Hi, I know there's a sellers' thread, and a buyers' thread, but I am knee deep in trying to do both at the same time and starting to feel like my head might explode and not sure which thread to visit to beg for someone to send Wine Anyone else?!

Hello! Can I join? Would you mind if I did a little intro about our situation, and then maybe those who want to can give me an update about where they are in the process - so I can get a quick picture of everyone? Tell me to naff off it's not the done things on the thread - am just keen to get a quick picture as I can't read all 726 messages (I've got a house to sell and buy and a job, don't you know).

So -

  • Selling our 3 bed Victorian terrace (previously tenanted for 6 years) in Streatham for £700k (anyone want to buy it??)
  • Wanting to buy in either Brixton or Vauxhall areas for c.£1.2m
  • Instructed 2 estate agents to put ours on the market yesterday (I currently live in Rome so had to fly in for 24 hours to get this done)
  • Have 2 houses which I want to buy - love both (one in Brixton one in Vauxhall) but neither will entertain an offer until I get mine under offer (fair enough)
  • DH is going to the UK next week to view these houses I have found to help decide which one we will offer on when ours (hopefully goes under offer)
  • Am hoping this whole process is relatively fast as the whole family is moving back from Rome in August and we can't all squeeze into our tiny Streatham house anymore!

Step I cannot believe that people think it's okay to behave like that Shock. I am glad that you have been firm, it's completely unacceptable to keep contacting you like that.
All our contact has strictly been through a third party (and I like that).

Unfortunately being a private sale he has DH's number. Our buyers have been pestering the EA instead so we know nothing about it. Grin

Ffs I am losing the will I tell you!!!!!!

Mortgage broker still bloody awol...returned one call, I was at my nans funeral he left a message saying he would call at 2 next day never did!!! That was 5 days ago...I've been chasing him to no reply. Just told hubby we need to find another broker, I'm so fed up.

Solicitors on my back! We are holding everything up.
Had 10 questions from our buyers for certificates etc...solicitor said can we send them to her...she already has them. I give up!!!

Morning comrades!

Hope all the exchanges happened etc.

We put in our offer last Monday with a deadline of Friday and have heard......nothing. Absolutely nothing.

So - we are now treating the offer as having lapsed. I really don't think we can buy a house from/with an agent/vendor who don't even acknowledge an offer so back to the drawing board. Nothing really came on the market last week. Am wondering if the referendum is affecting things.

That's annoying gobbolino. Ignoring offers doesn't seem like a great strategy to me.

Maybe we'll exchange tomorrow (maybe we won't). It depends on whether the bank can confirm they'll release the funds for completion or not. Who knows?

Thanks all :-) we have decided to sod off the mortgage broker...if he can't be bothered to acknowledge us after a month!!! We are going to go into bank and sort it out ourselves. Hopefully it's as easy as porting our mortgage.
Good luck for hopeful exchanges very soon. And finding houses!!!
I'm never ever moving house again...I've aged over the last 8 weeks!!!!

Thanks loss - sounds like it has gone very smoothly for you so far!

Has anyone else done the maths to see what happens if we do leave the EU, and house prices do fall by 20% as some pundits have said? (Is pundit the right word?)

I have just worked out that if our house price falls by 20%, then we will obviously have a smaller deposit, but given our mortgage we are going to borrow, this actually works in our favour as the house we are buying is substantially more expensive than ours, and so when theirs also falls by 20%, we will have more money left over... so leaving works out better for us, financially. Unless mortgage lenders also lend less I suppose, as a result of Brexit. Hmmm.

Survey was done on our house today. DH managed to get some bits out of surveyor- basically all perfectly normal for a house of this age- a bit of damp. But otherwise seems ok. Just wait for the report now.

Glad the survey went ok.

It looks like we may be finally be exchanging. I've been copied in to an email from our solicitor to the EA and our vendor's solicitor which says that they have confirmation of funds transfer from our lender and are ready to exchange. And also that 'Jane* is awaiting deposit funds from the buyer.

  • not her real name, but I've no idea who Jane might be.

DH has been bothering the solicitor all day I think so I don't really want to phone to ask what's going on.

It looks like we'll be moving on Friday (alas, as the vendor deserved to be made to wait). I've had some removals people round to quote and they can do Friday, so it looks like we might be actually moving at last.

Boobz too difficult to work out. Price falls won't be uniform and won't happen as a cliff edge straight after a brexit vote.

The solicitor hasn't responded to my email so I still don't know for certain what exactly is going on. I don't know why solicitors can't communicate effectively. Cc-ing clients into an email with no further explanation isn't really that helpful.

Our redemption figure for homebuy government scheme has come through at what we expected 😀😱 so now we know our exact deposit. Just need mortgage to be approved and we are on a roll

I'm sorting out our move! I've got the quotes (the second company I could find with availability for Friday came this afternoon to survey the house to quote and got back to me really quickly) and I need to properly book it in tomorrow morning. They're going to start packing on Thursday afternoon and finish packing and loading on Friday morning (while I clean behind them, frantically). They also quoted for cleaners and, if it hadn't been nearly half the cost of the move again, I think I'd just have coughed up. I'm still tempted, tbh.

I have banned DH from being anywhere near the move as he's a total hindrance who just makes everyone really stressed. So he'll be at work late on Thursday and very early on Friday keeping out of the way. I told him I'd pick him up once we're in and the movers are done.

Completion is supposed to be around noon but you know how things are (and it hasn't exactly been smooth in this process so far). Also I am fully expecting the nightmare vendors to still be packing and not even have started loading the van by the time we've completed. I do not want to put up with Captain Anxiety while waiting for the vendors to get out of our house. He'd probably spontaneously combust!

This all sounds very positive!

I'm going to see a house on Thursday! DH thinks it's too small but I think it's lovely - 1930s detached with a good garden in a cul de sac on a corner plot. Potential to extend too out the side an into the loft.

Never heard a sausage back from the estate agent that we put the offer in with. I have found the owner on Facebook and am sorely tempted to message him and let him know - once we've bought another house. Woukd that be bad?

I hope the viewing goes well. Finding a house you actually want to buy is SO hard.

So we had an offer on our house yesterday - full asking price but they want to do a slow completion (he is a developer). I've checked with our onward purchase and they said they will accept our offer if we come up a bit more and shorten completion date to 3 months from today, instead of 4 which the guy offering on our house wants to do.

So have gone back to the EA and said we can do 3 month completion and can the buyer do that? If so we will accept his offer, and the offer we are making for the onward purchase should also be accepted.

So could be in a chain of 2 by the end of today (our buyer is chain free, and above us have already got their place and are just selling their recently tenanted house).

Fingers crossed both offers firm up today!
