Would anyone like an 'in a chain' support thread? We're selling and buying and it's so stressful!! We've found our 'dream house' and had an offer accepted, had an offer on ours within a week which was subsequently retracted. Wondered if anyone else was finding this whole process ridiculously stressful?

Collie good grief, I'd be telling them absolutely no way! How would you even book removals or anything??? We've had to relent on our original 7 days between the two, as I just want to get on with it now and provided we can exchange this week that would give us the weekend to pack up, but we think that's a bit tight. Same day is ludicrous!

Yeah there's no way. We want at least 10 days as it can take up to a week to arrange a rental. Get credit checked and sign tenancy etc.

These people are so entitled and have fibbed their way through the entire process so far Sad

Morning....Crikey, well another week starts.
I lit a fire under my solicitors and estate agents this morning.
I've asked everyone to check down the chain - I feel physically sick & have a headache from this stress. At work with loads to do aswell.

Collie mine have suggested exchanging & completing on same day too - what? They want me to do something based solely on the words of people who have lied continuously? No way. Will call my estate agent at lunchtime and see what is happening. I feel quite down today, as moving on Thurs seems very unlikely now and then it's my show. I was wondering if I could move on show week....I just want to be IN!

We just caught them and our EA lying AGAIN about the searches being complete. They aren't! Why is our EA covering for them? We are the ones who will end up paying him Angry

Looks like we may have a delay of a week. My hands were shaking and I cried a lot. Why have I put myself in this position with flakey liars? Sad probably lost the rental we wanted too. There aren't any others.

Ugh. I would pull out but we would have to pay almost £1k in legal fees regardless.

I'm going have a walk in autumn sunshine to get some paracetamol and call my EA to see what is happening. I could cry too.

Afternoon Everyone,

Just had a quick read of the weekend! What a nightmare we are all having.
I spent the weekend packing too, not far off really (so I thought before I opened a cupboard full of crap).
I am just about to ring the EA ref our buyers mortgage offer and hope we can get going this week.
bear with regards to the earthing to the lights - this will be o.k. so long as you never have a metal fitting up there - i.e. a ceiling rose would be fine.
Have a good day all - lets take a deep breath and hope this week goes better and we get all these EA and solicitors moving!

Morning all, I'm sending calming thoughts!

Got a response from my solicitor finally! It seems they are actually doing things, they just don't feel the need to keep me updated - ha ha. They've also forwarded me an email they sent to our vendors solicitor, in which they refer to enquiries sent 21sept and resent on the 18oct which they haven't answered yet. I'm Confused as it is the vendors who are pushing the chain to be fast! I am also slightly miffed that the solicitors took a month to chase it, but I suppose we were still waiting for the snail pace searches to get back, so not much point. However, the searches are due back this week, and our buyer has no chain, so fingers crossed that it will suddenly all speed up! I want to set a date to work towards for completion, even if it's only in my own head. Is 6 weeks realistic do you think? We have a FTB, her Mortgage in Principle is in place, the valuation is being done on Weds, all our forms are already filled in and with the solicitor. I've advised the EA to get them to expedite their local authority searches, which the Council have told me they can do in 5 days if it's holding up a completion. I really don't want to move between the 12th Dec and the 9th Jan and its dd's b'day on the 17th Jan!

My sale is well and truly off Sad Today was moving day without any missives being signed and no contact from our buyers lawyer. So today our lawyer emailed them requesting return of our paperwork in the absence of any communication. They finally rang and said missives were not even nearly ready to be signed. In other words, suck it up.

I will remarket and have lost our purchase house which is now back on the market. I feel sick to my stomach.

Small it's so hard to tell how long things will take. The searches could throw up questions that can delay things. Any extensions or building work or Windows will all need to be checked and certified and all this has to go back and forth between solicitors and clients. It really depends on how slow your solicitors are, but 4-6 weeks is not unrealistic.
Our seller is still waiting for her searches on her purchase- but this is the last thing we're waiting for now. Our solicitor has ordered our mortgage funds on the assumption that it could happen next week so everything crossed and double crossed! I'm going to ring the EA tomorrow to get her to chase our vendors solicitor about them (after reading the post below that says they can do them in 5 days!!!) and hopefully we can still exchange this week. Then just agree on a completion date, which again I think it will be our vendor who delays things - which takes the biscuit really as everyone else moving are families with kids and she is just one woman and her house is bare. She does have 10 dogs though.....(tell me again why I want to live in her house???)

