Seems we reached 1000 messages so I've started a new one!

Thanks spickle really helpful

Well 3 out of 4 of us in the chains are using same firm for solicitor so that should speed any queries up that that they can just knock on the other solicitors door rather than wait a week for a call back ;)

Harumff · 07/03/2017 18:05

Can I join in please? We accepted an offer on our house 3 weeks ago today and reserved a new build 3 weeks ago on Thursday (it's basically ready to move into). So our chain is FTB - our buyer - us - new build.
Just feel like I'm constantly waiting for it to go wrong! Had an update today that our buyers have received their mortgage offer (great!) but have not yet paid the solicitors to do the searches. Obviously I'm now stressing there's a reason they're holding off and the EA couldn't get in touch with them today!
What a stressful process!

DobbyLovesSocks · 07/03/2017 18:23

Thanks all Grin
We have two viewings tomorrow, funnily enough two houses on same road. Hubby is trying to organise a third.
Keep sending the good thoughts - I'm sending positive vibes for you all too x x

DobbyLovesSocks · 07/03/2017 19:55

Just had a phone call from our ex-vendor's EA to ask for a copy of homebuyers report (am checking with solicitor on that one). Apparently vendors want to know why we pulled out and if there was any reduction they could offer for us to proceed with the sale. We have said no but feel bad that they have to start again with their sale

Iamcheeseman · 07/03/2017 20:51

trevortrevorslattery Thanks for that- that's really useful info.

dobby good luck with the viewings. I suppose the ex-vendors are just gutted it fell through and want to know why to try and prevent it next time.

I hate all this waiting so much. Yes I know I only had our offer accepted on Friday but that's a whole 4 days ago. I'd just like the keys now please. I suppose I'll wait until the end of maybe Thursday and if I haven't heard anything from our solicitor chase to find out how far everyone else in the chain is. Being at the top I thought they would be hurrying us along but I've not heard anything from anyone. I'd quite like the contact details of everyone in our chain so I could make us a little facebook group so we could update each other rather than not knowing anything and having to get solicitors to find everything out for us! Obviously that is never going to happen though!

thecapitalsunited · 07/03/2017 21:40

Having had an offer accepted on house which is way beyond what we thought we would be able to afford, I had a phone call today to say that our vendors have an an offer accepted. Their vendors are going into a new build so we have a chain but the EA can't say how long we can expect to wait because the builders offices aren't open on Tuesday and Wednesday.

DH is getting the ball rolling on a mortgage application and looking into building surveys but getting a bit twitchy in case the new build is going to take longer than our buyer (FTB) is prepared to wait. DH is all for ploughing on (and so is our broker) but I just want to see how the land lies first. I'm really worried that something is going to go wrong because I almost feel our house is too good for us.

CampervanLady · 08/03/2017 13:27

Can I ask for everyone's opinion please? Our buyer has been messing us about for months whereby they don't bother returning calls for up to 2 weeks at a time. They are extremely slow. It's entirely frustrating and their flippant behaviour is pissing us off.

What would you guys do? Our EA won't give us any advice but he's seriously pissed off at them too.

CampervanLady · 08/03/2017 13:30

Can we give the buyers a deadline or re-advertise the property for when they inevitably pull out?

What can we do???

ocelot41 · 08/03/2017 13:45

Oh noooooo! Campervanlady, I am so sorry. I would go with the deadline myself. What does your EA say?

CampervanLady · 08/03/2017 13:53

Our EA is too furious with them and says he's now bias. But a deadline seems like a good idea. What if the buyers just turn around and say it's out of their control? The fact they just refuse to call back or answer emails makes it SO much worse.

CampervanLady · 08/03/2017 13:53

It feels like there's no point in "sold subject to contract" because SO much can go wrong between making an offer & exchange.

Sold STC my arse! Wine

ocelot41 · 08/03/2017 14:06

If something is out of their control, you deserve to know what's going on. They can't just not communicate. And I agree wholeheartedly with the stupidity of the Eng system - it causes so much unnecessary stress and expense

user1484830599 · 08/03/2017 15:24

What stage are you at Campervanlady? Can you realistically give them an ultimatum that you will put the property back on the market unless they exchange, or are you too far away from exchange to do that.

I would think carefully about making ultimatums as you have to be prepared to follow it through, otherwise you are just asking them to take the mick and walk all over you IMO.

CampervanLady · 08/03/2017 15:40

They're definitely walking all over us. I'm tempted to give up on selling completely. Too much heartache and stress. My whole life is on hold! I want to be free to apply for work, schools etc. DH will have a long commute but it looks like we are stuck.

We can't just keep putting our lives on hold indefinitely waiting for the phone to ring.... Confused

Ugghhh. What a mess..

CampervanLady · 08/03/2017 16:10

Well my lovely lovely husband just phoned me to say that our buyers have made contact with planet earth. There was a problem but it has been resolved and now the solicitors have taken over. YAY!!! Now we can just let the solicitors sort it out between themselves.

It'll be 2 weeks wait for local searches to come back. They currently take 2 weeks to do.

I need a holiday. Thanks for letting me vent

trevortrevorslattery · 08/03/2017 16:15

Great news campervanlady!

ocelot41 · 08/03/2017 17:30

Yaaay! Waves pompoms for Camper!

DobbyLovesSocks · 08/03/2017 20:04

So pleased for you @campervan
With regards to us; we had a viewing of a house tonight. And we have out an offer it. Have to wait until tomorrow to see if it has been accepted

DobbyLovesSocks · 08/03/2017 20:05

*put an offer in

MissDuke · 08/03/2017 22:17

Great news Camper and good luck Dobby!

thecapitalsunited · 09/03/2017 09:21

Good luck, Dobby! I was joking to DH at the weekend that I now understood why they always go to the pub on LLL to put in an offer. It's soooo stressful. I definitely needed something to take the edge off! Hopefully you don't have to wait too long. We put an offer in on Saturday afternoon was told to wait until Monday then on Monday it went to best and final offer. Thankfully the vendor decided that day and the other offer came in before the 6pm deadline. I don't think I could have waited another night.

MissDuke · 09/03/2017 15:34

Woo hoo mortgage confirmation just came, that was very quick! Application only went in on the 28th Feb. Now just to see how long the probate thing takes, really hope it isn't too long!

Hows things with everyone else? What are you all doing about removal companies? I have no idea when to start contacting them as we have no date as yet.

trevortrevorslattery · 09/03/2017 17:14

Lots of good news coming through for people hurrah!

Our buyer eventually had their survey done earlier in the week so I am just waiting to hear whether they try and chip the price for any reason. I can't see why they would (we haven't lived here that long and our survey when we bought was ok) but I am still a bit nervous.

We're going to arrange removals once we have a target completion date although we've had a quote from one I think .. DH will sort that out so I am not getting involved. I've got enough admin in my life already!

ocelot41 · 09/03/2017 18:30

Great news MissDuke and good luck Dobby! Our buyers have a full structural survey booked for next week - gulp, they always make it sound like the place is falling down!

Iamcheeseman · 09/03/2017 18:38

Lots of good news coming through- keep it coming.
How long after accepting your buyers offer did they arrange a survey with all of you?
My solicitor seems to be really on top of things (probably because I had already sent all the paperwork I could to her before we had even had an offer on our place) but I know nothing about the rest of the chain.

I emailed my estate agent yesterday asking them to find out and they said they would but I've not heard back yet. This is where I get impatient as I could make these calls and find out the info in half an hour if we didn't have to go through a million middle men!
