Is 40k enough for a loft conversion in East London/ Essex borders?

Just that really. Have come in to 40k and would like to put a 2 bed, 1 shower room loft with dormer on to our 1930's semi. Is this enough money or should I carry on day dreaming?

We are having quotes at the moment...
Cheapest £35k (Econoloft) and most expensive £44k (Outlook).
Bear in mind you have to pay for the building/fire regs which is about £600 plus the price is only to a plaster finish,so not including tiling/carpets/decorating.

I should add that I'm none the wiser which company to go for and was going to start a thread on it!

Yes, but unless it's bigger than a normal thirties semi round our way (Woodford) you're going to struggle to get two useable bedrooms and a shower room. We had ours converted from two pokey bedrooms into a nice big bedroom with roomy en suite.
