Small house, lots of land. Opinions please

How much work would it take to transform house into something bigger and more exciting. Perfectly liveable but don't know if my head is being turned by 300+ ft garden! In London! (Kind of)

You could get a cool glass fronted extension on the back and make more of that lovely vista.

What sort of thing where you thinking? To my eyes, that is neither a small house, nor lots of land.

It's quite small - they are including the garage and summer house in the sq foot on the floor plans. 1 maybe 2 doubles plus a single and 1 bathroom isn't massive. Only one living space.

I guess so - actually looking at living room there aren't any sofas, just 2 armchairs, it prob would feel quite small once you were in.

With regards to land vs house - are you a keen gardener OP? Because that would take quite a bit of looking after.

That is not a small house! The living room area of the open plan space is 16 ft by nearly 12ft.

It is a small house looking at the upstairs bedroom space. It looks like there are only two real bedrooms, and the third is only big enough for a desk. It depends on your family size. Love the garden however.

But if it were me, I won't consider it unless I have the money to extend upstairs. I'd look for something with 3 decent sized bedroom but a smaller garden. I live in the house much moe than the garden.

Well it's not that small but the space doesn't seem particularly well used. Although it seems like quite poor value for money even for London. There are nice places about that far out that are much cheaper.

Well there's just the three of us so rooms are ok. Would hope to extend into loft. I was thinking that it wasn't too over priced as fair enough the house is on the small side but where we are at the moment (3 miles away) you can't swing a cat in some gardens. You could have a cattery here! Thanks for all the input, might try and have a viewing this weekend.

Hmm, it's a funny shape, quite narrow, and the bedrooms are quite small. But you could extend into the garden, not sure what it would cost but I'd budget £75k I think.

Looking at the floorplan, you could extend over the back as far out as the garage currently goes

Thanks Maud, I do love the house but feels a bit overlooked to me. Which is what I like about the other one, almost semi rural in a way. at stealth. Bedrooms not the largest but equally i disagree and do think is a bigger than average garden, which is what I'm drawn to. Thanks everyone for ideas re: extending too!

Detached stumps a semi every time. I like it OP, and it backs to a golf course so nice and private.
It'd be big enough for my family. Dh needs a garage so thats covered.

I like it but I doubt you'd be able to get up into the loft. It is quite a narrow front to back so the headroom is likely to be an issue. My house is a bit wider than that and some people have gone into the loft but there is a very narrow section with decent headroom. Plus actually getting into the loft would be awkward.

Extending out the side to give an extra bedroom over the garage/utility might work but the neighbours do have veluxes on that side so might complain they are losing light.

Single storey rear extension should be fairly easy to get permission for but maybe not a two storey one.

Isn't that a bit tough shit that they have veluxes there on their garage extension?

I reckon an extention over the garage would be the best way to add 'upstairs' space and that + a single story at the back woudl increase the footbront dramatically. Not cheap tho.

You'd hope so whois, but the planning process can be odd. A property owner can also acquire a right to light through a window if they've been there more than 20 years. A single storey rear extension could be permitted development, depending on size, but I don't think the side extension would be. A side extension does seem the easiest way to get more bedrooms.

Oh, just seems a bit unfarir that then one neighbour can do something that then prevents another neighbour doing the same thing.
