Would anyone like an 'in a chain' support thread? We're selling and buying and it's so stressful!! We've found our 'dream house' and had an offer accepted, had an offer on ours within a week which was subsequently retracted. Wondered if anyone else was finding this whole process ridiculously stressful?

We have had further delays. I swear to god the solicitors at the top are so unbelievably incompetent. They had a document not signed by vendors... It should be signed now as they were on their way to do it an hour ago

Our top of chain solicitors sent some enquiries back to the WRONG solicitors firm. Just a completely random one. Unbelievable.

Argh it's my solicitors holding things up. Wanted to exchange tomorrow but no way is that happening now. Solicitor JUST wrote to vendor solicitor to say there is a potential chancel repair liability and want indemnity. I asked WEEKS ago about that! Honestly I'm going to complain once this process is over, they have been outrageously slow st every turn.

We exchanged!!! Was touch and go however. Our solicitor wasn't answering calls as she was on a train up north. Out EA kicked off and it was dealt with 😀 Completion 1st sept

Our seller's solicitor has now forgotten to send some other answers. Seller's say they gave info to solicitor weeks ago. I left them chasing their solicitor (the one that sent info to wrong email)

Also our lender hasn't confirmed release of funds yet. Hopefully we will exchange tomorrow.

Yello - my solicitor told me they are going to scrap the whole chancery repair stuff soon but anyone moving at the moment who could still be liable is stuck with getting the policy. V annoying.

We had to buy the chancel insurance when we bought this house, it was something ridiculous like £16.

Good luck all those exchanging/completing today. I feel slightly bitter that there was a slim chance it would be us today but at least it gives us (even longer) to prepare!

Baz, so sorry to hear your buyer is messing you about, has this been resolved now?

Latest from us is that the people in the rental property have a new mortgage which should be agreed over the weekend then we can start discussing moving dates. Our vendors will still only move on a Friday which limits our options obviously, but there is a proposed date of 16th September which can't be firmed up until the rental situation is finalised, hopefully early next week. I'm hugely worried as our vendors have said that the reason they will only move on a Friday is that they need someone to help them and I've convinced myself they are going to try to do it themselves with a van and we'll end up sat on their drive with a removals lorry till midnight on moving day!

We are now just waiting for our lender, Santander to confirm something with the solicitors and release our funds and then we can exchange.

The chapel that caused us to have to buy the insurance has now been renovated into a nice conversion. Wonder if we can claim our £16 back??? (Or if we're still liable for roof repairs as its the original church roof?!)
Not expecting any developments today. Had a viewing yesterday which we are waiting for feedback from, plus have one booked in for 3pm today. I expect it will go quiet over the bh weekend. We are considering our options for September, if we haven't any interest we will go with a second agent I think, once our agreement with our current one is up. I suspect some people might be waiting til school goes back to resume their property search so possibly might get some renewed interest as well.

It possibly does vary for the particular chapel? When we purchased this house we had loads of insurance indemnity things and they were all nominal amounts.

We are sooooooo close to exchange. We are just waiting for one more thing: the house we are buying has a block paving driveway. The seller's don't know when it was laid (before they moved there two years ago) and don't have building regs for it (that they can find). So our solicitors are requesting an indemnity insurance wotsit to cover us for that.

Oh I really hope all the outstanding queries get sorted soon for you all.

Moving day wasn't as non-eventful as I'd hoped. Removal men turned up over an hour late but in fairness they had everything packed up in about an hour. So at 12:30 I was sitting outside the old house while the removal men went to the new house and DP went to the estate agents to collect keys. The old house completed at around 1:00, so I locked up and handed over keys to the estate agent. New house didn't complete until 3:15 - so we were all hanging around for almost 3 hours. The removal men were going spare as they had (stupidly) booked in another job...

Still at least we're in now!

Olafisking - thanks for asking, I wrote a long ranty post about it and just noticed I didn't send it!
Agents (who I have to say are working like Trojans, one in particular deserves a medal - not ours, they have done literally nothing, not one thing during this process, not one phonecall or email, I've done it all) are currently trying to wrangle enough money from the chain to satisfy the gazunderer at the bottom. We have said we will contribute a small amount. I resent absolutely every single penny of it but this process has already cost us a small fortune and stress-wise I just can't cope with going back to the beginning.
I think it won't resolve until next week now because of the bank holiday weekend but I hope it does, one way or the other because I have had enough Angry Sad
