Estate Agent fees in Canterbury/Herne Bay/Whistable/Faversham areas?

Looking at selling a property in near future and was hoping someone could give me an approximation of recent Estate Agents fee percentages - agencies like Miles and Barr, Kent Estate Agents, Mark Smith - or anyone else you know of, have used or would recommend...

Bump... anybody anywhere any guidance on recent EA costs in south east.

Can't help on fees I'm afraid. But have just bought in the area through Ward & Ptnrs and they were absolutely brilliant, an unexpectedly pleasant experience and excellent communication. I know our vendor switched to them from M&B who they were very disappointed with. (Promise I don't work for them - was on the buyers thread back in May/Jun).

WE sold recently in Herne Bay. We initially listed the house with Miles & Barr but then transferred to Ward and Partners. As I recall they were all pretty close in fees and we ended up with a set fee rather than a percentage. We ended up paying £5000 after VAT was added on a £265000 house sale. Hope that helps

i didn't buy from gangsta (wrong area, wrong price).

The agents in Ashford seem to do 1%+vat as standard.

I've just sold through Your Move at 1percent. Can recommend Lauren or Betty there. Miles and Barr not great we went on market last year for 5 months with no sale. On market with your move for 3 weeks and sold.

Thanks all - I'd be really reluctant to go over 1% I think.

£5k as a fixed fee seems very steep to me - I thought I had a flyer from Mark Smith offering fixed fees for under £3000 ish but that was probably a year ago - nothing on their website now that I can find...
