you. I'm managing to maintain enthusiasm for move, but the interminable delays are killing any enthusiasm for anything else. I can't be bothered with work, housework or anything whilst we're in limbo. The logistics of the move is a source of constant anxiety (especially as our tenancy end date is now just over a month away and we haven't exchanged yet) but I can't take any action as its all in the lap of the legal gods.

need - just to warn you. From valuation it took my lender 5 working days to process anything that happened (like valuation or paperwork submission) and then 5 working days from actual approval to offer production. I don't know if other lenders have similar systems, hopefully yours is faster!

Hi tits yes realistically I wasn't expecting any positive news til maybe next week after the valuation, (this is someone in the chain) I just looked at my paperwork and mine took 6 days but then I was using a broker and no idea when my valuation took place as it was free.
Like you this is dragging on, I'm in rented and want to get in my own house.

My solicitor keeps asking me if I've arranged insurance yet. This is the third time she's asked, but we don't know when we are exchanging contracts yet as the vendors haven't signed. I've told her that I was told to arrange when we have firm exchange and completion dates. Is this not right? Do I arrange buildings and contents insurance?

I've usually arranged it when contracts have been exchanged and date for completion has been agreed.

skittlesss - we need insurance in place to exchange (they won't exchange contracts without proof of insurance). So I've got an (online) quote "push button ready" to go when exchange is confirmed. I asked the EA to get the details we needed a couple of weeks ago (re: locks and alarms) to get the quote.

I think you would be hard pressed to re-negotate now before the vote is known.

If the vote is to brexit - I will pull out ad the brexit vote will have far wider concequences than a bit of a house price fall.

I think people are far too worried about Britex. I work for a very large financial institute with a huge share of the mortgage market and no one in my company is worrying about a house price fall at all.

Just heard that we should have a mortgage update by close of business tomorrow. I cried with frustration when I realised it was going to be another day of waiting Sad

But the market is worried or certainly concerned just by the fact not much is coming on the market. Prices are falling, people aren't selling. If we leave people will worry about the economy (rightly so) and stay put.

For me, I suspect our worst outcome would be a price crash. A 20% reduction in prices would see an £80k drop in the price of our flat and that could take years to get over.

I'm not sure what effect us staying in would have. London prices cannot keep on increasing as they have been so I'd expect stabilisation which we'd be happy with as we aren't buying with the aim of making money just buying a home.

Finders crossed for tomorrow Potato. As I said, I'm very 'meh' now so don't care about our stupid mortgage offer anymore!

Hmm... I think a few people have delayed putting property on the market until after the vote but I don't think the result either way will have a dramatic effect on house prices.
Certainly the housing market in my area hasn't changed dramatically (except for a steady house price increase) in the past 6 months but then I'm not in London so that will make a difference.

At the end of the day there is still a housing shortage, and even in economic downturn (which is unlikely to be severe or extended) people still want to move.

Some movement here finally! Got our draft contract from our solicitor, with the boundaries and fixtures and fittings etc. It all looks good to us - they are leaving all white goods/oven/etc except the washing machine, which is GREAT because as renters we have nothing - but we are just waiting for the LA search to come back and then our solicitor will go through any queries he has noticed.

We have also been given an extra fridge, freezer, and a microwave and dining table from various friends and family which is so kind! Starting to get a bit of excitement back now Grin which probably means something else is about to go wrong Hmm

Hi please could I join? Sorry for the long back story... So we had some v bad news today, the EA called to tell us that the vendors of the house we were buying had phoned them up yesterday and told them that they were fed up with waiting for us to sell our place and they were putting the house back on the market today. Just like that. Why did it take the EA til 2pm today to tell us, with not even a hint or warning or a chance for us to plead with the vendors?! We're gutted, we loved that house so much, it was perfect for us, not sure how I'm going to explain this to my 5 yo dd who has been asking non stop when we're moving and how she loves the new house and can't wait 😢

Things round here are really slow to the moment, most of the same properties that went on the market around the same time that we did 12 weeks ago are still on, it must be because of Brexit. There don't seem to be many new properties coming on either, I think people are holding back til after the vote.

