Where to buy in Guildford, good areas?

Hi Ladies, I need your advice. We are looking to buy our first family home in Guildford ASAP, we are new to the area but we visited in the past and we really loved it, our budget is £490.000 - £500.000.

We have a 9 months baby so we need to look after good schools. My OH commutes to London 4 days per week so we need to find a house up to 1.2 miles from the main station. We would try to avoid busy roads with loads of traffic or houses just immediately near the train line.

Given the above conditions, which areas would you recommend and which ones would you say we need to stay away from?

Hi Aerie, think Onslow Village is desirable and convenient for station/town. Park Barn probably an area to avoid. Bellfields/Stoughton has a top rated primary (Stoughton) but don't know how "desirable" the area is? There are a couple of Guildford FB groups where you might have more luck with advice. That is not a huge budget for the area to be honest but have you looked at just outside Guildford in farncombe or Milford? Otherwise as above Onslow Village is worth a look.

I agree, this is not a large budget for Guildford - I would consider some of the surrounding towns / villages that have good transport links

Farnham is lovely - even there your budget won't stretch far though

What are your criteria for the actual house?

Went to Guilford a couple of weeks ago for a day out with the family. The city seems to have gone downhill a bit...feels and looks a bit run down to when I remember it 15 years ago.... Wasn't the 'vibe' it used to have. No sports shop just in the department store section ! what ! crazy ! Glad I live on the Sussex coast...

From friends who lived in Stoughton I think that it's just like anywhere, there are better areas than others and it's a bit less desirable. But make your own mind up if you like it and school wise etc you're happy.

Guildford can look run down I agree with marko but there are plans for regeneration of the town centre. This will take a few years though I'm sure.

We rented in Guildford before having children. We were in Nightingale road right next to stoke park and close to town. As our family grew we moved to Shalford. We couldn't afford to live right on the cricket green but we are near by and 10 minutes away from the train station (reading line but guildford main is 4 minutes by train).
I'd recommend Shalford and your budget would be just enough. Good promary schools nearby and some of the older houses have good sixed gardens too.
