We had a level 3 survey done, which was supposedly just short of a full structural survey. But I have had structural surveys before, which have been rubbish and missed really crucial things which caused massive problems later on. This man came highly recommended. His survey was extremely long, with a huge number of photos attached, and he also provided lots of clarifying advice by email. So it was massively detailed. It makes me angry, because I now realise how truly crap the other surveys were, and the problems we'd have avoided if we'd had a good surveyor. It's more or less impossible to sue over that kind of thing, so they get away with being rubbish and messing up people's lives. Anyway, this man has seen risks that others would probably have missed. The downside is, we will lose the house, whereas we might otherwise have bought it and lived there happily, with the risks never materialising. It is depressing, and the vendors are extremely unhappy. I really liked the house and the town.

Skittlesss · 05/05/2016 20:03

Aww leman, that's not good, but I'm sure you have made the right choice. Something better will come along. :)

Temporaryanonymity · 05/05/2016 20:48

Broker rang...mortgage co needed one form signed by me and then they will post the offer :-) so happy!!!

TitsDown · 06/05/2016 07:05

leman - I'm sure it will turn out for the best. Something better will be just around the corner (possibly literally!).

Well done temp - (almost) touchdown from hurdle 1!

I am ridiculously impatient. I'm also on mat leave so have FAR too much time to check my emails hourly/overthink the process/redecorate in my head etc.

Skittlesss · 06/05/2016 07:09

Online update yesterday saying we should be getting the papers in the post today to sign. I thought you had to go to the solicitors to sign? SIL says once you have signed then there is no going back, but I thought we signed and then the Solicitors figure out a specific date to say we have signed/exchanged. Will our vendors also be receiving the papers today as well?

PotatosMum · 06/05/2016 08:15

Hey good luck for the valuation.

Leman that sucks about the survey but it's better you know now than get a nasty surprise down the road. Hopefully it won't take long to find something else.

Tits I'm on pregnancy related sick leave and have exactly the same too much time obsessing problem. I check my email hourly just in case there's an update.

Skittles I think once you sign and send back to your solicitor they will talk to the other solicitor and work out what day they will officially exchange and negotiate the completion date.

I don't think I'm going to have anything exciting happen until next Tuesday when we go to get our mortgage sorted now. I haven't even received my buyers pack yet which is annoying. Apparently it was sent out on 26/4 but the sellers pack was emailed so I don't see why the buyers pack had to be hard copy Hmm

BumbleNova · 06/05/2016 09:02

fantastic news temp! so glad you got there.

Leman - its tough when there is not much on the market but I am sure you will look back and be glad you dodged a bullet.

Skittless - yes - nothing is binding until you exchange which the solicitors agree with your permission.

doorgate is ongoing - I am getting increasingly stroppy with the EA. we complete on Monday so its getting urgent.

Heyheyheygoodbye · 06/05/2016 16:27

Sounds frustrating Bumble :/

Leman I'm really sorry to hear about your survey. You must be so disappointed Sad

BumbleNova · 06/05/2016 17:08

doorgate has been resolved! I spoke to the vendors and they will happily pay the lowest quote we received. I'm glad I got shirty it clearly worked.

unimagmative13 · 06/05/2016 18:23

I'd like to join in!!

We are currently mid mortgage application. Valuation done come back fine.

Building society requested more details today so will get them all sorted over the weekend.

So excited!

ThereMustBeACatch · 07/05/2016 09:41

Hello! First-time buyer here, grew up in England and now living in Scotland, so pretty much wide-eyed and trying to figure out how everything works, with all family advice given on the caveat that things might be different up here. Grin Got our first ever viewings booked next week. I'm hoping it isn't evident that we're totally new to the whole process...

Heyheyheygoodbye · 07/05/2016 10:36

Yeah Bumble! Welcome new posters Cake

Had a text that our valuation is complete and all fine, so should get written offer in the post soon. Also had a forest of forms to sign for the broker, so dropping those off today.

Melawen · 07/05/2016 19:12

Hi folks! I'm potentially on the verge of offering on a house. But I have a question - did any of you "fall in love" with the house or did you just think that it would be a good place? (Subtle difference there I understand!!)

