot of money to me, but I'm not familiar with the area. Where I live is commutable to London and the same house would only be £250K here.

Honestly? I think it's overpriced! I'm in Cardiff and am in the process of buying a much larger, 1930's house in Rhiwbina, was on the market for £300k.

It appeals to a certain type of person i.e. Someone who likes newer builds so I wouldn't be put off the decor if that's what I was after, I think it's all about the price. Good luck!

If I was after this kind of property, in this area, I wouldn't view having seen how over looked it is.

Think I've mentioned this already, but not the numbers of the photos.

I realise from other comments that you've taken down a photo of the dining area, but for me that's more essential than the kitchen. I want to see where my family will be eating, if we can invite people round for meals, etc.
Please consider a new photo of that part of the room

Lynette the children's bedrooms are really similar so it looks like only two bedrooms are photographed but it's three.

The flat has two bedrooms, one is pictured.

Anyway, thank you all so much. Genuinely very useful.
It the viewing this morning so nothing can be done before then, but after that I am...

  • asking agent to take a photo of the mast bedroom. It's beautiful. Huge windows with wooden shutters, and very high ceilings. Even though there's a single bed in there, the furniture is very adult and the room needs to be seen. Thank you!

The table with two seat is actually a four seater table. The four of us had breakfast there comfortably, and then there's a six seater in the lounge. I need to make it clearer that the room by the kitchen is big enough to fit a table for four. So thank you!

And other bits and bobs.

And then I'll give another fortnight and then ask for price down.

Yes it's a two bed but the square footage is very big, bigger than 3 and 4 bedrooms close by. However the price is punchy and if the offers are there, it would indicate too punchy!