We do have a buyer for ours in the pipeline, they have written us letters and put them through our door telling us how much they want to buy our house, BUT they aren't able to proceed until they've received an inheritance they're waiting for to be able to afford the mortgage. I have no idea if the agents have even told our vendors this info, I think they prob haven't as they have been utterly rubbish with close to zero communication, after the first 8 weeks with them and lots of unsuitable viewings, we heard nothing from them for over 2 weeks, so we had to keep chasing them! They haven't sent us any viewings for a month, so we complained last week and now have 2 lined up for the weekend, but they have sent us totally the wrong people so far who have had requirements completely different to our house! We have another 8 weeks left with them on our sole contract, hoping by then the potential buyers will have their inheritance through and be in a position to proceed, then could we avoid paying EA fees altogether?!

Have I been really naive? When our offer was accepted the vendors knew we had to sell our house and had only just had our valuation done. They said that was fine at the time because they wanted time to find somewhere themselves and not be under pressure. Then about 6 weeks ago they had an offer accepted on a place, but have just changed their minds, pulled out and had an offer on another house accepted. I don't think I trust them anymore now, even if we could stop them putting the place back on the market.

Apart from being rubbish EA's with no communication, it also pisses me off that they set us up in a fake bidding war, the other people had actually stopped bidding at 10 k less than they told us they had we later found out. They said we had both bid up to the same amount (untrue, the others had stopped 10 k ago and then we ended up offering 20k over the asking price), then said they would persuade the vendors to accept our offer if we put our house on the market with them (we'd had our place valued the week before with a different agent we liked). Then they said we'd have to also sign a 20 week sole agency contract with them for them to secure us the property. Feel so stupid now! Totally let down on all sides 🙁

Considering at the time we offered, house prices were slightly higher round here, the market has slowed down, AND we were led up the garden path do bid 20k over asking price, I'm surprised to hear the vendors are putting the house back on the market for what we offered and not the original price. I do wonder if someone has come along and bid even more than us? If they've waited 12 weeks for us already and do know we have a buyer in the pipeline, why go back to the drawing board all of a sudden?? So stressed right now 😢

kirinm I'm worried about my job if we brexit - it's the type of FS job that might not want to be based in London if it's not part of the EU.

I am happy with a stabilisation and expecting one - I too just want to live somewhere. However if I'm made redundant which is highly likely if we leave, that 5.5x mortgage suddenly doesn't look so payable.

Yep. Me too whois but I'm also giving up on the crazy London property market and buying my forever home on the coast, and I'm lucky enough to have a 30% deposit so quite well insulated from/less bothered by any potential price falls (That are pretty unlikely I reck). But yes, I've still got big mortgage payments and am the main earner and I don't think an "out" vote would do my career any favours... But I can't waste any emotional energy fretting about it, I'm saving my anxiety to inflict on my solicitor. 😜

whois that's a fair enough reason to pull out. My boyfriend works in a sector that is often one of the first to feel a recession so it'll be a worrying time for us too although we can just about afford to pay the mortgage on one salary so an exit from the EU wouldn't necessarily make us pull out but it's something we are keeping in our heads.

I wish this referendum was over.

Me too. When it all started I was not concerned and though no WAY would we brexit, it was all talk, but the polls seem so close and I'm starting to think it's a real possibility. Scary.

It's now looking as though it will be Brexit. I am totally gutted - feels like the country is committing suicide. Will affect our family hugely.
A good half way through the house selling process - have spent lots of money on the process. Don't know what to do, as wasn't expecting a Brexit and it changes so much. Will the house be worth what we're paying for it? We're in rental, so will be pure loss (won't be swopping like for like). Also starting to consider whether we should move to Scotland instead of buying a house here, so have a chance of staying in the EU.

We couldn't take a 20% price crash let alone anything more. It would take us a decade to get out of negative equity.

We will have to see what happens after the 23rd but I think a brexit is a very real possibility now.

I hope that all the 'quiet' remain people come out in force to vote. I haven't heard a single rational argument for leaving, only emotive rhetoric of sovereignty and immigration.
