A 'waiting for viewings and offers' support group?

Not quite ready for the 'in a chain' support group (please please don't let it be too long!), but we have just put our house up for sale and are waiting for viewings. Mostly cleaning and primping and procrastinating, with occasional adrenaline bursts when the phone rings.

Anyone else in the same position wanting to share the angst?

Those of you who aren't getting viewings, what are you selling out of interest? We probably had twenty viewings in total before getting this offer. I second the yellow flowers though! And obviously, clear all surfaces, etc. Having said that, I think most sensible people look past that stuff don't they? But it helps for photos.

I've just made our best and final offer on the house that we really really want. It's way above the asking price but I know they like the thought of first time buyers rather than having a chain. I'm just hoping that my promise to look after their lovely garden will swing it for us.

We are selling an Edwardian end of terrace 5 mins walk from the train station (lots of commuters). It's the largest house in the street. I do think it will sell quickly, just a bit paranoid as we obviously had the two people who had alerts on (and one didn't show up) as soon as it went live and nothing since so we'll be waiting for new people to start looking now.

Again our agents are selling the one we are buying and though we don't have to sell to move we want to be a bit further on (if we own both for too long there's a huge stamp duty penalty).

The photos are all vvvv clear and uncluttered. There will be things out of sight/in cupboards as viewers look round but it's not hugely different.

Ours is a typical first time buyers house. It's large and has a large garden. However, the comments have always been about the steps leading to the house. 32 steps just to get to the house. It's priced with that in mind. And we are getting viewers. I'm hoping things pick up soon as there's hardly any house priced like ours.

@afromom It looks really smart. My only thought is that where you have the telly in the main bedroom, it makes the room look pokey. I would get rid of that unit and the telly (stick it in the garage or something!) and the chest of drawers in the other bedroom if you possibly can as that also makes it look a bit crammed in.

afromom I am also inclined to agree about that unit - and in one of the children's bedrooms, there is a lot of stuff on the shelves, in the other there is a similar TV on a unit. You could easily put them away for photos (same with the ironing board in one of the photos) and then people are probably more willing to look past them in viewings as they can physically see there is space.

We were also told to take down family photos which we have done.

We are at 2 months with no viewings. Small two up two down in a villiage. All comments have been that the house is small...what do people expect for the style of it Confused

I did wonder about the TVs, will think about doing that in our room and probably just for the photos in ds room as I don't think I could cope with him if he doesn't have his precious tv and Xbox! I wondered about the family photos, but haven't got anything to replace them with, they cover the whole wall so may look a bit odd without them. (But I guess I've completely outed myself now 😬)
I will move the ironing board too, Hoover, laundry racks, recycling bins etc are all gone for viewings in the shed, hadn't thought of ironing board though. It all has to go in the shed, as no garage unfortunately (another downside - identical house to ours for £10k more in road behind sold last weekend over ours as it had a garage).

Oh gosh ladies we have just viewed a property for a 2nd time and I think we are gunna try get it ., another couple who viewsed last week are putting there house on the market specifically for it queue the stress starting here

We have received an offer on ours which would mean we are 5k short of what we need to move.

Can't decide whether to accept and struggle to find the 5k or whether to hold out and potentially loose the house we want. Can't reduce offer on house we like as someone else offered the same as us.

Does anyone know if we can pay fees on a solicitor or take out a loan for 5k or will this screw us mortgage wise?

Your estate agent will surely help negotiate that offer Blackfell? Or is that the final, best one?

Final and best offer from an investor- the only bit of interest we have had.

I feel backed into a corner as our dream house want to move now, if we accept then we are procedable but will be 5 grand down.

It seems such a shame to loose this house over that amount though but we just don't have it Sad

We have switched estate agents today Becky- I think the investor is one linked to the new EA as it's not even live yet.

New EA is the same EA selling 'dream' house so I suppose he's pushing to complete the whole thing and get it done to get his commision x2 which is fair enough. He seems to think that this sort of offer is all we will get, I'm inclined to agree as we had it on at 109k with no interest at all. Dropped to 105k with the offer of £99.950.

Not sure whether to accept and try and find 5k from somewhere (loan, credit card?!) or to refuse and hold out for 105k which we may never get.

I hope to never sell a house again Sad

Oh gosh. That's amazing tho! Could you not just hold out for a week or so until it's gone live as some people may want to view it and maybe they offer? What a hard decision!!

I am so stressed out with the whole thing. We really need 105k which I told the EA which is why we were listed at 109k, starting to think it was a mistake to list at what we need now.
I think I will hold out for a few weeks and see what happens, I don't think there's a date on the offer but I will check!

I'm just scared of accepting and then coming to completion and to not have found the 5k we are missing Blush

Do you have a mortgage offer?
If you do, I think you'd be OK taking out a small loan (though you may not get it).

I assume you've allowed for moving costs. Do you have to pay stamp duty?

Drs we have an offer in principle but not the full offer as we hadn't found a house.

We are borrowing at the max we can afford so I'm a little wary of taking on any more debt until we have keys in hand Grin

We are about to ask, not sure if anyone has it but it's worth a shot. We aren't from a family with money (we are higher earners than our parents Blush) so may be pushing our luck.

If we could delay the sale for 3-4 months we could save it but I doubt our buyer or seller would want that!

Well the vendors have still not decided on our increased offer but the EA seems to think they are likely to accept it in the end. They seem to be convinced that they won't find a property and that we'll lose our buyer. Which is of course possible if they don't pull their fingers out and make a decision. If we do get this property it's going to be real slog to just manage everybody.

Credit card is an option but I'm worried that the solicitors etc won't accept it?

Do you pay the balance at completion after the checks etc?

Hi everyone I'd like to join in the wait with you all.

Put our house on the market late Friday not had any viewing booked yet which is disappointing as thought we would get more interest in the 1st week. Checked with estate agents who says right-move stats show lots of people have looked but gone no further. Should I have had more interest by now?

We have seen and offered on the house we want but as we aren't in a proceedable position it can't go any further until we sell.
