As long as the property is standard construction, you can take out a buildings policy quickly and easily on line. We did ours the day before we exchanged, and even with an unusual feature having to be referred to the underwriters it was through in a couple of hours.

We have had a call from the solicitors to say we have completed Grin however we can't get hold of the estate agent to actually get the keys! Sad

Congrats y0rkier0se! I hope you get the keys soon. It's good to have some positive news on this thread. I have a bit of my own - our chain is complete again. It's a longer chain than it was, (seven properties now, argh) but I'm just glad it's no longer open-ended! I'm sure we have many. many weeks to go but it's nice to have a bit of progress.

No news from us, despite being told end of last week we would exchange early this week we still haven't. No idea what the hold up is now, actually getting massively peed off. The 28th is being bandied around for completion but until confirmed can't book removals, and the removals companies are being booked up thick and fast - feel like I'm stuck between a rock and a hard place right now.
Camper, I can fully empathise with why you are down about this right now!

Anyone else dreading the bank holiday weekend as it means 4 days where solicitors etc won't be working?

On the insurance front- do you just switch your normal house insurance on exchange date? (Meaning the property you are actually living in isn't insured for a week or whatever) or do you need a new policy just to cover exchange to completion?

Iam I'm a little anxious about the bank holiday causing a back log & delay. Also people tend to book off the week prior or post the bank holidays to have a full week off. Brew

Insurance - I got a quote from Aviva online and it's good for 90 days. I spoke to them and they said it's fine, you just then tell them the exchange date when you know it.

I can't transfer my current as am leaving ex in the house (not that he cares about insurance - he needs it for the new mortgage but hasn't asked me for the policy to send them). You shouldn't leave your current property uninsured as it will be a condition of your mortgage (and sensible) for it to be insured. Just speak to your provider - they do this stuff more often than we do :)

We got the keys at 1pm yesterday. It feels like it's such a long and arduous process, I'm sure I know the estate agent better than DP, spent more time talking to her than him over the last 4 months! But we're in now and it's almost all forgotten about. All the best to all of you, will get there eventually WineCake

Thanks out I suppose calling them would be a good idea! I'll leave that until things get closer.

How long roughly does it take for movers to pack and then unpack?
Will take them up to 90 minutes to get from house A to house B too! Just wondering how early we are likely to need to let them in and what time we are likely to be done at the new house if we eventually get these bloody searches back lower down the chain!

We're currently in military housing, our vendors have had an offer accepted now their vendors have to find somewhere. Sigh. I hope we aren't at the bottom of the longest chain in the world, but it's looking likely.

We would ideally like to move during the summer as we're both off work then.

Estate agents have just phoned to say there's no news. A hand hold and a moving van please MN!

Welcome, MrsHandles. I hope things don't take too long for you.

Minimal news for me this week. Buyer arranged for someone to come look at the boiler which I was a bit nervous about but the guy just did a gas safety test and left. He didn't even switch the heating on. If I had paid for that I would be furious.

Ended up chatting to my buyer last night when he phoned to let me know that the aforementioned gas man was on his way round. Turns out the buyer still thinks that we are on for completion in the next couple of weeks. He knew nothing about the chain, not even that we'd lost the top of the chain and only got a complete chain about a week and a half ago! His rental contract expires at the end of April and although he's moving in with his girlfriend temporarily, her rental contract finished at the end of May. Which might have been alright if it weren't for the fact the the people at the top of the chain are buying a new build and their builder won't install the kitchen or bathroom until after exchange so completion will be on notice some 5-6 weeks after exchange if we are lucky. Rang the EA this morning to read them the riot act about the lack of communication. They didn't seem to be bothered about my buyer's impending homelessness but I really don't want him to pull out.

The rest of the chain looks like it's moving along nicely. New builds buyers had the draft contract on the 4th. My solicitors are awaiting on replies from the last few enquiries being answered by our vendor's solicitors. My solicitors are yet to receive any enquiries from our buyer's solicitors so at least my buyer can't exactly blame the rest of the chain from holding him up!

I am apoplectic with rage. We were supposed to exchange today, all seemed to moving ahead. Then bam! 3 steps down the chain have not provided proof of funding to their solicitor! Really! This should have been done weeks ago. Massively incompetent solicitor imho.
Starting to think something fishy is going on here, it's been one reason after the other to delay exchange for 4 weeks now, beyond ridiculous!
I give up...Sad

Welcome mrs I'm at the other end of the chain. When we had the offer accepted on the house we are buying I contacted our estate agent to let them know and assumed they would pass the news down the chain- they didn't! A week later when I contacted them asking for a chain status update they got back to me saying number 2 and 3 had applied for searches and done surveys and now number 1 knew the chain was complete would get on with things!
As it happens I'm incredibly organised and didn't want to slow the chain down being at the top so got everything done at the same time and hand delivered stuff my solicitor sent me to complete the day it arrived. Unfortunately numbers 1-3 in the chain are in Dorset so have a 7 week wait on searches so I'm the one now hanging around waiting.

So we are making some progress. Survey on our pucrchase and mortgage offer all sorted in the last week. Apparently could be able to exchange (with delayed completion) on our sale by the end of the month. Would be nervous to do that without our purchase being further through (though ultimately we have to move for work so if we had no choice but to rent we'd still go through with our sale). What do others think you do in such a circumstance.

Yay littlemiss happy new home!
No mrs even closer- in in North Somerset. I'm number 5 in the chain (at the top) and numbers 1-3 are frustratingly in Dorset. Searches and queries have been done on my property.
To be honest I'd rather not move until at least the end of may as I am working an extra 40-60 hours in the second half of may, but I want everything signed asap so it doesn't collapse. Time just seems to drag when waiting for everything to be done.

I just want to be in. We've never been in a chain before: our first house was a new build and now we're in military. Chains are very frustrating! I hope the people at the other end of mine find an empty house or go into rented.

Great news for York! I am now back after 10 days away in the Highlands with no WiFi, no mobi signal etc. It was quite restful actually, not being able to check and check for emails so I could forget about this (a bit). Makes me realise how stressed I have been. Buuut I asked the EA to leave me an update for when I got back. And of course they haven't... So I now have to wait until Tu. You would think something would have been sorted in 10 days, wouldn't you?