PotatosMum · 07/05/2016 19:26

OH and I just liked the house we offered on but since having the offer accepted and starting to plan what we want to do we've absolutely fallen in love with it.

The flat we are selling at the moment was mine and it was love at first sight.

My previous house I loved when I offered on it but after living in it for about a year I was sick of it... Possibly more to do with my ex than the house though ConfusedWink

Temporaryanonymity · 07/05/2016 20:02

Mortgage offer has arrived! All systems go....so happy. What's a realistic move date do you think?

Temporaryanonymity · 07/05/2016 20:03

Should add - there's no chain. The vendor is in a nursing home.

Temporaryanonymity · 07/05/2016 20:05

Melawen. I haven't fallen in love with a home but I know it's right when I can picture myself living there. The house I am buying is ugly in and out but I know we can make it a lovely home. It's also right next to the most amazing park; it has a quaint tea shop, tennis courts, basketball hoops (over the other end) and the house has a sea view. All things that will make me and my boys very happy indeed. It's also within stumbling distance of my favourite drinking establishments :-)

Skittlesss · 07/05/2016 20:09

Hi there must be a catch :) welcome to the stress, hehe.

Melawen, I liked our house from the rightmove pics but fell in love practically as soon as we finished looking around downstairs. :) it just felt right.

Temporary - about 6 weeks maybe? We have signed our papers today, just waiting to agree a moving/completion date now. Viewed and offered on March 12th. Vendors are purchasing an empty property.

Titsdown · 08/05/2016 09:46

When I saw the house the location was IDEAL (proximity to the station when I have a monster commute v important), so I was able to overlook things that were less than perfect (kitchen and some additions I wouldn't have chosen myself) and fall in love with the bits that weren't perfect and potential to put our mark on it. It's a gorgeous place in so many ways, and the things I don't LOVE can be changed in time.

We're also in a v short chain. Mortgage application gone in. Running down our tenancy to end of Jul so hoping 4 weeks for mortgage and 6 weeks to complete after is realistic! (We have back-up if not, but not ideal)

potatos , I don't envy you being pregnant, sick and the stress of moving house! How far along are you?

readingrainbow · 08/05/2016 12:10

It took two ruddy months for our mortgage application to be accepted. I about died.

PotatosMum · 08/05/2016 18:55

Tits I'm 24 weeks but not expected to make it all the way due to a lovely fibroid tumour that regularly has gynaecologist exclaiming "ooo that really is a big one" err, thanks Confused hoping that I make it to mid August though as we want to complete mid to late July Confused
How old is your little one?

Not liking the sound of these long mortgage applications. We're hoping to get ours underway on Tuesday and I'm terrified there will be delays. Our vendor is moving to another country so I don't think they'd appreciate a delay and my FIL is already making jokes about me delivering in the back of a removal van Shock

Temporaryanonymity · 08/05/2016 19:09

I made my offer at the end of Feb and this mortgage offer is the result of three applications. The first two gave me a decision in principle and then decided I didn't meet their criteria. The third was slowed because they asked my former employer for a reference and they took weeks to process it. I had to call the department head in the end and be quite...firm about their slow response. When I made my offer the agent talked about a move date of early May, now I am guessing mid June.

TitsDown · 08/05/2016 19:10

Eek rainbows - hope we don't cut it too fine. But what will be, will be. crosses fingers

potatos the little one is 4mo, DS1 is 2.3yo. So we didn't have much on our plate and thought we'd buy a house! Will be nice to move whilst I've got some leave left, hope you're in before you pop, will be great to have a new baby in a new house!

Skittlesss · 09/05/2016 16:35

Fingers crossed potatoes! It may go super fast for you :)

ThereMustBeACatch · 09/05/2016 21:53

So... first round of house viewings (ever, in our lives!) today. Each place we looked at was different from how we'd imagined it based on pictures etc... and every place has different pros and different cons. Has anyone else had the experience of looking around needing/wanting a home in a certain area but being left feeling a bit worried they won't find the right place?!
