So my house is for sale

Not really sure what sort of level of viewers to expect to be honest.

It went live last Thursday and only had one viewer so said it was lovely but they were after something a bit bigger (fair enough as they had two kids).

Should I have been expecting more or is that usual for Winter time?

If it only went live on Thursday there may be a few people who haven't seen it yet and those that like it will probably want to view at the weekend. Have you checked in with the EA?

Do a rightmove search at your price in your postcode and see what else is out there. Look for 'type' - as in, people viewing that house will also view yours and vice versa.
We sold ours in 4 weeks and had 25 viewings but we were one of only 8, 4 bed properties in our price range in a 2 mile radius. 6 of those are still for sale and 1 sstc (we have exchanged and move on Friday)

You will get lots of viewings by the way, where despite the floor plans and pictures, buyers still say they want 4 double bedrooms, or the gardens not big enough, or it needs too much work. It's par for the course I'm afraid, and incredibly frustrating!!

Thats not a bad little house actually!

However i do think it would suit a couple or a couple with one child as the rooms are very small upstairs

on the same relatively new build estate.

ours also has the benefit of a private access to it which keeps it off the main road.

I don't know the area you are in so have no idea about prices, but the last one you link to has a downstairs toilet which is a massive plus for me. I also like the look of it inside, and the garden appears to be bigger from the photos.
They all look like nice little houses though.

I guess the question is does a garage add to the value of the property? I would hope so.

We've also got a new bathroom whilst theirs is the original suite

That's what we were thinking anyway

Garages do add value most definitely ! Having a garage is a very attractive feature

Well - to some people a garage would be essential, but to others not important at all. We don't have one at our house, and our house is probably quite a bit further up the chain than yours and the others on the estate you've linked to. Not many people that I know park cars in the garage, and the driveways and road seems (from the picture) to give plenty of parking. If you are going to want to store things then you can get all sorts of different sheds.
Same with the bathroom - as far as I am concerned, there is nothing wrong with either bathroom (any of the 3 actually), so I wouldn't choose to pay more for one of them over another.
Personally though, I would pay more for a downstairs toilet. I would also appreciate a slightly larger garden.

That's the thing with houses though - we aren't all looking for the same thing Smile

I think it will come down to personal preference - when we were buying a similar house, we viewed all the houses on the same estate in the same price bracket. Yours does look much more welcoming than the others, you "sell the lifestyle" better than the other houses (as Kirsty says!) and yes, for us, whilst a garage doesn't necessarily add value imo, it will make it more attractive to lots of buyers.

I think it will maybe come down to position, what your particular road looks like in comparison to the other houses, whether the potential buyers like your kitchen / bathroom.

I think it just depends what people are looking for - we wouldn't look at a property without a garage so that's a big selling point, but so is a downstairs loo and bigger garden. Personally I wouldn't pay more for a new bathroom that's not to my taste.

I prefer yours out of all three and think that £140,000 is to low.
Hang on for a better offer, your is much nicer than the other 2 with the bonus of the garage.

I think people may be partly put off by the fact you bought it in 2015 for £130k and now want £25k more for it. It looks like you've redone the bathroom and kitchen to a decent standard though. But is it worth £25k over what you paid?

Then you've got the area of Hull, its a decent enough area but its kind of nowhere ish as well. The police station is right there and ypoud have to use Hessle Road daily, not something some people would relish I'd imagine.
I'd also imagine people would be concerned about moving within walking distance of Monmouth Street, Huntington Street etc.

If you were to get £155k I'd imagine it would have to be from someone out of the area and that's u likely that is to the negative impression people have of hull. Not me, I love Hull, I can wave to it from my back bedroom. Grin

So yeah, sorry if that sounds all a bit negative. Sad

the house was on for 145 when we bought it... that's what it was valued at before... but we haggled down because the man was desperate to sell and was an absolute bombshell, negative equity, etc.

that's been explained to them. We've spent a lot of money on it.

i would also imagine that they will make another offer?

people after all don't just make 1 offer do they...

they decide which one they want and then try to get it as cheap as possible.

Yours is definitely nicer than the other. One tip may be to put a bed in the little bedroom rather than leave it as a study to show one does fit. Its strange how some people really cannot see the space unless its set up

so they have now upped their offer to 144,500

we have gone back and proposed 150

have to see if they will meet us in the middle
