A 'waiting for viewings and offers' support group?

Not quite ready for the 'in a chain' support group (please please don't let it be too long!), but we have just put our house up for sale and are waiting for viewings. Mostly cleaning and primping and procrastinating, with occasional adrenaline bursts when the phone rings.

Anyone else in the same position wanting to share the angst?

Thank you everyone! I am not sure whether to just forget it for a bit and wait and see, switch agents or just have a complete tantrum at our original agents to make myself feel better Grin
We have lost our dream house now so don't suppose it matters but i want to move asap.

Don't you just love how long it takes some me to realise the house needs to stay tidy dr. DH still leaves his coat hangers in the bathroom, his shower gel on the end of the bathroom etc, as though some fairy is going to sort it....!

Feeling really disheartened right now. So, we've been on the market for two weeks. First viewers offered asking price but can't proceed. We had nine viewings booked last week, and another three second viewings. Only six of those actually turned up, and none of the second viewings have been contactable for feedback Angry. In fact, the only feedback we got was from a young woman buying her own who stated that the house was 'massively overpriced for the considerable work required' (we thought it was just carpets and a bit of paint on the stairs, but she insisted it needed a new bathroom and complete replaster etc.).

We had two viewings booked this week. One was looking on behalf of someone currently living abroad, who may, or may not move back to the UK this year (!). The other appears to have disappeared Sad.

We're now considering pulling the house from the market. Having watched similar houses, nothing is shifting, yet everything being added is being listed at higher and higher prices Confused.

Can I join you? Our house should be listed this weekend and I'm already completely bloody knackered from making it half way presentable. We have 3 kids and have put about 60% of the toys in the loft but we still seem to be drowning in them. I'm hoping we sell quickly so we don't have to keep it tidy for too long!
We've seen 2 houses we really like already.

So the lady who really loved the house on Tuesday wanted to buy it but the husband didn't want to. Then she wanted to put an offer which was £45k less than the asking price. Oh well onwards and upwards. I think the EA might have scoffed a bit.

cheeky. I think some people start off with 10% less as their negotiating start point. Maybe the lady was trying to get it at a 'bargain' price to convince her husband??

4 hours till our viewing and I'm not even half way tidy. This selling whilst being 7.5 months pregnant thing was not a good idea Confused I can't remember why I thought it was!!
Praying they put an offer in so I can start to get stuff ready for the baby (pack a hospital bag, start washing and sorting baby clothes, put up the crib) ...But then I remember I'll also be PACKING to move house with a newborn and 3 under 6 🙈 seriously who thought this was a good idea?!

I hope you get a more realistic offer soon Halle.

I spoke to our Ea this morning, and he basically confirmed that nothing is selling here at the moment, and that FTB type properties are really suffering due to the reduced number of BTL investors which doesn't explain why they keep increasing the prices . He has suggested we reduce the price by £5k to push it into the next search category on Rightmove. Half an hour later, they pulled a viewing for Sunday out of the bag, so guess we will wait until next week to price drop.

Trying to keep the place tidy is a nightmare. My mum said I shouldn't give him any more yoghurt til we've sold!

Have just ordered our EPC which EA says we need to do in order to put it up as For Sale. She says she's going to send us the listing "very shortly".

I'm supposed to be writing a report for work...

I think the viewing went well, they turned up 20 minutes early Shock kids were in the car and I was just finishing moppig the floor Blush left them walking over a wet floor. We will hopefully get feedback tomorrow or Monday at the latest.

When we moved into this place it was with a 1 year old and 2 year old Hmm no idea why I bought this was a good idea!
Good luck with weekend viewings, I really hope we all graduate from this thread soon!!

Just popping on to wish everyone good viewings this weekend! We had one good offer in the week from lovely people with a solid chain but they can't complete until Oct, so its a no go. We can't keep paying for two properties until then (we are moving to take up a job offer). Can't think of a way round it unless they rent our house between exchange and completion? Anyone ever done this?

You could offer them that option but worse case scenario what if they find something they don't like about it while renting? And pull out only a suggestion not trying to put a downer on a good idea x

ocelot I probably wouldnt do this as they could still pull out up until exchange. Last time we moved our sellers said they couldn't move out for another 3 months - this was the day before contracts exchanged. They knew this would be the position but kept us chugging along with the purchase as we had put in a good offer. we only agreed to go ahead with the sale if they would exchange and then have 3 months between exchange and completion so we knew it would definitely go through.
The house we liked the most has been taken off rightmove - I've emailed the EA to see if its sold Sad
