Cost of laying flooring in SE

What's going rate to lay wood flooring in SE? We have been quoted £25 per sq metre for installation plus cost of wood on top - is this market rate?

Engineered or solid wood? Click together or glue down? Does that include sub floor prep? Taking off and putting on new skirtings? Going rate for click together floors is £15 \sqm but then the other stuff costs extra usually.

My builder quoted me £16/m for click lock, £20 for tongue and groove cos it's more faff.
