A 'waiting for viewings and offers' support group?

Not quite ready for the 'in a chain' support group (please please don't let it be too long!), but we have just put our house up for sale and are waiting for viewings. Mostly cleaning and primping and procrastinating, with occasional adrenaline bursts when the phone rings.

Anyone else in the same position wanting to share the angst?

Wel I think it went ok she brought her daughter and son in law this time SIL last time she asked if there was any movement on price and kept talking about house a lot in future tense so fingers crossed

That sounds promising littlemiss.

We have a second viewing (probably at the weekend) as there was a man who came to see it without his wife (who is ill) and he wants to bring his wife. So all promising. No further news from the man who put the really low offer in.

Yet to hear anything more from the 2nd visit we had on Friday. BUT cash buyers who came at new year (but we'd written off) are coming back on
Wednesday. Please God they come good! So here goes again with the cleaning marathon.

She's come back again with final offer and I think she means it it wasn't what we were hoping for but not too far off don't know what to do whether to risk and push for abit more or that could just piss her off ??

What's your EAs thoughts? Are they cash buyers? How far off is it from your asking price?

Hello! 2 questions:

  1. Is this the place for "Potentially putting your house on the market/getting ready for viewings"?
  1. If we put our house on the market and withdraw (due to no offers/no houses we want) do we have to pay a fee? The estate agent says "no sale, no withdrawal fee". So if we had an offer that was way way too low, or we didn't get the house we liked and found nothing else we liked, would we still pay the EA?

Position is we've seen a vvv rare house we like come up - we wouldn't move unless we got this or something very like it - it's reasonably similar to our current house, just better location for us.

Tricky one Littlemiss - would that purchase price allow you to move to what you want?

House going on the market tomorrow but we had a viewing today. Knew as soon as I opened the door our house wouldn't be for them but can't help being disheartened. And this is only the first one! Need to grow a thicker skin!

That's a good start littlemiss! As summerhols says she is in a strong position, but it depends on if the reduction in price will affect your onward purchase too much.

drspouse you shouldn't have to pay any EA fees until you have completed your sale. It's the reason we went on the market at the time we did as knew there was no penalty if we changed our minds! We did as you are thinking of, put our house on the market to buy another. That one has long gone but we have found another that we are hoping will stay put!

Nothing from our viewing on Saturday. Sad countdown to getting rid of our EA now!

Valuations lady rang earlier and reassured me too.
As it's been so quick with spotting this other house I think DH and I need to discuss this more seriously...
But also while getting a move on to get our house ready to sell!

Just how clear/decluttered am I aiming for? I'm going to go round and make a list by room when both DCs are in bed. But things I'm not sure on are e.g. DH keeps his jumpers on an open shelf - it's very hard to keep them tidily folded all the time - does this kind of thing matter and we should get some boxes or something?

It is a good point - just how pristine is your home expected to be for a viewing? Feel like banishing dog, kids, husband until this charade is all over!

I have entirely decluttered our house (which was fairly minimal to begin with). Excess coats, my daughter's bath toys, kitchen equipment we rarely use etc. has gone into a friend's garage for the time being. I've also sorted and cleaned any cupboards.

Probably over the top but I need this house to sell!

Already checked Rightmove five times today to see if our house is on there yet Smile

Thing is our house in TINY so anything out on show only closes it in, I'm sure you won't have that problem Drspouse.

Sun has come out today so I'm getting the estate agent back round to do a second lot of photos. Obviously a nightmare vendor Smile

Ours gets de cluttered massively for each viewing we usually BOTH spend about 3 hours each time preparing. It is a pain in the bum for us all x

Oh gosh I don't want to have to spend that amount of time on each viewing!

Our house is not that tiny thankfully.

I can't really see my kids being happy about putting away their bath toys but we could happily live without half of everyone's clothes, for example, for a few months.

I'm going to try and talk DH into getting a babysitter, a van, and a storage unit for a day's decluttering.

It's so tricky knowing how pristine to make your home for a viewing. All I know is that I nearly kill myself cleaning/tidying for the 12 hours beforehand.