Sorry to hear that perfumed. Is there a chance you will get another buyer before your original vendors? That is what we have done. I thought all was lost but we are back on track - albeit delayed. Fingers crossed for you

Thanks bear the previous buyer was pretty far through the process, and nothing too difficult had come up, so our solicitor should have everything to hand to answer any questions that come up. We are currently leasehold so no building stuff to worry about, the freeholder has already come up with all of that.

small if you have a tight timeframe let everyone know and chase everybody involved everyday. You can do it!

Our solicitor won't even ask the buyers solicitor if there's any work outstanding and if they have cleared the funds for exchange of contracts Confused I am paying her thousands and yet having to spoon feed her information and tasks. It's truly bizarre!

Well, it's my second attempt at buying a house with a loft conversion. This time, I asked up-front if they had all of the paperwork, and they claimed they did. Found out they have a letter saying it can be done under permitted development rules, but no building reg sign-off. Not sure how to proceed now. My solicitor is recommending a structural surveyor takes a look, and I'll need to pass it on as evidence to the lender if we want to proceed.

Feeling rather disheartened, as we pulled out of the last purchase because of shoddy work and no building regs/planning permission, wasting a ton of money, only to hit the same problem again. Starting to wish we went for somewhere without a loft conversion - would save a lot of hassle!

Perfumed that's horrible, so sorry for you. I don't really understand about missives, are they like pre contracts? Is there, as pp suggested, a chance you may get a new buyer before your vendor does? Hope everything works out for you Flowers

Adrian it amazes me how many things are being done wildly on houses with no building regs! It depends on the age of the work whether they can even apply retrospectively and all sorts of complex legal stuff, but I imagine it can be done. Would your vendor cover the cost of a structural survey of the work if they can't prove its building regs status? Might be worth a try because they will struggle to sell to anyone else without it so they might not want to risk losing you?

To recap...

The story on Friday was “The solicitor acting for the bottom of the chain now has the mortgage offer, but has realised one of the searches hasn’t come back, so he’ll chase it today and it should be back Monday” – I swore a lot, but there was a possibility that it could go through this week if we exchanged today…

The story today “ The solicitor acting for the bottom of the chain does have the mortgage offer, but has confirmed that none of the searches have been requested” – I swore more. I don’t even know how this has happened…. So basically, we are now looking at 2/3 week delay while searches get done.

I am buying wine tonight.

North how have they not even requested them????!!!!! I'm not surprised you swore! Can you speak to one of the managers at the firm and ask to be given a different solicitor for your case? That is horrendous service, absolutely awful. Flowers

This is the solicitor acting for the first time buyer at the bottom of the chain - I am the end of the chain.
So removed from me....my solicitor can't even speak to him.
It's a joke.
I'm feeling really down about it.
Thankfully I work with one of the sisters who is selling the house I am buying (it's probate) and she understands it's not my fault. No one is going to break the chain because of it. But this is so stressful.

Buyer's survey on our house is finally booked for Thursday morning which will then give us two weeks before it all goes through. What could possibily go wrong?! Terrified they're going to find a damp problem as our house is old and everyone I ever speak to who's looked at old houses complain about damp issues.

Tried to distract myself at the weekend by decluttering the children's toys as it would need to be done before Christmas anyway. Our removals and storage firm are chasing me to confirm our booking but I'm too frightened in case it all goes wrong. My PMA is seriously missing in action at the moment!

northumberland I feel your pain, my afternoon has been similar to yours. Everyone is ready but our buyers solicitors don't have their mortgage offer. Arghhhhhh . I don't care if it's Monday I'm having wine and eating the sweets I bought for the trick or treaters.

dolly our movers are ringing me everyday.. they must be used to this process of not knowing though so I'm assuming it's a nightmare for them to sort their work out. I've told theme I will ring them as soon as I know everyday for a week.

I can't understand how one solicitor says they can't speak to all the others in the chain- surely they have to to arrange when you'll exchange or complete?
It's unfair of the movers to be hassling you, they should understand that you don't know until you know! These things don't help with the stress at all do they? To be fair, our removals are brilliant, she's pencilled us in for our date even though we have no guarantee yet and they're dropping us off some boxes tomorrow or weds ready for the big pack this weekend.
