Acquaintenance of ours have put their house on the market:

its been up for a while but they've not had any viewings. Frankly we're sick of hearing them bang on about not being able to sell (relationship break up so its part of the break up saga).

Was wondering if the panel have any thoughts on whats wrong with the listing so I can give them feedback that might help them sell it (and shut them up in the process).

I know its not very charitable but its like a stuck record.

What's the price like compared to others that have sold?

I wouldn't say there's anything particularly wrong with it but I don't think the photos are amazing. The first picture of the house and the drive is pretty uninspiring and looks a bit uncared for.

The interior of the house looks fine but maybe lacking in personality? There's just nothing about it that would make me want to view it unless it was an absolute bargain. That's just my personal opinion though, hopefully so,done more qualified and experienced can give you their opinion!

I'd guess mostly its price. pics arent great and that orange paint is a bit strong but it looks expensive compared to other properties and sold for a lot less 18 months ago.

The red room is a bit much and needs papering/painting, and what is the brick bit in the middle of the garden fence at the back? Other than that, the outside is a bit neglected but nothing too bad, but if no-one is interested it's simply too expensive.

The front drive looks a bit grim , like a drive has been dug up and not relaid. Absolutely no kerb appeal.

Downstairs is a bit "brown".

Upstairs - orange in particular - all a bit too specific a taste.

Conservatories are no longer desirable. Many people see them as something that will need to be pulled down to make way for a proper extension.

However, it is clean and if the price were reasonable someone would be buying it.

It's very near to a very large school, the nearest primary school rather than combined primary and high requires improvement, I wouldn't want my children at a school from age three to sixteen, the front drive is very scruffy, it's overlooked by newer houses, the lounge looks dark and cramped, the dining room looks like a corridor, the doors between the conservatory and house are ugly, the stuff stored in the conservatory makes me think that there is not enough storage space, the grey and beige bathroom is an odd combination of colours and needs replacing, the hideous red bedroom is too small for a double bedroom and the odd lower ceiling is ugly.

Other than that....

I think that the driveway spoils the appearance of the front of the house. I can't see the room dimensions in the description or on the plan.

It looks completely unappealing from the outside. That would put me off straight away. It also looks very dark inside.

Just not an appealing looking house at all

We actually want a conservatory if/when we move. It looks like a fairly crowded estate which may limit appeal? And price. I don't know what is typical in the area but I don't know anyone who could afford that.

Personally, I hate seeing a dining table with one side squashed against the wall. It says to me "there really isn't room for this dining table here".

Likewise, the giant sofa squashed underneath the lounge window. A smaller sofa would fit better & make the room look a bit bigger.

There's nothing actually wrong with it, but if it's not selling, maybe:

  • make the frontage more appealing with flowers in pots she hanging baskets
  • same with the back - needs flowers
  • Tone down the red room
  • ask agent to take photos on a sunny day

They should paint it white or maggie in the brighter coloured rooms. The colours are too much and people will straight away be put off thinking how much they need to decorate. Same for front fence, it needs painted.

Some pretty coloured pot plants out the front and maybe a little bench. Its very bare and unappealing.

It's very over looked and that would have been the thing that stopped me viewing it. The drive desperately needs the attention.

The rest of it is pretty boring.

Lawks, who paints a bedroom in red gloss? It must be like trying to sleep in a migrane.

It is fugly but inoffensive. The kitchen looks cheap and the poo brown wall in the living room isn't ideal. The outside is also pretty hideous.

But I have no idea what prices are like there. Probably over priced if it won't shift.

The outside photos all have been taken in a way that makes you think it is badly overlooked. Get others that show the front and back without the other houses so in show. Agree with PP needs flowers or something to make it look more like a home, there is tidy and then there is so neutral it looks like a long term rental

A very similar 4 bed one sold on the road last summer at £220,000 before that a 4 bed for £215,000 and a 3 bed detached this year for £175,000.
It should be on for offers in excess of £215,000 if they want a quick sale, or if they have time to sit on it £225,000 with a view of taking an offer.

It's overpriced.

Needs a paint job inside and out to brighten it up and give it some kerb appeal. First thing I noticed was the awful fence.

The photos need to be retaken on a sunny day. It looks very grey from the front and the drive looks a bit of a mess.
The 2nd photo needs to go, it makes the house seem hemmed in by other houses.
The red room might be putting people off.
I cant see the conservatory on the floor plans either.

The red bedroom could prob do with being toned down a bit. The conservatory isn't really dressed as anything? It could do with maybe a desk or seating in there to make it look like a useable space (rather than a fridge in winter and sauna in summer - I hated our conservatory). Garden looks a nice size.

Decor is not to most people's taste, kitchen looks cheap for a house in this price range. Aren't they building loads in Bridgewater at the moment and throwing incentives around to get people to buy new builds? House is too new to attract people who like older properties, but doesn't have that new build pristine, so it's in no man's land really.
