Where could we put another toilet in this house? (Floor plan included)

We are really interested in putting an offer in on this house but one box it doesn't tick of ours is a second toilet (either downstairs or en suite.)

Where would you put one looking at this floor plan? There is also another roof in the loft but its not on the floor plan as is only accessible by a pull down ladder.

Under the hall stairs on the ground floor

The obvious place would be under the stairs on the ground floor - the bathroom is next to the top of the stairs on the floor above. How easy it will be depends on where the soil pipe is and where the sewer runs.

Take of a bit of the bathroom? In the utility room in the basement?

Yep under the stairs, ground floor. Not an absolute necessity but very almost!

I mentioned under the stairs on the ground floor to DH but he says it wouldn't work because the stairs going down to the cellar take up all the space?? I don't really understand how it all works.

The sellers mentioned that they considered taking half of the current bathroom and turning it into an en suite for the master bedroom but I imagine that would be quite a big job?

Ah - not clear from the floor plan. In that case take a bit from the kitchen under the bathroom and perhaps create a utility room at the same time. I'd also look at extending the current living room to the same line as the kitchen and opening that space up as a kitchen diner. Use the current dining room as a separate living room.

Make a "Jack and Jill" style ensuite between bedroom 2 and 3 and the put a door through from bedroom 1 to the main bathroom. I'd put a small loo in the cellar too.

You'd need to know where the drainage is too for putting in an extra soil stack - basement might be lower than drains and therefore require a pumped system - maybe take a contractor in a site visit ?!?

We would love to make the kitchen/dining into one room in the long term with separate utility as the kitchen is an odd shape at the moment but we wouldn't be able to afford it for a while.

If the house works for you otherwise then I'd consider putting a downstairs loo in future when you do the other works. If you have somewhere to sell and will have equity to use as a deposit, do you need all that equity for the new place? If not you could use some of it to sort out the kitchen diner, etc.

Yes the 40% equity we have in this house will be going down as a 20% deposit on the new house so we won't have much spare cash to begin with but should be able to save up over time if necessary.

I wondered whether one would work in the basement. There might be ventilation and plumbing issues though.

I'd put a shower room in the utility room if room. Toilet only if not.

Buikding regs / ventilation etc dependant. Usually the cellar has some outside access cos of when the coal was delivered!

The utility room part of the cellar has a small window visible from the front garden/driveway.
