A 'waiting for viewings and offers' support group?

Not quite ready for the 'in a chain' support group (please please don't let it be too long!), but we have just put our house up for sale and are waiting for viewings. Mostly cleaning and primping and procrastinating, with occasional adrenaline bursts when the phone rings.

Anyone else in the same position wanting to share the angst?

Am jumping on the thread to say hi.... went on the market today. Tried and failed to sell 3 years ago so fingers crossed.

First viewing today! Questions from viewers: could the fireplace be re-opened (we think so), what's the storage in the shed (well if the EA had paid attention when we'd told them they'd have known where the key was...) and what position are we in (erm we're buying with the same EA! They know!)

Think all the answers were right so crossing fingers they are interested.

Our area has a few rental properties and we'd be a bit sad for our lovely home to be turned into a shared house but those questions suggest not...

That sounds awful Notanother. I think people lie a lot when it comes to property.

We have just bought a holiday cottage to rent out. The guy we bought from said there was no reason not to have an open fire. Apart from he had reduced the height of the chimney and poured concrete down it...

Just had my first viewing ( unbelievable) we went live on one of the internet agents yesterday at about 8pm, by half past we had 2 viewings booked. Even more unbelievable is that the husband and wife saw the email alert and both booked in without telling the other one! It was obviously meant to be. They seemed to like it.... I must try not to have verbal diarrhoea next time, I give away far too much!

So the lady who came to see it at the weekend liked it.... It was the first she had seen and there would be a few things she would change blah blah blah but its on her list and she hasn't ruled it out.

The ditherers are still dithering too. Would be really shocked if they made an offer though. Even the EA has lost the will to live with them.

No word from our viewers, and no more viewings booked in yet. Have the day off today (to recover from having the week off for half term) but actually the place doesn't look too bad.

We've been keeping all those "collections" of stuff (e.g. I said nothing on windowsills but a few things do go on the bathroom windowsill) in clear plastic boxes so they go back in rather than straight on the windowsill/shelf life.Then the box goes straight in the cupboard.

We have now had 4 viewings. Apparently a couple of them liked the place but don't have their own houses on the market yet. The person this morning apparently isn't selling anything and quite liked it so don't know really.

No more viewings booked now so hope that's not it!

We have sold! Lovely because it's to a couple who are clearly really excited about it. We have an offer in on another property but so has everyone else in Wiltshire - keep everything crossed folks!

Those of you dealing with ditherers, get your EAs to apply a little gentle pressure. Worked for us.

Champagne well done on the sale. That was quick. I think the EA did apply some gentle pressure but will speak to the manager who was off last week. We do have someone viewing on Friday so fingers crossed the market is starting to pick up.

We're quite lucky that our type of house is quite desirable due to location, size, etc. So it was always going to mive reasonably quickly. Still haven't heard back from our vendor... Keep everything crossed.

Less fortunate here. I cleaned the shit out of the house, the kids were really good, we had lunch out so not to mess up the newly cleaned house, bought new flowers so that everything was perfect and the utter fuckers didn't turn up!

Urgh, I have supplies in to cheer me up, chocolate, crisps and wine. What a shambles.

Kondos, we had that happen a couple of times and it really annoyed me. I hope the snacks and wine help.

We have now had an offer accepted, so hopefully we are now en route to moving.

Congrats Equinum! Apparently 3 people have offered the asking price on the one we want so it's down to best and finals tomorrow. We are going to put in a higher offer and hope that this makes us more attractive than the first time buyers we are up against.

Our viewers didn't like it... cycle 1 of expectation/ tidying/ eager anticipation followed by a real let down. Fed up already, only been on 3 days!

Congrats equinum. Hoping people come and have a look here this week. There's only 79 houses within 3 miles up for sale, and that includes ours. Hoping some more come up soon!!

Well done eqimum and champagne. Great that you've had an offer. It seems like the market is starting to pick up this weekend, there have been 2/3 houses each day in our price range appearing.
Still waiting for an offer on ours after a lot of viewings last week. DP is down in the dumps today and has decided it's never going to sell. I have pointed out he's being a little dramatic as its only been on the market for 10 days!

Oh gosh afro! Our house has been on the market since September. One ridiculous offer. Estate agents weren't pushing it. We changed agents at the beginning of Feb and already had more viewers in 2 weeks than in the 26 weeks it was with the other agents!! Tell your husband it will sell. I'm feeling really low about it all and with three kids 5 and under, one of which is autistic, we are struggling with the tidying, cleaning, last min viewers.

That sounds tough Becky. Ours are 12 and 10, so easier to clean around, must be really hard with 3 little ones! I've told him he's being dramatic, a week is such a short time. I think yesterday was linked to the fact that the house we have our eye on was reduced in price so he thinks it will be snapped up now. I've told him we are not going to view anymore houses until we've had an offer on ours.
Actually maybe I have three children, 12, 10 and 33......,,Grin

Grin that's exactly our thoughts on not looking around. What will be will be! In a desperate bid to sell I read somewhere (although I'm sure it's tosh) that yellow flowers brighten everything up and some silly statistic said that yellow flowers in a house for sale will sell. Iv gone overload on daffodils now... Grin not sure it will work but thought I'd try anything!! Where abouts are you afromum? Maybe we could buy eachothers houses??? Wink

Beckie are you me? Actually mine are 6,5 and 2 and I'm 31 weeks pregnant. My 5 year old has autism. I know what it's like to not be able to keep things tidy 🙈 it's just a nightmare!
Afro it will sell, you just need to wait for the right person to come through your doors, dont be afraid to question the estate agents though, if you've had lots of viewings, why aren't people having second viewings, ask them their honest opinions, is it the decoration, the price, the area, are they just getting people in that aren't that interested?
And if you aren't getting viewings again question why! They are working for you, you are paying a hell of a lot of money, don't let them fob you off.

The agents seem to be really proactive and they are selling the one we are interested in, so hopefully that's the carrot to sell ours. They have given feedback on all of them, they say everyone likes the house (although 3rd bedroom is a little small for some). It's location that is the issue unfortunately. Only 1 parking space, at the end of a footpath and behind a 'screen' fronting the house is a dual carriageway.
Any suggestions on anything we could do to the inside welcome ...,
