We will find out for sure today. Doesn't look good though. We already switched EA as the last one was horrendous.

Anyway, our new EA is actually brilliant. (Did I just say that??) We just seem to attract flippant idiots with money.

I think we may actually give up and just stay in this house for a year or so longer. SadWineWineWineWine

Seriously, all I want is to live nearer work and a school so we can walk in as a family. We would also like a detached or semi detached house. It's not like I demand a beautiful house, with a million bedrooms, sea views etc etc. My dreams are ridiculously humble. Don't mind renting for now either.

And yet my friends find it easier to move across the country! Arghhhh

Hi Campervanlady, good to hear from you. I will be around today if you want to talk/ swear/cry. Can I ask who this new brilliant agent is? We are with KFH and starting to think they don't check things out enough. User as far as I can tell, the problem is the downward chain. FTBs keep hoping prices will drop with Brexit and pull out. The next rung up (posh flats or 2 bed terraces) are a bit overpriced and there is a glut of them. So those buyers keep changing their minds too. Argh!

Just a super quick msg to say everything is well again. Apparently the problem was a bad case of Chinese whispers. One message got relayed so often and so badly that by the time it was received - the msg was completely wrong.

Our buyer is selling his house through Haarts ea. A valuation survey has apparently taken place, mortgage offer been received and searches gone out BUT our buyer has no proof of any of this and doesn't even have a sales memo- apparently Haarts don't send them out to their clients???? Anyone had any experience with Haarts?

Thanks camper. I do hope not - be my role model and cross that finishing level! I have a couple of private viewings lined up as one offs with individual agents - one is a chainfree investor, one is a retired couple moving to be near grandkids. If one of them loves it, I may be back!

user - do you have any thoughts about 'resting' and relaunching a property? Although I hate the waiting, perhaps it would be a good idea at this stage?

resting and relaunching? I have to admit, when I see estate agents brochures that refer to launches etc it just makes me roll my eyes a bit. That is just a personal opinion mind, so please feel free to ignore! I just think that houseselling is hard enough as it is, without making people faff about. I prefer to be straightforward (see also 'guide price', 'offers over' etc).

However, in saying that what do YOU need? Do you need to plough through, or do you need a rest from it all? How long are we talking? A month/6 months?

Everything I've seen, bear in mind this is only from following my local property market obsessively for the last 6 years (one day I will get a hobby!) is that this is not a great time to be selling. In my area there is very little supply at the moment so anything decent sells instantly for an inflated price and the only thing left is the stuff that has been on for years, I've also noticed sales falling through (in fact the one I am buying fell through originally as the buyers couldn't raise the funds).

I have been told by all the EAs that March is the time that the market picks up, i.e. more houses on the market and more buyers looking. If this is the same in your area how fast is stuff moving and come March will you have more competition? If Brexit is putting buyers off enough to pull out, is that going to realistically improve anytime soon?

I am not an expert by an means, but I am always happy to talk about property. Hope I've given you a bit to think about at least. Ocelot do feel free to PM me if you like x

spickle are you there? Anywhere? I was just wondering, in your opinion, how long would it take to go from receipt of mortgage offer to exchange if the searches are being purchased from a previous buyer? The only thing left to do is enquiries and there aren't many because it's a new build. Everything is under warranty & very straightforward.

Argh! I'm getting ahead of myself. Must stop myself.

Hello CampervanLady!

Unfortunately, it is very difficult to say how long it will take to exchange. Your mortgage offer and searches are only part of the process. You have probably saved a couple of weeks by purchasing the searches direct from a previous purchaser, but there are a number of points which need to be dealt with before an exchange can take place.

Your solicitor is acting for your mortgage lender too and he has to study all the paperwork relating to the property. This will include looking at up to date title deeds to see whether there are any restrictions, covenants, consents and rights of way which need investigating.

The searches will show planning applications and your solicitor will want to see certificates, guarantees, building regulations etc. This is not being awkward - your lender will insist on paperwork being in place (or an appropriate indemnity policy)

I am assuming you are not buying a leasehold property. If you are, then there will be the landlord/management company to contact to provide answers to all of the leasehold enquiries - they will have to provide a leasehold pack (this takes weeks to provide).

As it's a new build, are there any communal areas which will be maintained by the management company, i.e. planting schemes or maintenance of parking areas? If so, your solicitor will need to study documents which set out costs to the purchaser, as well as maintenance schedules.

Has the new build reached a structurally complete stage? Or are you exchanging within 28 days but have a long stop completion date?

Hopefully your purchase is straight forward but unfortunately it is unknown until all evidence is gathered and enquiries raised and responded to.

As I read your post I was nodding along in agreement as it all makes perfect sense. All the certificates, guarantees & building regs have been checked over. No communal areas. No rights of way. It's a really boring house but I bet they'll find something (which is good!) At least we know they'll be thorough.

I think the biggest problem is the section 106 agreement needs a good check. And we need to make sure that the council are taking / have taken ownership of the roads etc.

Has anyone else had cold feet close to exchange. I absolutely love the house and know it is the right move for us, BUT there have been murmurings about exchange and all of a sudden I feel a bit sick and out of control. A week ago I was whining it wasn't quick enough. Never happy!

Hi can anyone tell me if when you o and submit mortgage application you can instruct and pay for surveyor at same time or do you have to wait for some mortgage type paperwork to comeback? Obviously our mortgage man will know if we will be granted the mortgage from pay slips etc but he won't actually be the Halifax or whatever whose lending ? Basically our buyer is weeks ahead of us and our seller is too it's us slowing the job up because of my partners hours we can only do anything on a sat and the mortgage guy we use has been on hol for 2 weeks ! Any advice appreciated x

littlemissM92 your lender will do a valuation survey prior to full mortgage offer, however if you prefer to instruct an independent surveyor for a home buyers or full structural survey then you can do this at any time. Obviously the cost of a full structural survey could be in the region of £800 which you would lose if you have to pull out because your lender won't lend.

Thanks Arsenic, that's really sweet of you to say. I actually ended up having a direct conversation with the buyer today who is a really nice bloke - it built a lot of trust. I am just waiting to hear what the situation is with the downward chain.

We've had no progress here apart from finding out that the buyers mortgage offer is delayed because the bank needed more documents. Is that normal? The valuation has been done.

Hi

Cam I join please? (Although reading some of the scary posts on here I'm not sure I want to).
Accepted an offer on our house on Monday and had an offer accepted on one to buy today!
The house we are buying is chain free shop we're at the top but there are 5 of us in the chain starting with first time buyers. I'm so scared of everything going wrong. I just want to move in to the new house tomorrow!
I've contacted our solicitors but what happens next now? Surveys? Mortgage?
Do we wait for those below to do theirs? Or just get cracking?
When we bought our current house we were first time buyers and there was no chain so it was really straight forward!

Then we need to pay for searches and drop some paperwork to solicitors on monday... then I'm sure someone will correct me but I don't think 'we' have to do anything imparticular then.. I think solicitors and bank do it all? Until pay day obviously!? X
