We've put our house on the market but have had NO interest or viewings yet. I know it's still early days but our neighbours (mid terrace) sold within a week or so and we haven't even had a sniff of interest. Any advice??

Agree about Purple Bricks, they won't save you money in the long run. And they aren't doing you any favours with photos like that. Get a proper Estate Agent in and have some some professional ones taken. A good estate agent will cost more but they will have your house sold in half the time. The longer you are on the market with Purple Bricks the more likely you are going to get people making you stupid low offers.

Good luck OP.

Bluntness100 · 18/05/2017 20:50

Oh you can't have a pic that shows your neighbours drive as if pretending it's yours and not show a pic of your own drive. That's really not good.

For the poster that said change the doors in the kitchen you can't really do that as the end units are black. They would also need to be changed, so it's quite a big expensive job. suspect changing the floor is the easiest option in terms of brightening it.

Allthebestnamesareused · 18/05/2017 20:51

I like the blue garden although some people may want grass even with a park opposite as they may want to pop younger kids out there to potter etc.

As regards the kitchen - each to their own - not my taste but you are trying to sell.

If you can't afford to replace all the doors what about just changing the upper doors to white as there is a trend for 2 tone (or ask someone to price up a respray - I understand some car paint sprayers will do this)>

I've looked on rightmove and saw your neighbours house on there, is your house identical? Their home appears bigger in the pictures and it's down to the angles were taken. Your lounge looks small as they have taken only one half of the photo where your neighbours looks massive.

I agree!

diodati · 18/05/2017 21:34

Lovely home but I agree that the black kitchen is a bit off-putting. The bright blue paint, although well done, might not appeal to many, either. It's a pity, because I'm sure both choices were costly to do.

NotMeNoNo · 18/05/2017 21:51

Honestly, kitchen end panels are just a trim held on with four screws. It's a hard call to change a brand new kitchen though.

I hate town houses, I hate online agents and I hate black kitchens. So I wouldn't view it. However clearly there is a market for all of these or they wouldn't exist!!! I agree with those saying changing agent might be the way to go. Give it another week or so though! It is early days!!! The drive being opposite the house would be a big negative for me too. Nothing you can do though except make sure it is priced to reflect all of these issues.

butterfly990 · 18/05/2017 22:22

I would change the doors and cover panels on the wall units to either high gloss white or cream. Google two tone kitchens for inspiration.

I would also paint the fence a lighter colour and put some pot plants and beg, borrow and outdoor table and chairs.

Good luck, hope your viewings improve.

SoupDragon · 18/05/2017 22:33

If there's a table in the bay window in the kitchen you defo need a pic of it

There is a picture of it Confused

elephantscansing · 18/05/2017 22:36

I love the black kitchen!

However, the garden ... You need grass. A lot of people will think the garden is too much hard work to do themselves.

Good luck.

LapdanceShoeshine · 18/05/2017 22:39

I've just edited the kitchen pic on my phone.

It looks a lot less oppressive now!

Still black & shiny of course but maybe more liveable with?

Thetitisright · 18/05/2017 22:44

It's gorgeous ! I would buy it !

OlennasWimple · 18/05/2017 22:48

OP, the benefit of a "real" EA (if they are any good) is that they are able to suggest properties to potential buyers that they wouldn't otherwise have looked at. So someone rings up to view your neighbour's house, gets told that it's just gone under offer but another one (an even better one!) has just come onto the market and they should take a look. They can also help guide a buyer to see past things like a black kitchen ("it's in great condition, fairly new, you can easily change the cabinet doors to get exactly the look you want for not a lot of money")

Ontheboardwalk · 18/05/2017 22:49

Iapdance I love the revamp with the new floor and backsplash . Original kitchen wouldn't put me off but your edited version makes it a lot brighter. Could be easily done OP

noenemee · 18/05/2017 22:50

I wouldn't spend money on changing anything in the kitchen because there's no guarantee that potential viewers would like the changes either.

I'd lose at least half the stuff off the worktops and the oven gloves off the cooker and try photographing the room yourself without the lights on. Just see what that looks like.

I don't mind the blue in the garden too much, but it does need some large specimen plants or even a tree in a pot, something to make a good impression as a pleasant place to sit out rather than a yard effect.

I also thought the living room must be really small and agree the photo of the outside is deceiving.

Ontheboardwalk · 18/05/2017 22:50

Just noticed you haven't changed the backsplash it just all looks lighter! Go for it OP

LapdanceShoeshine · 18/05/2017 22:54

Boardwalk, that's the OP's floor & backsplash - I just used the light edit options in my phone - it makes a massive difference!

I've done the garden too now Smile

EA's are really poor photos'

As lapdance says the photos aren't good. Get the Estate Agents back to do better ones (they do little enough for their money anyway). Also I would think about re dressing the kitchen with different contrasting appliances, the black would be better if you lightened up the other things on the granite worktops.

Ontheboardwalk · 18/05/2017 23:30

Lapdance, what, really? OP you need to use Lapdance to take photos and sell your lovely house. Ditch your current EA

Lokisglowstickofdestiny · 18/05/2017 23:52

I like the black kitchen but the photo isn't showing space for dining - it needs to. The living room appears small - you have one sofa and I presume no other seating? The way the room is configured would leave me to believe from the floor plan that the doors out to the conservatory would mean you can't put another sofa on the other wall. The conservatory looks cramped.
My overall impression is not enough space on the ground floor, and I'd like to see room dimensions on the floor plan. The garden doesn't look child friendly and that's your market.

Coneheadmum · 19/05/2017 05:03

Sorry OP, I would not view either:
black kitchen: funerals and way way way too much black
Blue garden: nature is not blue. This does not make me think of a nice outdoor time.
Overlooked garden. See above.
Black toilet seat. Reminds me of old aunt's house.
It might be that you can get people through the door and they could think it is better in the flesh. I would not even put a photo of all that black in the listing. I would put paint the fence white asap, and put some green in, even a bit of fake grass and a lot of tall plants. then have the photographer take a different angle. Anyone with a brain with google maps it (or bing maps) and understand it's overlooked, but that doesn't mean you should advertise it as such.

Bluntness100 · 19/05/2017 05:16

Totally agree that pic looks much better of the kitchen....crap photos could have a lot to answer for here.

madcatwoman61 · 19/05/2017 05:29

Maybe some plants in pots in the garden - cheaper than a lawn and would soften it a bit - I would find it very uninviting (although I quite like the blue).
