Hill Folk: tell me about overdwellings please

I'm originally from Yorkshire and know what an overdwelling is...but we're thinking of buying a small place nearer my parents and estate agent rather airily told us it was quite usual without actually spelling out what it means in terms of land ownership etc.
is it usually a shared lease arrangement with the house underneath? Or do you not own the foundation but do own the roof?
Any advice gratefully received.

...and what difference it should make to the price (approximately) compared to a freehold cottage of the same size.
